Ewa Beach is an older community that is slowly but steadily being surrounded by planned communities.  Ewa Beach has a mix of older lesser expensive homes along with Million Dollar plus beach front properties. (makes up part of tax map key 191).
Single family homes sales have had consistant sales volume and steady price growth.  There was a spike in average price in the 2nd half of 2005 that was due to several high end properties selling.  Currently there is more than 6 months worth of inventory, which may have an impact on future prices.

Maili, Hawaii is located on the Leeward (west) side of Oahu. (tax map key 187).
Single family homes sales slowed the second half of 2006, while prices continued to stay strong.  Inventory has climbed to more than a years worth at the current sales pace. 
Maili condos and townhouses also slowed the 2nd half of 2006.  Prices also took a dip.
The below figures include both fee simple and leasehold properties.  These are only the totals and averages.

market: Mililani, Hawaii - A changing market, many opportunities - 11/06/06 03:40 AM
Inventory has grown since last year, prices are up, interest rates are down.  What does it all add up to?  Those looking to upgrade their home are realizing this is a time of opportunity.
Home prices in the Mililani area are still high, but appear to be leveling and possibly beginning to soften.  With interest rates still low it may be a good time to move your existing property.
With an ever growing inventory of homes on the market, shopping for a new home is appearing to be the land of opportunity.  This may also be a good time to lock in interest rates.
