The question a home sellers you should ask any perspective agent before signing the listing.  Are you using the best tools available to market my home and to protect me and are you a professional?
Here are few areas a home seller should be concerned with that are commonly overlooked.

·         Are you using an electronic lockbox or a $30 box from the hardware store?

I was thinking about an experience I had on Christmas a couple years ago. 
I got a call from an agent who wanted to show one of my listings on Christmas.  They not only wanted to show it that day they wanted to show it on short notice.  The same year that happened, I read a similar account from another agent on Active Rain.

Have you ever heard that joke?
Unfortunately this is not a joke.  After three weeks of trying to reach an agent to schedule a showing, I am still waiting. 
A little over three weeks ago, I set up appointments for my buyers to view 6 of 8 properties they wanted to see in a particular neighborhood.  The reason for 6 of 8 was that one the owners had a family gathering and the agent for the other one did not return my calls.

Your home has been on the market for many days and it is just not selling.
Let's start with a few possible reasons:

I was speaking to a potential seller that seemed like he/she was heading for a bi failure.  It made me think about why some are not successful selling their homes in our market.
Our real estate market has been stable for the last two years.
Average prices ands median prices have been level to a slight increase.  There are neighborhoods that have seen slippage in prices (mostly those areas with new construction competing with resale homes).  Most areas have seen declines in sales volume.

This morning I had a couple who are first time buyers riding with me looking at potential properties.  This is one of the parts of real estate I enjoy the most.  I love nothing more than putting a buyer in their first home.  I find it so rewarding.
The last listing we visited was quite a note to end the day on; a sour note at that.

I have run into several listings that are over priced and under marketed.  When I checked the tax records, I found it belonged to the listing agent.  In a couple of cases they belonged to agents in the area, who I consider pretty good agents.
Yet when it comes time to sell a property they own, they seem to forget everything they know about selling homes.  Over priced is a common theme among many agents who sell their own properties.  It is a case of do what I say and not what I do.

Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes: Average sales prices of single family homes are down a little from 2006.  Sales volume is has seen a little bigger drop from 2006 levels.  Inventory has come down a little more from last month, but we are still looking at about 5 months worth.  Buyers will continue to find sellers that may be a little negotiable.

There is type of agent that pops up every now and then, who makes us all look bad.  They cost the seller's time and money and they cost quality agents a listing every now and then.
It just happened to me and Lielane Peralta, who is a new agent in our office, who teamed up with me on a potential listing.  I see this happen from time to time and wasn't personally as upset as I was disappointed for this new agent, who I feel earned this listing to only watch another agent steal it with a less than ethical practice.

We have all been there.  You compete and earn a listing for a piece of property.  You are excited to start the marketing.  There is one complication though, it is currently rented out.
I try not to get involved with listings that have tenants unless they are on month to month tenancy or are a multi-unit dwelling that buyers will want stable tenants.

I know this issue varies from community to community and neighborhood.  On Oahu we have a new problem to deal with.  The stealing copper is becoming a major problem.  Drug users have begun to climb under vacant homes and saw off the copper plumbing to sell for scrap metal.  I have been lucky so far not to have it happen on any of my listings, but it happened to two of the listings from our office in the last few months.
