Mililani Youngsters Big Winners at State Scholastic Chess Championships - 03/29/08 09:44 PM
Below is a copy of the press release I sent out to the media. Our community paper posted a story on the front page about our youngsters. http://www.honoluluadvertiser.com/apps/pbcs.dll/article?AID=/200803260100/COMPUB0301/803260312 On a personal note: My oldest son Daniel played for the Mililani High School team and came home with the team state title and my youngest son Jacob tied for the 1st grade state title. ----------------------------------------------------------------------------------------- PRESS RELEASE: New Scholastic State Chess Champions Crowned. Hawaii's best and brightest converged on Windward Community College. Friday and Saturday March 14th & 15th saw a larger than normal amount of higher level thinking happening in the Hale Akoakoa Building. No, it (12 comments)
This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley, Waipio Acres and Melemanu) and Mililani Mauka. Mililani real estate is still moving strong. We are still seeing good real estate activity in the Mililani area. With low interest rates and some selection in the inventory, buyers are still able to buy the home of their dreams, while sellers were seeing their properties move if priced and marketed correctly. A few dynamics in the area: Castle and Cooke is almost finished with new home construction in Mililani Mauka. We have continued to see troop (4 comments)
Hey I am Here! - 03/27/08 05:19 AM
I read a post today that caught my eye: Sellers Resort to Weird Deals by Heather Joubran She wrote about some of the creative things sellers have done in tough markets to try and sell their homes. I enjoyed the post and thought I would add my twist to the topic. I have a little different twist on that thought. The creative ideas may not be what sell the home or yourself, but it may get you noticed in a sea of noise. If you have a home in a neighborhood that has a lot of listings for sale, how will you get (50 comments)
Spending Saturday with 160 of the Best and Brightest from Hawaii - 03/15/08 09:31 PM
I am writing this post during the afternoon rounds of The Hawaii State Scholastic Chess Championships. My good friend Guy and I are running the Championships in the big hall at Windward community college in Kaneohe, Hawaii. Last evening we had two rounds for high school only. Today we are running all five sections. K-3, K-6, K-8 & K-12. The K-12 section has more time on their clocks, thus the reason for the extra day to complete all six rounds. This years high school section has become quite exciting. Pearl City High School and Punahou have dominated this division for the last (20 comments)
Would You Pass Out Your Business Cards Here? - 03/15/08 12:13 AM
A couple of nights ago I was asked to speak to the local Mililani Lion's Club about our community chess club and the Chess in the School's program I run. It turned out to be a friendly crowd. I knew several of the members well, including two REALTORS®, one from my office. After giving my speech the president of the club told me to pass out my real estate cards to the members so that the group heard him. I thought about it for a few seconds and then thanked him and declined out of respect to the real estate agents in (72 comments)
500 Posts and Kicking it to Another Gear - 03/14/08 02:11 AM
I looked up to the meter at the top of my Active Rain page and realized I am hitting the half century mark. 500 blog posts! For those who have been following my posts the answer to the big question is: Yes I am still a two finger typist. Back in November 2006 when I joined Active Rain, I had never even visited a blog before. I barely knew what a blog was. At that time I never imagined that I would be writing about my 500th blog post. ------------------------------------------------------------------------ ---------------------------------------------------------------------------------- Along the road, there were several milestones on the way to 500 blog posts. The February 2008 numbers are in. Single Family Home sales began to slow the end of the year and continued on January and February. Even though sales volume is considerably off, median sales prices have stayed fairly stable. Condominium sales had a drop in volume while the median price has shown increase. With interest rates lowering, buyers should see it a good time to take advantage of the market conditions in most areas. *These numbers were taken from the Honolulu Board of Realtors MLS system and Old Republic Title. They are deemed to be accurate, but not guaranteed. You can find out more (0 comments)
Hawaii – State Wide Resale Home Sales for February 2008 - 03/13/08 09:06 PM
February 2008 numbers are in. Single Family Home Sales have continued to show decreased sales volume. In February we saw a dip in the Median Sales Prices. It will be interesting to see how the March numbers look. I am seeing increased activity in my area for the last few weeks, but it hard to tell if that is just my business or if it is a trend that is happening in a wider area. Condominium Sales have also seen declines in sales volume in all counties except Maui which had a strong month. Median Sales Prices saw a bump in all counties (5 comments)
Have You Changed Your Practices for Lender Referrals? - 03/13/08 08:11 PM
Since the lending industry is in the shake up period, I am curious to see what have been the experiences of other professionals in our industry. Many mortgage brokers and lenders have closed their doors or gotten absorbed by others. Many of the loan programs have or are drying up. I am sure many of you have felt the impact in different ways. During this period of change for the mortgage industry, have you changed your approach to how you give referrals to loan officers and lenders? Do you still use brokers or do you find yourself giving more of your referrals (2 comments)

