We speak about ethics and legal issues when do business.  As REALTORS® we have the Code of Ethics.  It is required to take a class on NAR ethics periodically.  Can you really teach ethics?  I believe you either have them or you don't.  The classes are great for reminding agents of the details, but they will never make someone ethical.
In the same spirit I am thinking that possibly we need a class on class.  The classes may not give someone class, but will at least let them know what it is when they see it.

Yesterday, while going through my e-mail I had a message from a really great client who found me through Active Rain.  Towards the end of his message he stated:

I see many new  agents come and go in our industry.  As the market changed in the last two years many inexperienced and weak agents began to find themselves lost.  On Oahu our market is much stronger than most in the country, yet we have seen a decrease in the number of closings.
I have lost count of how many struggling agents have spoken to me in the last year asking advice.  Most were not willing to follow the advice.  Several of them have either left the industry or have stopped doing business all together.

I just read a blog post by Scott Daniels titled: You have to have the right tools in order to practice Real Estate.
He shared a story about a real estate agent who was trying to practice real estate without the proper tools.  Besides noting how poorly their clients were probably being serviced; it made me think of another question.  When taking on a client are you practicing real estate (I mean in the context of trial and error) or are you performing the business of real estate?

I decided to lighten it up a little.  Here is a short list of things to watch out for when working with a home inspector. 
If your home inspector has any or all of these attributes you may need a new inspector:

OK, I am bracing for the backlash from that title.  Those who know me know that I am not a big government kind of guy.  To the contrary in almost every case I believe in less government; unfortunately not in this case.

In a time where television shows and get rich quick seminars teach people how to buy and sell homes on their own, I get asked this question from time to time.
Why don't we look at what a REALTOR® does and then we can ask that question again.

Have you been in escrow, done the home inspection and found major health and safety issues; to then have the seller who did not disclose any of these say it is "AS IS" too bad.
I know in some states "As Is" takes on a little different meaning.  In Hawaii it does not mean the buyer loses any rights during the purchase process.  Our "As Is" Addendum clearly states that. Some agents get confused on this issue.

In the last couple of months I have received contacts from more than a couple of people looking for a new REALTOR®.  Since getting in the business I get these contacts from time to time, but lately it has been happening more and more.
I am extremely cautious when I receive one of these calls or a contact at one of my open houses, etc.  If they are under contract with another agent, you can get yourself in a lot of hot water by saying the wrong thing.  I would not appreciate another agent undermining one of my clients with me and … (38 comments)

I was a little tentative about taking the Accredited Buyer's Representative (ABR) classes.  I have my CRS the granddaddy of designations and felt the ABR may be a CRS light. 
There were three things that changed my mind and helped me make the decision to go for my ABR and take the classes:

This is a question that comes up in conversation among REALTORS ® and the public regularly.  Why is this hard to answer?  It is because everyone has a different idea of what is full service or even service for that matter.
I turned on the morning radio and listened to local real estate agent talk about how he charges a lot less and saves clients money while providing them the very same services.  I thought that sounds like something the consumers would be looking for; the very same service for less money.
