Last week I heard multiple news reports about the drop in property values in Hawaii since last year. The reports stated that we have the biggest drop in value in the nation of all major markets. According to the reports you would think we were in a freefall compared to the same period last year. What the numbers show is that the neighbor islands did take a pretty big hit, but Oahu (Honolulu County) which accounts for a majority of the sales activity held is values much better. The September 2008 numbers are in. Single Family Home Sales saw a major dip in the median price and sales volume from August and the same period last year. While prices had been fairly stable until September the challenges in the lending industry and tourism industry may have finally hit us in a more substantive way. Condominium Sales had a larger drop in volume and median price. With interest rates still holding on the low side and inventory level up a little; buyers should see it a good time to take advantage of the market conditions in most areas. Sellers

Year to date average sales prices of single family homes has bounced back to almost the same level as the same period of time last year. Sales volume year to date has also gone down. Hauula (tax map keys 153 thru 154) Single family homes have really slowed down dramatically. While sales volume is up, the amount of inventory in comparison, makes this a clear buyer's market. Prices have gone down a little less than 6% compared to the same period of time last year. With currently supply and demand along with low interest rates buyers, should be able to find the home of their dreams. June 2008 numbers are in. Single Family Home Sales have continued to show decreased sales volume across all counties. June saw drops in Median Sales Prices in all counties except Kauai compared to the 2007 levels. During June I saw an increase of activity in my business and am hoping that pattern is repeating among other agents and areas. The July numbers will be important as to determine possible trends.
