I was reading a post from William Feela titled, Why do you tip your Server.  This blog post got me thinking about how treating others will impact your business.
Looking back I can think of many examples in my business.  Here are three that stand out.

I read a post today that caught my eye: Sellers Resort to Weird Deals  by Heather Joubran
She wrote about some of the creative things sellers have done in tough markets to try and sell their homes.  I enjoyed the post and thought I would add my twist to the topic.
I have a little different twist on that thought.  The creative ideas may not be what sell the home or yourself, but it may get you noticed in a sea of noise.

The internet is here and the internet has become a major force in our industry.  It is changing and growing.  It is becoming the driving force behind many of the changes our industry is seeing.
The question is; are you changing how you do business?  Are you fighting the change or are you embracing the change?  Do you see it as an opportunity or a problem?
The internet is not good or bad, it is reality. 
In the last few weeks I have begun a couple of new projects that have pulled me away from spending as much time on Active Rain.

marketing: Motivated Seller/ Priced to Sell - 11/19/07 02:06 AM
How many listings have you seen with these comments on them?  How effective are these comments.
Motivated Seller
Do they think they are unique?  Are the other sellers not motivated?  Why do they have their homes for sale if they do not want to sell them?  Please get serious.  Possibly they may be referring to some of the sellers who have their homes dirty and hard to show.
Priced to Sell
If the others are not priced to sell, what are they priced to do?  Do they just want a free real estate sign in their yard?  Maybe it strokes their ego to have ads … (21 comments)

I think the answer is both.  Shows that talk about flipping properties seem to ever simplify the process.  I find clients, who think they will buy a home, slap a few thousand in it and flip it for giant profits, all in 10 days.  That is where some of the shows on television have hurt us a bit.

                                                                          Why do so many listing have camera phone shots? 
It is not rocket science, but there is a science to selling homes.
Yesterday I looked up two different properties for two different potential clients; one a potential listing and one a potential sale.  In the end I came up with the similar conclusions on both properties.
The 1st Property:

When I got in the business I decided on a few things up front.
I will not cold call anyone.I know lots of people and I need to be sure they know I am a Realtor.I will never sell anyone something they do not want or will hurt them.I will have fun at all times.One for the first things I did was to be sure my picture was on all my ads, signs and literature.  I was fairly well recognized for several other activities in our community, but not necessarily as a Realtor.

I have been giving this a lot of thought over the last few months.  What will I do to make this a great year for business and family?

I know most top agents have strong community ties.  If you do not, you should really think about giving back to the community that is feeding your family.
You get a several benefits from volunteering:

Why are so many agents too lazy to post pictures of their listings? 
I have seen discussions on this topic more than once.  Our Century 21 franchise even goes so far as to send reminders if you don't have enough pictures posted.  Our MLS allows for up to 10 pictures.  Every training class having anything to do with marketing drums the importance of good pictures into us.  Your clients expect it!
Yet while making showing appointments for tomorrow I came across many listings with no pictures.  I came across a few that had pictures of the ocean and none of the listing.  … (16 comments)

I am completely amazed when other Realtors ask me about my car magnets, advertising, real estate shirts etc.  I am constantly asked if these things are effective and would I recommend they try the same?
The answer is no!  Just because it is right for me, doesn't mean it will be right for you.
If you have to ask, then don't do it.  Not every Realtor wants to be recognized by potential clients or other Realtors.  Not every Realtor wants to be bothered by people trying to buy or sell homes.  If that is you stay stealth.

marketing: A Tip for Updating Old Signage - 11/13/06 12:40 AM
I recently needed to update my signage when I got my brokers license.  I also had signs old signs with and without my designations from various times in my career.
An old trick I used in the old days of helping political candidates is to match the signs color and have the local sign maker cut vinyl tape to cover the old lettering.  Then have them run new vinyl lettering to put over it.
I applied the tape and lettering myself.  If you are not comfortable doing it yourself you can have the sign shop do it.  This also works on your car … (2 comments)

Our market appears to be cooling and I have done the unthinkable.  I set a goal of doubling my business in 2007.  Many would call me crazy.  I am still evaluating that myself.
My marketing budget has been increased.  The plan in place, but something is missing.  I need another 50 hours a week.  Where will I find it?  My family does not see me enough now.  They will not tolerate my spending any more time away.  Panic begins to set it.  I wrack my brain to find the needed hours.  Should I lower the goal?  NO!    I not yet begun to fight.

A pet peeve of mine and many of my Realtor® friends is the barrage of e-mail spam from other Realtors®. 
Trust me I check the MLS daily.  I know the inventory my clients are looking for.  I do not need every new agent in town pointing them out to me one at a time. 
The two groups that are the most obnoxious are:

I have found it to be quite expensive and not very fruitful with a few exceptions.
A letter to homeowners in an area with pricing information where you had a closing at a new high price.If it contains something useful that will make the recipient stop to read and hopefully hold on to it.A new listing in an unique neighborhood, such as a gated community or a beach front area that rarely comes available.An invitation to a community event you are involved with.Always make it look different than what everyone else is mailing out.  Get their attention on the first line or it … (11 comments)
