oahu: 2012 Hawaii VA Mortgage Limit for 100% Financing - 12/05/11 08:11 PM
Beginning January 1st, 2012 the VA Mortgage limits for 100% financing for Hawaii will be going down a little.
For Oahu County is will be: $695,750
For all other Hawaii Counties it will be: $625,500
VA Jumbo loans will be handled the same way.  Most of the Hawaii lenders require 25% down payment for anything over the limit.  For example a purchase of $795,750 on Oahu would require $25,000 down.

Below are sales activity for the month of January 2011 compared to the same month the last year and the previous month. This covers resale homes for Honolulu County (Oahu).   Single Family sales volume is up from January of last year.   Condos and townhouses are seeing a similar pattern.  The median sales price is down compared to the same period last year, but showing signs of increasing in many areas.  Inventory levels are low in many areas of the island putting pressure on prices to increase.

Below are sales activity for the month of September2010 compared to the same month the last two previous years. This covers resale homes for Honolulu County (Oahu). 
Single Family home median prices and sales volume is up from last year.  Condos and townhouses are seeing a similar pattern, with the year to date median price matching last year.

Below are sales activity for the month of July 2010 compared to the previous month and the same month last year. This covers resale home for Honolulu County (Oahu).  The effects of the homebuyer tax credits have worn off.   Single Family homes median prices and sales volume have shown a slight increase over last year, while condos and townhouses have shown a slight decline in both price and volume.

oahu: Will The Holidays See the Normal Real Estate Slow Down on Oahu? - 11/27/09 12:24 AM
In Hawaii we do not see the extreme winter slow down as in parts of the mainland.  The weather is nice year round here.  But even with that said the holiday season usually sees a lull in real estate activity.
This year may see the trend bucked a bit.  The last couple of months, inventory in some of the communities I service have dropped considerably.  Interest rates with discount points at local lenders, are bouncing between 4.5% and 4.75% on a 30 year fixed.  Add to the mix federal tax credits of $8000 for first time buyers and $6500 for repeat … (12 comments)

If you are looking to buy or sell a home you may want to ask a question of you real estate agent before making a decision on whether to work with them.
Do you do this full time?  In other words is this their primary source of income? There are signs the real estate market is not all bad.
The newspaper is not giving you that message. It almost appears the new media is determined influence the real estate market rather than report on it.
In the last few weeks I am seeing signs of things picking up in many of the communities I service. I am getting more showings on my listings and have several buyers who were waiting in the wings now actively looking for a new home.

oahu: 2009 Military Basic Housing Allowance (BAH) for Honolulu County - 12/25/08 11:53 AM
As we get to the end of another year a few things will change.  One of them is the Basic Housing Allowance for our active duty troops stationed in Honolulu County (Island of Oahu).  The rates had a slight decrease from the 2008 levels.  Those who are already stationed here will be grandfathered in at the previous rate. BAH in Honolulu County is much higher than most parts of the country.  Coupled with VA Mortgages, buying a home is a viable option for our troops in Hawaii.

The September 2008 numbers are in.
Single Family Home Sales saw a major dip in the median price and sales volume from August and the same period last year.  While prices had been fairly stable until September the challenges in the lending industry and tourism industry may have finally hit us in a more substantive way.
Condominium Sales had a larger drop in volume and median price.
With interest rates still holding on the low side and inventory level up a little; buyers should see it a good time to take advantage of the market conditions in most areas.

This is the question on many people's minds.
Here is a few of my observations. 
Oahu prices are fairly stable compared to most parts of the country.  We have seen a slight slippage overall in median prices.  A few areas have seen larger drops like Ewa Beach, which has short sales, foreclosures and developers in the area competing with resale homes.  Areas like Kahala have seen price increases. Although sales units are down, homes are still selling if priced correctly and in proper condition. The June 2008 resales numbers are in.
Single Family Home Sales volume is down from the period last year, although median prices made a rebound in May they saw a dip in June.
Condominium Sales had a similar drop in volume while the median price which showed a modest increase in May saw a small dip in June.
With interest rates still holding, buyers should see it a good time to take advantage of the market conditions in most areas.

oahu: Some Real Estate Agents Stopped Working - 07/17/08 06:43 PM
Among the real estate agent in my area who claim to be doing poorly, I have found many have simply stopped working.  I try to make appointments to show listings and find a third of the agents not returning phone calls or e-mails in any reasonable period of time.  Hard to sell a home if no one can view them.
In our market, prices of home sales have stabilized.  Some parts of Oahu have seen price decreases; some have had increases, while many have stayed flat for the last couple of years.  The big change is in sales volume.  Sales volume … (26 comments)

This Mililani sales report covers zip code 96789 which covers both Mililani Mauka and Mililani Area (which includes Mililani Town, Launani Valley and Waipio Acres).
Mililani real estate is still moving strong.  We are still seeing good real estate activity in the Mililani area.  Mililani has remained a balanced market giving buyer good selection, and seller's the ability to move appropriately priced homes.
A few dynamics in the area:
Castle and Cooke have almost finished selling the new homes in Mililani Mauka.  We are continuing to see troop movements at Schofield Barracks, which is contributing to the movement of inventory … (8 comments)

Waipio Gentry Area also includes Crestview and Seaview.
Single Family homes sales have softened. Year to date average sales prices of single family homes have gone down from the same period of time last year.  Sales volume year to date has also gone down increasing the averages day on the market.  Buyers will find Waipio Gentry a good environment for finding the home of their dreams.
Condo and townhouse sales have seen average sale price climb.  Sales volume has remained consistent with the same period in 2007, while average sales prices have shown a similar decrease as the single family homes … (1 comments)

My schedule has been so busy the last couple of years, that I never seem to enjoy quality time in Hawaii.
The other day I made a commitment to change that.  I bought a couple of sets of snorkels, masks and fins.
Today my oldest son Daniel and I hit the North Shore of Oahu.  After about 15 minutes or so in the water, 3 large sea turtles decided to join us.  They and a school of various tropical fish seemed to want to hang out with us.  My son Daniel who is born and raised here never had an experience … (35 comments)

As the real estate market has changed from the insanely hot market of a few years ago; I have seen a big change in the consumers and their habits.
When the market was hot, homes would sell in a matter of days with multiple offers.  If a home owner priced their home too high, I would tell them they are not overpriced they are just ahead of their time.  The market would catch up to them shortly.  Today they are just overpriced.

There seems to be a big difference between reality and perception in the real estate business.
While looking at the numbers for Oahu (Honolulu County) for May 2008 something jumped off the page at me.  The median price for condos and townhouses hit a record all time high.  The median price for single family homes was just a hair short of the record high.
How many times have I heard buyers are waiting for the market to bottom?  They may be waiting a long time here.  The market has gone up not down.
