Maili Real Estate Sales Activity for November 2007 - 12/29/07 05:03 PM
Maili, Hawaii is located on the Leeward (west) side of Oahu. (tax map key 187).
Maili Single family homes sales volume has been down from the 2006 levels, year to date.  In November we saw an increase of activity over the same period in 2006.  The average sales prices were the reverse.  Average price down a little in November, but up year to date.
Maili condos and townhouses have seen a dramatic drop in sales volume from the 2006 levels.  Average sales prices are down year to date a little over 9%.  There were no closings in November.

One of the things we have all faced is buyer's remorse.  Buying a home is extremely stressful for most clients.  We in the profession who do this on a daily basis can easily treat the process of buying a home like a routine act.  It may be for us, but not for our buyers.  This is the biggest thing they will buy in their life in most cases.

As I get to the end of 2007 I felt I needed to reflect on this past year and get ready to hit the ground hard for 2008.
For 2007 it was a year with some highs and some lows.  I will be finishing the year below the aggressive goals I set for sales and personal.
The year started a little on the slow side.  I spent much of December in and out of the hospital at the end of 2006 and most of January and part of February recovering from a surgery and then some complications.  As you know what you work … (24 comments)

Earlier today I presented an offer for one of my buyers on a condo just outside of our planned community.
After pulling the comparable sales in that complex and a couple of neighboring properties of the same construction we determined the asking price was higher than what it should appraise for.  My clients really liked this one.  It had some upgrades and 2 parking stalls that were at the same level as the condo.  So after researching the numbers my clients settled on a price to offer the seller.

He shared a story about a real estate agent who was trying to practice real estate without the proper tools.  Besides noting how poorly their clients were probably being serviced; it made me think of another question.  When taking on a client are you practicing real estate (I mean in the context of trial and error) or are you performing the business of real estate?

Year to date average sales prices of single family homes have are up slightly over last year.  Sales volume year to date has climbed faster.  With mortgage interest rates and inventory relatively low, we may see a strong finish for the rest of 2007 in the Waipio Gentry Area.

This Westloch sales report covers both Westloch Estates and Westloch Fairway (part of zip code of 96706) have seen a flattening of the market when comparing with 2006 numbers.  Sales volume has stayed steady with last year, while average sale prices have slipped slightly.
Interest rates are still low and there is a good selection of inventory making it a good market for both buyers and sellers.

Overpriced and Falling Apart - 12/11/07 03:03 AM
This morning I had a couple who are first time buyers riding with me looking at potential properties.  This is one of the parts of real estate I enjoy the most.  I love nothing more than putting a buyer in their first home.  I find it so rewarding.
The last listing we visited was quite a note to end the day on; a sour note at that.

Single Family homes sales in Wahiawa/ Whitmore have shown increases. Average sales prices of single family homes are up just under 7%, year to date from over the 2006 levels.  Sales volume is still down from 2006 levels but got a small boost in November reducing the gap to slightly over 6% year to date.  It still appears to be a nice balanced market for both buyers and sellers.
Condo and townhouse sales in Wahiawa/ Whitmore are another story.  Average sales prices have shown a slight drop of a little over 4-1/2% while sales volume has slipped further to being down 23-1/3% … (0 comments)

This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley) and Mililani Mauka.
Single Family homes: Sales prices in Mililani have are consistent year to date with 2006 numbers in all Mililani areas, with the exception of Mililani Mauka which has shown a slight gain..  Year to date Sales volume in the Mililani Town and the valleys while has dropped by nearly 20%, while Mililani Mauka sales volume has had a slight increase. So many times I see other agents getting themselves in situations they should never have gotten themselves into.  Many are just not professional, but there is another group: Those who need to be loved.
Most real estate agents want everyone to love them, so they do what they think will bring them the love.  Being loved is a need we all have, but it can be a big problem when that need is placed ahead of being a professional.

UH Finishes With a Perfect 12-0 Season! - 12/02/07 02:54 AM
Colt Brennan orchestrated a great victory over the University of Washington 35-28 tonight to give the University of Hawaii their first undefeated season in school history.
Washington jumped out to a 21-0 lead in the first quarter taking advantage of three turnovers.  In the second quarter Uh lead by Heisman hopeful Colt Brennan charged back to bring the score to 28-21 going into halftime.
In the second half UH made adjustments on defense and finally stopped the running game of Washington.  The third quarter went scoreless, making the UH fans nervous.

Now that Thanksgiving has past we are officially in the Christmas Season.  I will again be sending Christmas Cards as in past years, not holiday or seasons greeting cards.
Some say that political correctness requires you do not use the word Christmas especially in business greetings.  I guess in this regard I will risk not being politically correct
