Real Estate Sales Activity in the Ewa Beach - 03/27/07 11:59 AM
Ewa Beach is an older community that is slowly but steadily being surrounded by planned communities. Ewa Beach has a mix of older lesser expensive homes along with Million Dollar plus beach front properties. (makes up part of tax map key 191). Single family homes sales have had consistant sales volume and steady price growth. There was a spike in average price in the 2nd half of 2005 that was due to several high end properties selling. Currently there is more than 6 months worth of inventory, which may have an impact on future prices. These are only the totals and average sale (8 comments)
Hawaii Super Ferry is Getting Closer - 03/27/07 02:26 AM
The first ship in the fleet is undergoing sea trails in Mobile Alabama, during this month of March 2007 where it was built. In April it will begin its journey through the Panama Canal towards Hawaii. The Super Ferry is scheduled to start service in July 2007. Tickets go on sale in May 2007. When sports clubs travel to tournaments, they can bring their bus, and all of their equipment with them instead of shipping them separately. This week I am taking the first step to my eventual goal of building a team. One of my clients has gotten her Real Estate license and joined us. I sold a couple of properties through her and her husband and sold a couple of more through their referrals. I am losing a great client and hopefully gaining a great team mate. In the last few weeks we have seen a surge in business in Mililani and the surrounding area. Our office had two townhouses for sale. One was on the market for a little over a year and the other nearly 6 months. They were just sitting there with very little interest and then it happened. At the same time they both received multiple offers and went into escrow. Ok I know that is not scientific, but let's look at a few more. I a previous blog I wrote about Mililani Middle Schools big win: Mililani Middle School Brings Home State Chess Title There were also several other Mililani standouts at the State Scholastic Chess Championships who walked away with medals or trophies. Robert Lau a homeschool student took the State High School Individual Title. Robert is a 2-time national champion, a 5-time former state scholastic champion and the current state Open Rapid Champion. Jacob Prothero from Hanalani School finished as the Kindergarten Champ (yes he is my son). Hanalani School took the bronze medals in the high school team division. Mililani Middle School Brings Home State Chess Title - 03/14/07 02:34 AM
On Saturday, March 10, 2007 at Windward Community College, the Mililani Middle School Blazers competed with the top scholastic chess teams in the state and won the State Middle School Title. For the first time since the school opened Mililani Middle School will be the home of the perpetual trophy. Over the last couple of years they have come close a few times taking silver medals. In February at the Presidents Day Interscholastic Chess Tournament, Mililani Middle School Blazers won their first set of gold medals, lead by 6th grader Stephen Mau. I decided early on that I would sell homes and only sell homes. I do not do mortgages, escrows, sell insurance or sell any other services. I do not except fees from venders who provide services to my clients, nor will I do business with companies that offer kick backs or fees. I keep it clean and find it makes life a lot easier. I have had many discussions with agents who also do mortgages or insurance. I do not want to be like them, nor do I want to be involved with a transaction with them on the other side. Single family homes sales are so few as to not show up on the radar screen. The stats are in from the Honolulu Board of Realtors MLS. Single family home prices showed a bump in February 2007. Condo prices remain at the same level as the previous month. Honolulu County makes up the entire island of Oahu. 2/07 Median Price 2/07 Average Days on Market Single Family Homes $614,500 (up from 1/07) 70 Condos/ Townhouses $320,000 (same as 1/07) 59The median price for single family homes had peaked in May 2006 and have bounced up and down each month since. Waialua, Hawaii is located on the North Shore of Oahu and includes Paalaakai. (tax map key 166 thru 168). Single family homes sales started slow in the first of the year and appear to be picking up. Prices showed leveling to a small drop the 2nd half of 2006 after a steep climb in average sale price from 2005. Waialua condos and townhouses slowed in 2006. In the last week I have received several public contacts through Active Rain. A couple of them may turn into buyers and sellers. The first few months on Active rain I wasn't sure if this would actually translate into business. I have my answer. It does. Today at a politically meeting it was announced that it takes 18 to 24 months for a blog site to become effective. I guess they haven't heard of Active rain. It has been a fraction of that for me.