http://www.housingpredictor.com/ chose Honolulu as their pick for the hottest housing market in the country. All I can say is from their lips to God's ears. While other parts of the country have suffered, Oahu (Honolulu County) has been a pretty stable market. Even though the resale volume is down from the hot market in 2004 & 2005, prices have remained stable. Why do I think things have been generally better in Hawaii? People in Hawaii pay their mortgages. We constantly are among the lowest for foreclosures and delinquent mortgage payments. Our unemployment rates have been among the lowest in the nation for (12 comments)
Go Daddy Go! I mean GoDaddy® - 03/09/08 03:14 PM
In this day of automation and customer service centers being moved over seas, business at times gets very impersonal. No so for GoDaddy®. Their customer service just knocked my socks off. This last week has been a huge nightmare for me. My domains for my key websites, including my business site was undergoing some updates to improve the ability for the search engines to find not only my websites, but my domain names. In the course of making the changes, I lost use of my domains and the e-mail attached to them for several days. Coordinating between the service companies was challenging, (27 comments)
February 2008 Real Estate Sales Activity for Lombard Way in Ewa Gentry - 03/08/08 11:49 PM
Lombard Way is a development within the planned community of Ewa Gentry in Ewa Beach, Hawaii (makes up part of tax map key 191). Single Family homes: Both sales volume and average sales price has remained steady in Lombard Way compared to the previous 12 month cycle. The month of February in both of the last two years showed no closed sales of resale homes. There is a lot of new home construction in the area competing with the resale market, along with a large amount of resale inventory in the neighboring communities. With the inventory levels at a low level, prices (4 comments)

Las Brisas is a development within the planned community of Ewa Gentry in Ewa Beach, Hawaii (makes up part of tax map key 191). Single Family homes: Sales activity in Las Brisas has continued to be much softer in both sales volume and price than the previous 12 month cycle. Hauula, Hawaii Real Estate Sales Activity - February 2008 - 03/08/08 10:41 PM
Hauula (tax map keys 153 thru 154) Single family homes have really slowed down dramatically. There is still nearly 2 years worth of inventory in Hauula. Both sales volume and average price has shown significant slippage. It is clearly a buyer's market in Hauula. With lowered prices, high inventory levels and low interest rates buyers should be able to find the home of their dreams. Seller's will need to price their homes properly and be prepared for the potential that is make take longer to sell their home. Current Active for Sale (March 8, 2008): 30 Single Family Homes Currently in Escrow (March 8, 2008): 2 (0 comments)
February 2008 Real Estate Sales Activity for Montecito/ Tuscany in Ewa Gentry - 03/08/08 10:20 PM
Montecito/ Tuscany an Ewa Gentry planned community in Ewa Beach, Hawaii (makes up part of tax map key 191). Single Family homes: Sales volume is still too low to draw conclusions. Most of the homes are less than 2 years old. Average re-sale prices have seen some slippage in the last few months, making the community a very attractive for buyers. Currently Active for Sale (March 8, 2008): 12 Single Family Homes Currently in Escrow (March 8, 2008): 3 Single Family Homes *These numbers were taken from the Honolulu Board of Realtors MLS system and are deemed to be accurate, but not guaranteed. It all started when I won the big drawing at the CRS Sell-a-bration in Honolulu. The grand prize was a very expensive SEO package from Randy Eagar's company Webstarget. I will write more about that once they are able to complete the project. I am quite excited to see how much of an impact this makes for my business. His expert Garrett immediately caught a problem with my website and domain. This is a lesson that will be useful for many of our members. The search engines do not recognize my domain names, because they are not parked with the websites. The (29 comments)
Have you ever considered how dependant you are on e-mail? How would you get your business done if your e-mail account went down for a day or two or more? I am sure that is a scary thought for most of you who are reading this. Well this is day three and no relief in sight for me. After more calls to tech support than I can count and several reassurances it will be back up, I am still pulling my hair out. The scariest part is that no one who sends me an e-mail gets any kind of error message (28 comments)
To Be or Not to Be Featured - 2nd Attempt - 03/07/08 10:42 AM
Sorry folks my original post got zapped off the Active Rain system. It is out there in cyberspace! It was either zapped by the Menehunes (tiny mischievous Hawaiian characters, similar to Leprechauns) or I bumped the wrong key falling asleep at the computer. Don't know what happened, so I am trying it again. If you had previously sent me your pick to be featured here, please resend it. ------------------------------------------------------------------------- This is a topic that comes up from time to time here on Active Rain. Many times we write a post that we feel is a home run hit, to have it get a few responses and not get (51 comments)
How many times did you want to say what was on your mind but decided to bite you lip. Mine was raw this week. When trying to show property, I am getting more and more agents who are not returning phone calls. I have my theories why that is, but will just bite my lip for now. Today I got an agent to finally respond after several calls, to set up a showing. My clients fell in love with the home and decided to write an offer. I called ahead as usual to let the agent know an offer was coming (35 comments)
The Real Estate Business is Changing are You? - 03/02/08 03:04 PM
The internet is here and the internet has become a major force in our industry. It is changing and growing. It is becoming the driving force behind many of the changes our industry is seeing. The question is; are you changing how you do business? Are you fighting the change or are you embracing the change? Do you see it as an opportunity or a problem? The internet is not good or bad, it is reality. In the last few weeks I have begun a couple of new projects that have pulled me away from spending as much time on Active Rain. I am (77 comments)
