When I joined Active Rain I was not sure if this would be something I would be interested in.  David Kucic talked me into checking it out.  I shortly saw the benefit of this wonderful forum and jumped in with both feet.
In a reasonably short time I have written 521 posts and hit the 350,000 points mark.  Now I know that sounds like a lot and it is.  But let's look at what it takes to make that many posts.

I have been asked many times what kind of appreciation in value a buyer should expect from the purchase of a property?  I have also heard other agents asked that question.
I have been quite shocked and amazed how many times an agent was willing to stick their neck out and predict the market.  No intelligent agent would go there period.
I bet there are many folks out there who bought properties three or four years ago and were told how much money they should make, to now be foreclosed on or be in a short sale.

How many times did you want to say what was on your mind but decided to bite you lip.  Mine was raw this week.
When trying to show property, I am getting more and more agents who are not returning phone calls.  I have my theories why that is, but will just bite my lip for now.

So many times I see other agents getting themselves in situations they should never have gotten themselves into.  Many are just not professional, but there is another group: Those who need to be loved.
Most real estate agents want everyone to love them, so they do what they think will bring them the love.  Being loved is a need we all have, but it can be a big problem when that need is placed ahead of being a professional.

The topic of professionalism seems to bring out the worst in some folks.
It is amazing to read comments from a few defending bad behavior or a lack of professionalism in blog posts.  If you want to start an argument on your blog post all I have to do is suggest we increase standards or require higher ethics.  God forbid we suggest the public needs stronger protections.
Writing about the lending industry's needs for improvements is considered by some to be blasphemy.  In the past I have deleted a few comments left in my posts because they were either over the top or … (24 comments)

I was a little tentative about taking the Accredited Buyer's Representative (ABR) classes.  I have my CRS the granddaddy of designations and felt the ABR may be a CRS light. 
There were three things that changed my mind and helped me make the decision to go for my ABR and take the classes:

Since writing the blog post yesterday where I referenced three agents who I have had bad experiences with in the last few weeks one of transactions is now at the next level.
One of the things I dread about dealing with a bad agent is not just the problems they create while in the transaction, but the long term hassles that may come from it.  I have an escrow with a principal broker on the other side.  Until 4 weeks into the escrow I thought he was a figment of someone's imagination.  I have never seen, spoken or even got a returned … (6 comments)

I received this e-mail last week and have been giving this some thought.  I was not sure if I should post this or not.  I think I will throw it out to the group.  I blocked out the commission percentage, because I do not feel comfortable discussing percentages and actual fee amounts.  It is sufficient to say the percentage was higher than what I am used to seeing.

Many agents do not seem to get the importance of this.  It is required by law here in Hawaii.
In the previous post I wrote about what happened when I bought the home we live in.  Since re-entering the industry I have had several agents not show offers to their clients that I presented for buyers.

I have run into many inexperienced people in our industry from all facets of the business.  I see a common problem in an overwhelming percentage of them.  Very few are prepared to do what it takes to learn their craft.
The fact is that most newbie's take short cuts.  They are unwilling to make the investment of time, money and education required to become a top professional.
