listings: Scrooge Real Estate Agent - 12/26/08 02:48 AM
I was thinking about an experience I had on Christmas a couple years ago. I got a call from an agent who wanted to show one of my listings on Christmas. They not only wanted to show it that day they wanted to show it on short notice. The same year that happened, I read a similar account from another agent on Active Rain. What would you do? I told them I could not make the appointment for them, but could schedule them for another day. It is Christmas and my clients have guests over. The seller's asked for no showings (51 comments)
listings: Honolulu is Close to Getting Electronic Lock Boxes - 07/03/08 02:29 AM
I placed my order yesterday for my first shipment of electronic lock boxes. They will be coming in sometime in August. I have been looking forward to this for some time. Our Honolulu Board of REALTORS® made the decision to go with SentriLock, REALTOR® Electronic Lockbox. Several years back the board implemented electronic boxes and the system was a disaster. This time they underwent serious planning; to ensure they selected the best system and will have a smooth introduction and a program that would be embraced by the members and their clients. In the last month I have had 3 different (24 comments)
listings: What Takes More Than Three Weeks and is Quite Annoying? - 06/21/08 09:09 PM
Have you ever heard that joke? Unfortunately this is not a joke. After three weeks of trying to reach an agent to schedule a showing, I am still waiting. A little over three weeks ago, I set up appointments for my buyers to view 6 of 8 properties they wanted to see in a particular neighborhood. The reason for 6 of 8 was that one the owners had a family gathering and the agent for the other one did not return my calls. The following week I called again and got no response. We continued to look in other neighborhoods and (48 comments)
listings: Your Home is Not Selling - 05/07/08 03:55 AM
Your home has been on the market for many days and it is just not selling. Let's start with a few possible reasons: Hard to show (tenants or owners who restrict showing appointments)Dirty or in need of repairsDated, could use upgradingFunctional obsolescence - 5 bedrooms with only 1 bath for example. No curb appeal - lack of landscaping, etc.Messy or clutteredInsufficient or ineffective marketingPriced too highThe bottom line is that for whatever reason your price is too high. The market has rejected what you are offering at that price. Now the other items on the list may be bringing down the price, but none (16 comments)
listings: Why Some Homes Are Not Selling. - 04/04/08 05:49 PM
I was speaking to a potential seller that seemed like he/she was heading for a bi failure. It made me think about why some are not successful selling their homes in our market. Our real estate market has been stable for the last two years. Average prices ands median prices have been level to a slight increase. There are neighborhoods that have seen slippage in prices (mostly those areas with new construction competing with resale homes). Most areas have seen declines in sales volume. When ever I pull comparable sales reports for a piece of property especially in Mililani, the community my office and home are (18 comments)
listings: Overpriced and Falling Apart - 12/11/07 03:03 AM
This morning I had a couple who are first time buyers riding with me looking at potential properties. This is one of the parts of real estate I enjoy the most. I love nothing more than putting a buyer in their first home. I find it so rewarding. The last listing we visited was quite a note to end the day on; a sour note at that. The previous listing we viewed a few blocks away was a townhouse about the same size and age. It was remodeled with a new kitchen, nice laminate floors and several other upgrades for less money and (31 comments)
listings: REALTORS® Can Be The Worst Sellers - 09/12/07 03:33 PM
I have run into several listings that are over priced and under marketed. When I checked the tax records, I found it belonged to the listing agent. In a couple of cases they belonged to agents in the area, who I consider pretty good agents. Yet when it comes time to sell a property they own, they seem to forget everything they know about selling homes. Over priced is a common theme among many agents who sell their own properties. It is a case of do what I say and not what I do. I just got a response to clean offer I submitted (42 comments)

listings: Team Selling of Real Estate, the Team Includes the Seller - 06/30/07 03:43 PM
To be successful in selling a home it requires a team effort. There are many members of the team. I am not talking about the whether the Realtor is a solo agent or part of a sales team within their company, when I refer to the team in this post I am talking a little bigger picture. The team I am referring to is the team of all the people needed to make for a successful transaction. This list is not complete but has the players most often involved. This list is common for Hawaii. In other states the list may vary (23 comments)
listings: Sellers Who May not Really Want to Sell - 05/25/07 10:26 AM
Have you ever wondered if your client really wants to sell their home? Does you client make unreal demands on the marketing of their home? Showings only at extremely limited times. The home is always messy. Not respond on a timely basis to anything. No open houses. There is also the one who thinks their home is worth a lot more than anything else in the neighborhood. I had one potential client explain to me that her home was worth $125,000 more than the remodeled home I was selling down the street. Here reason was she had the original kitchen and appliances. The home was 45 (12 comments)
listings: Overpricing is a Terrible Practice by Some Agents to Steal Listings? - 04/20/07 04:52 AM
There is type of agent that pops up every now and then, who makes us all look bad. They cost the seller's time and money and they cost quality agents a listing every now and then. It just happened to me and Lielane Peralta, who is a new agent in our office, who teamed up with me on a potential listing. I see this happen from time to time and wasn't personally as upset as I was disappointed for this new agent, who I feel earned this listing to only watch another agent steal it with a less than ethical practice. This is (83 comments)
listings: Tenants Can Make Listings an Adventure - 02/23/07 06:30 PM
We have all been there. You compete and earn a listing for a piece of property. You are excited to start the marketing. There is one complication though, it is currently rented out. I try not to get involved with listings that have tenants unless they are on month to month tenancy or are a multi-unit dwelling that buyers will want stable tenants. You can help yourself by working with the tenants and try to minimize the impact on their lives. This is their home and you at all times have to remember that you are adding a lot of stress (27 comments)
listings: Are You Taking Steps to Protect Vacant Listings? - 01/03/07 05:42 PM
I know this issue varies from community to community and neighborhood. On Oahu we have a new problem to deal with. The stealing copper is becoming a major problem. Drug users have begun to climb under vacant homes and saw off the copper plumbing to sell for scrap metal. I have been lucky so far not to have it happen on any of my listings, but it happened to two of the listings from our office in the last few months. Believe it or not, thieves climbed under the homes, turned off the water and sawed off the pipes one by one (11 comments)
