Last week I attended the CRS Sell-a-bration in San Francisco. The Sell-a-bration is a gathering of some of the top agents in the country. We spent 3 days of classes, conference session with top speakers and some fun social mixers. During the conference I picked up several pearls. One that I truly liked was the phrase: "A Pricing War and a Beauty Contest." When describing the sale process to a potential home seller, this phrase sums it up in the best direct way I can think of. This is the question on many people's minds. Here is a few of my observations. Oahu prices are fairly stable compared to most parts of the country. We have seen a slight slippage overall in median prices. A few areas have seen larger drops like Ewa Beach, which has short sales, foreclosures and developers in the area competing with resale homes. Areas like Kahala have seen price increases. Although sales units are down, homes are still selling if priced correctly and in proper condition. Interest rates are fairly low. As the real estate market has changed from the insanely hot market of a few years ago; I have seen a big change in the consumers and their habits. When the market was hot, homes would sell in a matter of days with multiple offers. If a home owner priced their home too high, I would tell them they are not overpriced they are just ahead of their time. The market would catch up to them shortly. Today they are just overpriced. Earlier today I presented an offer for one of my buyers on a condo just outside of our planned community. After pulling the comparable sales in that complex and a couple of neighboring properties of the same construction we determined the asking price was higher than what it should appraise for. My clients really liked this one. It had some upgrades and 2 parking stalls that were at the same level as the condo. He shared a story about a real estate agent who was trying to practice real estate without the proper tools.
