This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley, Waipio Acres and Melemanu) and Mililani Mauka.
Mililani real estate is still moving strong.  We are still seeing good real estate activity in the Mililani area.  With low interest rates and some selection in the inventory, buyers are still able to buy the home of their dreams, while sellers were seeing their properties move if priced and marketed correctly.

I am writing this post during the afternoon rounds of The Hawaii State Scholastic Chess Championships.  My good friend Guy and I are running the Championships in the big hall at Windward community college in Kaneohe, Hawaii.
Last evening we had two rounds for high school only.  Today we are running all five sections.  K-3, K-6, K-8 & K-12.  The K-12 section has more time on their clocks, thus the reason for the extra day to complete all six rounds.  This years high school section has become quite exciting.  Pearl City High School and Punahou have dominated this division for the last … (20 comments)

A couple of nights ago I was asked to speak to the local Mililani Lion's Club about our community chess club and the Chess in the School's program I run.   It turned out to be a friendly crowd.  I knew several of the members well, including two REALTORS®, one from my office.

I looked up to the meter at the top of my Active Rain page and realized I am hitting the half century mark.  500 blog posts!  For those who have been following my posts the answer to the big question is:  Yes I am still a two finger typist.
Back in November 2006 when I joined Active Rain, I had never even visited a blog before.  I barely knew what a blog was.  At that time I never imagined that I would be writing about my 500th blog post.

Oahu (Honolulu County) - Sales of Existing Homes & Condominiums for February 2008 - 03/13/08 09:47 PM
                                                                                  
The February 2008 numbers are in.
Single Family Home sales began to slow the end of the year and continued on January and February.  Even though sales volume is considerably off, median sales prices have stayed fairly stable.
Condominium sales had a drop in volume while the median price has shown increase. 
With interest rates lowering, buyers should see it a good time to take advantage of the market conditions in most areas.

Hawaii – State Wide Resale Home Sales for February 2008 - 03/13/08 09:06 PM
February 2008 numbers are in.
Single Family Home Sales have continued to show decreased sales volume.  In February we saw a dip in the Median Sales Prices.  It will be interesting to see how the March numbers look.  I am seeing increased activity in my area for the last few weeks, but it hard to tell if that is just my business or if it is a trend that is happening in a wider area.
Condominium Sales have also seen declines in sales volume in all counties except Maui which had a strong month.  Median Sales Prices saw a bump in all counties … (5 comments)

Since the lending industry is in the shake up period, I am curious to see what have been the experiences of other professionals in our industry.  Many mortgage brokers and lenders have closed their doors or gotten absorbed by others.  Many of the loan programs have or are drying up. I am sure many of you have felt the impact in different ways.

Honolulu Predicted to be The Hottest Real Estate Market in 2008 - 03/10/08 02:00 AM
                                                         
http://www.housingpredictor.com/ chose Honolulu as their pick for the hottest housing market in the country.  All I can say is from their lips to God's ears.
While other parts of the country have suffered, Oahu (Honolulu County) has been a pretty stable market.  Even though the resale volume is down from the hot market in 2004 & 2005, prices have remained stable.
Why do I think things have been generally better in Hawaii? 
People in Hawaii pay their mortgages.  We constantly are among the lowest for foreclosures and delinquent mortgage payments.Our unemployment rates have been among the lowest in the nation for … (12 comments)

In this day of automation and customer service centers being moved over seas, business at times gets very impersonal.  No so for GoDaddy®.  Their customer service just knocked my socks off.
This last week has been a huge nightmare for me.  My domains for my key websites, including my business site was undergoing some updates to improve the ability for the search engines to find not only my websites, but my domain names.  In the course of making the changes, I lost use of my domains and the e-mail attached to them for several days.  Coordinating between the service companies was challenging, … (27 comments)

Single family homes have really slowed down dramatically.  There is still nearly 2 years worth of inventory in Hauula.  Both sales volume and average price has shown significant slippage.  It is clearly a buyer's market in Hauula.
With lowered prices, high inventory levels and low interest rates buyers should be able to find the home of their dreams.  Seller's will need to price their homes properly and be prepared for the potential that is make take longer to sell their home.

It all started when I won the big drawing at the CRS Sell-a-bration in Honolulu.  The grand prize was a very expensive SEO package from Randy Eagar's company Webstarget.  I will write more about that once they are able to complete the project.  I am quite excited to see how much of an impact this makes for my business.
His expert Garrett immediately caught a problem with my website and domain.  This is a lesson that will be useful for many of our members.

Have you ever considered how dependant you are on e-mail?  How would you get your business done if your e-mail account went down for a day or two or more?  I am sure that is a scary thought for most of you who are reading this.

How many times did you want to say what was on your mind but decided to bite you lip.  Mine was raw this week.
When trying to show property, I am getting more and more agents who are not returning phone calls.  I have my theories why that is, but will just bite my lip for now.
