honolulu county: Will The Holidays See the Normal Real Estate Slow Down on Oahu? - 11/27/09 12:24 AM
In Hawaii we do not see the extreme winter slow down as in parts of the mainland. The weather is nice year round here. But even with that said the holiday season usually sees a lull in real estate activity. This year may see the trend bucked a bit. The last couple of months, inventory in some of the communities I service have dropped considerably. Interest rates with discount points at local lenders, are bouncing between 4.5% and 4.75% on a 30 year fixed. Add to the mix federal tax credits of $8000 for first time buyers and $6500 for repeat (11 comments)
honolulu county: 2009 Military Basic Housing Allowance (BAH) for Honolulu County - 12/25/08 11:53 AM
As we get to the end of another year a few things will change. One of them is the Basic Housing Allowance for our active duty troops stationed in Honolulu County (Island of Oahu). The rates had a slight decrease from the 2008 levels. Those who are already stationed here will be grandfathered in at the previous rate. BAH in Honolulu County is much higher than most parts of the country. Coupled with VA Mortgages, buying a home is a viable option for our troops in Hawaii.

honolulu county: Buy or Sell Real Estate on Oahu or Just Wait? - 09/23/08 04:29 AM
This is the question on many people's minds. Here is a few of my observations. Oahu prices are fairly stable compared to most parts of the country. We have seen a slight slippage overall in median prices. A few areas have seen larger drops like Ewa Beach, which has short sales, foreclosures and developers in the area competing with resale homes. Areas like Kahala have seen price increases. Although sales units are down, homes are still selling if priced correctly and in proper condition. Interest rates are fairly low. Immediately after the Freddie and Fannie announcement, rates took a quick (24 comments)

The June 2008 resales numbers are in. Single Family Home Sales volume is down from the period last year, although median prices made a rebound in May they saw a dip in June. Condominium Sales had a similar drop in volume while the median price which showed a modest increase in May saw a small dip in June. With interest rates still holding, buyers should see it a good time to take advantage of the market conditions in most areas.

honolulu county: Some Real Estate Agents Stopped Working - 07/17/08 06:43 PM
Among the real estate agent in my area who claim to be doing poorly, I have found many have simply stopped working. I try to make appointments to show listings and find a third of the agents not returning phone calls or e-mails in any reasonable period of time. Hard to sell a home if no one can view them. In our market, prices of home sales have stabilized. Some parts of Oahu have seen price decreases; some have had increases, while many have stayed flat for the last couple of years. The big change is in sales volume. Sales volume (26 comments)
This Mililani sales report covers zip code 96789 which covers both Mililani Mauka and Mililani Area (which includes Mililani Town, Launani Valley and Waipio Acres). Mililani real estate is still moving strong. We are still seeing good real estate activity in the Mililani area. Mililani has remained a balanced market giving buyer good selection, and seller's the ability to move appropriately priced homes. A few dynamics in the area: Castle and Cooke have almost finished selling the new homes in Mililani Mauka. We are continuing to see troop movements at Schofield Barracks, which is contributing to the movement of inventory (8 comments)
honolulu county: Waipio Gentry - Real Estate Sales Activity For June 2008 - 07/05/08 04:16 PM
Waipio Gentry Area also includes Crestview and Seaview. Single Family homes sales have softened. honolulu county: Real Estate Consumers Have Changed in a Positive Way - 06/30/08 12:16 PM
As the real estate market has changed from the insanely hot market of a few years ago; I have seen a big change in the consumers and their habits. When the market was hot, homes would sell in a matter of days with multiple offers. If a home owner priced their home too high, I would tell them they are not overpriced they are just ahead of their time. The market would catch up to them shortly. Today they are just overpriced. A few years ago consumers would shop for the cheapest agent they could find. They figured any idiot could (26 comments)
honolulu county: Record High Prices, Yet all I Hear is Gloom and Doom - 06/24/08 02:36 PM
There seems to be a big difference between reality and perception in the real estate business. While looking at the numbers for Oahu (Honolulu County) for May 2008 something jumped off the page at me. The median price for condos and townhouses hit a record all time high. The median price for single family homes was just a hair short of the record high. How many times have I heard buyers are waiting for the market to bottom? They may be waiting a long time here. The market has gone up not down. OUR MARKET IS NOT CRASHING AND BURING! Prices (31 comments)

If I were to get all of my information from the news, I would believe the sky is falling. Gasoline prices that are matching the price of milk in Hawaii. Mortgage companies closing their doors all over the country. Airlines raising price, filing bankruptcies, parking planes and closing their doors. Military troops in large numbers in harms way overseas. Auto sales way down Visitor counts off. Living in Hawaii, you would think the economy must be in the tank. Well it isn't! Our real estate industry has seen a slowing of sales volume since the peak of the hottest (20 comments)

Did the title get your attention? When asked by potential clients how long will it take me to sell their home; I respond I can sell your home in one day. I am serious; I can sell any home in one day. I am very good at what I do. If you need your home sold in one day, I can do it. OK, if you check the stats I have only sold a couple of homes in one day. So how do I get off making that comment? It is simple. There is a price I can sell your home in (30 comments)
