In the last week, I have been received the following comments on a home I have listed for sale. How motivated is your seller? Is that price firm? Is there room on the price? Isn't that price kind of high? Is your seller flexible on the price? Am I wasting my time if I offer ______? This listing has attracted a lot interest. We had a great turnout at the first open house on Sunday and had several agent showings during the week. Here is the rub. The comments above came from real estate agents who had not seen or shown

This Mililani sales report covers zip code 96789 which covers the planned community of Mililani (Mililani Town and Mililani Mauka) and the Valleys outside the planned community (which includes Launani Valley and Waipio Acres). Mililani real estate has shown continuing signs of improvement in 2010. Inventory levels are lower than we have seen in the past. Prices have stabilized and are begging to climb. The first part of 2010 got a boost from the federal buyer's tax credits. As the year wound down, things slowed during the holidays. I am expecting to see increased sales activity in Q1 of 2011. A

There are signs the real estate market is not all bad. The newspaper is not giving you that message. It almost appears the new media is determined influence the real estate market rather than report on it. In the last few weeks I am seeing signs of things picking up in many of the communities I service. My new mall signs appeared this weekend. The picture was updated to show the new lighter me. They had a few minor updates and a change of colors. Today while out at the soccer fields a couple of the youngsters from my son's team approached me and said we see your picture at the shopping center. You are a celebrity right? In a similar experience awhile back, a group of neighborhood children wanted my autograph. I Was Asked for My Autograph Today I have been getting similar responses from adults. Well none have asked for my autograph. :)

Do you remember when to communicate with clients; you visited them or picked up the phone? Business was done in a much more personal way back then. Letters and notes were commonly hand written and if it was official we may have type written it. Back then clients were loyal and your friend. One day a new invention changed the way we do business. This is becoming a standard practice among many agents and buyers. I have been seeing more and more of this practice. Some think it is a panacea, is it really? Let me describe what I am talking about. The buyer offers more than asking price for the home and requests the seller give them a credit of up to $15,000 in credit. In Hawaii the custom is to remove your shoes before entering a home. You can probably guess where this one is going. We had our monthly regional Realtors meeting where we pitched our newest and best listings and then headed out to preview several in the featured area which was Mililani. I made a business decision not hold any open houses on Mother's Day. I am sure my wife would not have appreciated it. I do not think my clients would have been too excited unless the homes were vacant, which none of my current listings are. More importantly I didn't think I would make friends and influence others by holding open houses on Mother's Day. So I didn't. I did cheat the weekend a little though.
