I am often questioned by new agents about how to build their business.   Do You Help New Agents?
 
 I thought I would share a few Randyisms for their benefit.  I will complete the list at a future time.
1)      Do not be a Stealth Agent: Are You a Secret Agent?
Be seen and known.  Take advantage of all as many ways as possible of being seen.  Signs on your vehicle(s), name badge, pictures on all of your signage, newsletter, farming cards, etc.2)      Advertise:  I am a Passive Aggressive Marketer

The ancient native Hawaiians were environmentalist in the truest form.  They did not protest or lobby congress.  No driving fuel efficient cars to make a statement or National forest to prevent people from clear cutting.
The Native Hawaiian understood that they needed to preserve their natural resources.  They lived their daily lives in a manner that today would be considered environmentalist.  Hawaiians lived "Pono" (with respect and righteousness).  By living in righteousness they believed they would be blessed by fertile lands and sea.

century 21: Westloch - Q1 2007 Real Estate Sales Activity - 04/27/07 07:10 AM
This Westloch sales report covers both Westloch Estates and Westloch Fairway (part of zip code of 96706) have seen the real estate market slow a little. Both volume and prices have dropped a little from the 2006 figures.
Interest rates are still low and there is a good selection of inventory making it a good market for buyers.

century 21: Salt Lake, Hawaii - Q1 2007 Real Estate Sales Activity - 04/27/07 06:41 AM
The Salt Lake community (part of zip code of 96818) has mostly condominiums.  There are a few single family home sales, but too few to draw any market conclusions.  Sales activity for the first quarter of 2007 showed similar numbers of sales with a nice increase in prices over 2006.
Interest rates are still low, properties are still moving making it a nice balanced market for buyers and sellers.  With a short commute  to downtown Honolulu, Salt Lake continues to be a popular location for those working and shopping in town.

This was an interesting conversation today at a meeting of Realtor leadership.  I found this to be an interesting topic of conversation.  It was started because of my Active Rain / Localism blog posts listing pet friendly buildings in some of our communities.  Believe it or not people actually read those.

century 21: Q1 2007 Real Estate Sales Activity in the Kaneohe Area - 04/23/07 05:02 PM
The Kaneohe communities (zip code of 96744) real estate market has had a small increase in sales activity over 2006 for the sale time period, there has been a some drops in average sales prices.  The one bright spot was in March the average sales prices of condos went up.  Interest rates are still low and there is a good selection of inventory making it a good market for buyers.  Sellers may need to be somewhat negotiable with the amount of units for sale especially in the single family homes.

century 21: Ocean Pointe Q1 2007 Real Estate Sales Activity of Existing Homes - 04/23/07 05:31 AM
Single Family Homes in the Ocean Pointe has shown some price decreases.  The average sales price of single family homes have dropped in value nearly 11% from the same time period last year.  While sales volume has been consistent the inventory levels have increased to about 6 months worth.
On the condo/ townhouse side the average sales price has not changed much over last year for the same period, but sales volume has dropped and inventory levels have increased.  There will be continued pressure for sellers to be more flexible on prices and terms to compete against the rising levels of … (4 comments)

century 21: State of Hawaii - Sales of Existing Homes & Condominiums - 04/22/07 07:03 AM
This first quarter statewide numbers are in.  The numbers of units sold are down from the Q1 2006 numbers, with the exception of Maui single family homes.
Median Sales Prices have held on average.  Some areas and types of inventory of gone down some while other areas have continued to show some growth.
* These numbers were taken from Title Guaranty Escrow and from the Honolulu Board of Realtors.  I numbers are deemed to be accurate but not guaranteed.

After getting back in the real estate industry I decided that education would be an important part of my business plan.  I started by attended several orientation type classes through the Board of Realtors.  I soon after I began the quest to gain the GRI designation.  I chose this one first for two reasons.

century 21: Overpricing is a Terrible Practice by Some Agents to Steal Listings? - 04/19/07 09:52 PM
There is type of agent that pops up every now and then, who makes us all look bad.  They cost the seller's time and money and they cost quality agents a listing every now and then.
It just happened to me and Lielane Peralta, who is a new agent in our office, who teamed up with me on a potential listing.  I see this happen from time to time and wasn't personally as upset as I was disappointed for this new agent, who I feel earned this listing to only watch another agent steal it with a less than ethical practice.

century 21: Aloha and Welcome to Active Rain - Russ Prothero my Older Brother - 04/19/07 08:35 AM
The reason I am in Hawaii and in real estate is my older half-brother Russ Prothero.
Back in the early 1970s he enlisted in the U.S. Marine Corps.  He found himself doing real tough duty.  He was stationed in Kaneohe, Hawaii.  While here he met Debbie Hotchkiss and they dated.  When he finished his time in the Marine Corps, they got married and moved to the mainland.
After a few years they were drawn back to the islands.
