Below are sales activity for the month of June 2010 compared to the previous month and the same month last year. This covers resale home for Honolulu County (Oahu).  The effects of the home buyer tax credits are now wearing off.  July and August will give is a much clearer picture of how the market is actually doing.
*Median price means half the prices were above and half below the given price.  Data was taken from the Honolulu Board of REALTORS®.  It is deemed to be accurate, but not guaranteed.

This Mililani sales report covers zip code 96789 which covers both Mililani Mauka and Mililani Area (which includes Mililani Town, Launani Valley and Waipio Acres).
Mililani real estate is beginning to pick up again.  We are still seeing good real estate activity in the Mililani area.  The market is beginning to shift back to a seller's market for the first time in awhile.  Inventory levels are a fraction of what they were even a few months ago.

While many agents are struggling there is a lot of opportunity for top agents to gain market share.  One consistent pattern I am seeing among struggling agents is that their level of service has stayed the same or dropped and their marketing is almost non-existent.  When business volume gets a little tight in your market it is not the time to cut back on those two items.
Last year I made a goal of doubling my business.  Most people thought I was crazy.  In order to be successful I developed a plan that included three parts to it.

 Did the title get your attention?  When asked by potential clients how long will it take me to sell their home; I respond I can sell your home in one day.
I am serious; I can sell any home in one day.  I am very good at what I do.  If you need your home sold in one day, I can do it.

Yesterday I attended an awards luncheon.  On of the things that got my attention was the venders who were at the event.  There were a couple of lenders present, who were owned by other real estate companies.  First of all I would never use or recommend their services, period.
I am real glad my company does not own a mortgage company, an escrow company or any other service company.  The conflict of interest is too tremendous.  If I ever leave the company I am with I would not consider an office that also owns and promotes their own lender or escrow … (57 comments)

This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley) and Mililani Mauka.
Mililani real estate is still moving strong.  We are still seeing good real estate activity in the Mililani area.  With low interest rates and some selection in the inventory, buyers are still able to buy the home of their dreams, while sellers were seeing their properties move if priced and marketed correctly.
A few dynamics in the area:

Royal Kunia is a planned community in Waipahu, Hawaii (makes up part of tax map key 194).
Single Family homes average prices have softened.  Sales volume of single family homes has shown a 20% slippage in volume for the last 12 months over the previous 12 month period.  While average sales prices came close to staying even with a slight 2% drop.  Inventory levels are extremely low and with the recent interest rate drops, expect prices to continue to remain strong for at least the short term.

Single Family homes sales in Wahiawa/ Whitmore have shown increases. Average sales prices of single family homes are slightly up for the last 12 months over the previous 12 month period.  Sales volume is slightly up.  There is over 5 months worth of inventory.  Buyers will still be able to find the home of the dreams, while seller's will be able to move there properties as long as they are priced appropriately and show well.

Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191). The following report reflects resale's of homes that were reported through the MLS system.  New homes sales are not part of this report.
Single Family homes: Average sales prices of single family homes in Ocean Pointe have shown slippage over the previous 12 month period.  Sales volume has seen a large drop during the same time frame.  There is a lot of new home construction in the area which has had an impact on the resales.

I have run into several listings that are over priced and under marketed.  When I checked the tax records, I found it belonged to the listing agent.  In a couple of cases they belonged to agents in the area, who I consider pretty good agents.
Yet when it comes time to sell a property they own, they seem to forget everything they know about selling homes.  Over priced is a common theme among many agents who sell their own properties.  It is a case of do what I say and not what I do.

I think the answer is both.  Shows that talk about flipping properties seem to ever simplify the process.  I find clients, who think they will buy a home, slap a few thousand in it and flip it for giant profits, all in 10 days.  That is where some of the shows on television have hurt us a bit.

Salt Lake Area (tax map key 111, includes Moanalua, Aliamanu, Mapunapuna and Airport Area)
The below figures include both fee simple and leasehold properties.  These are only the totals and averages.
Single Family homes sales have softened. Average sales price of single family homes has begun to climb again.  Both May and June have shown that trend over 2006 numbers.  Sales volume is down from last year.  There is currently just a little over 5 months of inventory, down from 8 months in May.  If these trends continue Salt Lake is moving from a buyers market to more of a balanced market.

The May 2007 Numbers are in. 
Single family home sales - year to date are down 5.2% percent in the number of total units sold up, but the median price and average sales price have shown increases. 
Condominium sales - Saw a dip in the number of units sold, but prices have continued to show a strong increase over 2006. 
With interest rates remaining low and a strong local economy, both buyers are sellers are taking advantage of the Oahu real estate market.

The Wahiawa and Whitmore communities have seen the real estate market has leveled, but homes are still selling.  Interest rates are still low and there is a good selection of inventory.  It is still a good time to buy or sell in this balanced Wahiawa and Whitmore market.

real estate sales: Q1 2007 Real Estate Sales Activity in the Kaneohe Area - 04/24/07 12:02 AM
The Kaneohe communities (zip code of 96744) real estate market has had a small increase in sales activity over 2006 for the sale time period, there has been a some drops in average sales prices.  The one bright spot was in March the average sales prices of condos went up.  Interest rates are still low and there is a good selection of inventory making it a good market for buyers.  Sellers may need to be somewhat negotiable with the amount of units for sale especially in the single family homes.

In the last few weeks we have seen a surge in business in Mililani and the surrounding area.
Our office had two townhouses for sale.  One was on the market for a little over a year and the other nearly 6 months.  They were just sitting there with very little interest and then it happened.  At the same time they both received multiple offers and went into escrow.  Ok I know that is not scientific, but let's look at a few more.

The stats are in from the Honolulu Board of Realtors MLS.  Single family home prices showed a bump in February 2007.  Condo prices remain at the same level as the previous month.  Honolulu County makes up the entire island of Oahu.
