Every Monday I get a series of phone calls from folks promising me everything from 100 pre-qualified leads a month to getting me on page 1 of Google®.  The phone may start ringing between 4am and 5am.  I noticed that 90% of these calls come on Monday.  These folks seem to only work one day a week.
These people from New York or India or wherever they are, who claim to be in tune with my business and its needs have no idea what time it is in Hawaii.

At times it can be frustrating to search through listings of homes for sale.  There are too many agents willing to game the system.  Any possible advantage they may gain, is outweighed by the negatives.
Here are a few issues I see on a regular basis.
Homes with overrated conditions (puffing). Marked "Excellent" or "Above Average", when the home is in a state of disrepair. Listed as Active, when they are in escrow and not accepting showing appointments. Not disclosing short sales or bank owned properties. Misrepresenting the size, type of property or topography. In my area I am seeing a shift in attitude from consumers.  They are hiring the best agents they can find.
When the market was hot, many sellers looked for price above service.  They felt any idiot could sell their home.  Real estate companies offering limited services began to pop up.  They attracted mostly inexperienced agents and prospered.  Some of them opened second and third offices here locally.

I hear many agents complaining how their business is slow.  Instead of complaining step up and put your energy into growing your business.  This post has no magic bullets just tried and true tactics that work.
Are you tight on resources? There are many free and cheap things you can do:
Put magnets or lettering on your vehicle. Where a name badge always (almost always). Take all the office floor time you can. Volunteer to sit open houses. My new mall signs appeared this weekend.  The picture was updated to show the new lighter me.  They had a few minor updates and a change of colors.
                    
Today while out at the soccer fields a couple of the youngsters from my son's team approached me and said we see your picture at the shopping center.  You are a celebrity right?
In a similar experience awhile back, a group of neighborhood children wanted my autograph.  I Was Asked for My Autograph Today
I have been getting similar responses from adults.  Well none have asked for my autograph.  :)

While many agents are struggling there is a lot of opportunity for top agents to gain market share.  One consistent pattern I am seeing among struggling agents is that their level of service has stayed the same or dropped and their marketing is almost non-existent.  When business volume gets a little tight in your market it is not the time to cut back on those two items.

Your home has been on the market for many days and it is just not selling.
Let's start with a few possible reasons:

I was speaking to a potential seller that seemed like he/she was heading for a bi failure.  It made me think about why some are not successful selling their homes in our market.
Our real estate market has been stable for the last two years.
Average prices ands median prices have been level to a slight increase.  There are neighborhoods that have seen slippage in prices (mostly those areas with new construction competing with resale homes).  Most areas have seen declines in sales volume.

During this week I spoke to 3 different struggling agents who were discussing their challenges with me.  When I asked about their marketing, the responses were the same.  Money is too tight to spend on advertising.  I asked all three the same question.  So how's that working for you?  In one case I spoke to that agent at least two other times in the last three months and gave several ideas for generating business that would cost little or no money. Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes: Average sales prices of single family homes are down a little from 2006.  Sales volume is has seen a little bigger drop from 2006 levels.  Inventory has come down a little more from last month, but we are still looking at about 5 months worth.  Buyers will continue to find sellers that may be a little negotiable.

To be successful in selling a home it requires a team effort.  There are many members of the team.  I am not talking about the whether the Realtor is a solo agent or part of a sales team within their company, when I refer to the team in this post I am talking a little bigger picture.

I have seen several of these listings in the past and it gets under my skin.  A townhouse listed as a single family home.  What is the agent thinking?
If a buyer is looking for a townhouse he may never see it.  When it all said and done it will negatively affect the sales numbers for the area.  The average sales price for the neighborhood will be lowered.  The number of town home sales will be reduced.
In the last two years I have reported several of these to our MLS system to only see the practice continue.

Effective advertising not only brings in sales, but it also adds to your face to face effectiveness.  When meeting a perspective client the meetings tend to go a lot smoother if they recognize you form your advertising campaign.  There is an assumption by many potential clients that you must be one of the more effective agents in your community if you have a strong ad presence.  Perception is everything in sales and marketing.

I have been reading about extremely slow markets in other parts of the country.  I also visited a few of them during my last vacation.  It has been on my mind for awhile and I have been thinking how I will adjust if and when we get in that type of market here.

I have read many discussions about commissions.  Many focusing on what other companies or agents are charging.  Some were interesting and some well lets just say maybe missing the real point.

Single Family Homes in the Ocean Pointe has shown some price decreases.  The average sales price of single family homes have dropped in value nearly 11% from the same time period last year.  While sales volume has been consistent the inventory levels have increased to about 6 months worth.

There is type of agent that pops up every now and then, who makes us all look bad.  They cost the seller's time and money and they cost quality agents a listing every now and then.
It just happened to me and Lielane Peralta, who is a new agent in our office, who teamed up with me on a potential listing.  I see this happen from time to time and wasn't personally as upset as I was disappointed for this new agent, who I feel earned this listing to only watch another agent steal it with a less than ethical practice.

It is not rocket science, but there is a science to selling homes.
Yesterday I looked up two different properties for two different potential clients; one a potential listing and one a potential sale.  In the end I came up with the similar conclusions on both properties.
