realtor: A Great Listing Realtor® is Worth Their Weight in Gold - 05/21/12 09:57 AM
I regularly hear stories of people who regret their decision when selecting their agent to list their home for sale. Here are two of the most common categories I run into. 1) They picked the agent who offered a discount or flat fee and were told they would get the same full service as other agents in the area, to only find later that was not what they got. 2) They went with the agent who offered to list their home at a higher price. I was speaking to a home seller after they fired their agent who

realtor: Don’t Talk Stink About Real Estate Professionals - 04/15/12 01:32 AM
Our Code of Ethics had a few changes for 2012. In the past it was a violation of the Code of Ethics for a Realtor to make false or misleading statements against a competitor. The word competitor was changed to real estate professional in the Code of Ethics. Here are a couple of questions that come to mind. 1) Who are considered real estate professionals? 2) Shouldn’t we use that standard for everyone? The first question is a good one. Are the real estate professionals only those with a license? Home inspectors in Hawaii for examples do not have licenses.

realtor: I Can Sell Your Home in One Day - 05/07/08 01:23 PM
Did the title get your attention? When asked by potential clients how long will it take me to sell their home; I respond I can sell your home in one day. I am serious; I can sell any home in one day. I am very good at what I do. If you need your home sold in one day, I can do it. OK, if you check the stats I have only sold a couple of homes in one day. So how do I get off making that comment? It is simple. There is a price I can sell your home in

realtor: Hey I am Here! - 03/27/08 05:19 AM
I read a post today that caught my eye: Sellers Resort to Weird Deals by Heather Joubran She wrote about some of the creative things sellers have done in tough markets to try and sell their homes. I enjoyed the post and thought I would add my twist to the topic. I have a little different twist on that thought. The creative ideas may not be what sell the home or yourself, but it may get you noticed in a sea of noise. If you have a home in a neighborhood that has a lot of listings for sale, how will you get

realtor: Being a REALTOR® Requires Biting Your Lip a Lot - 03/02/08 09:00 PM
How many times did you want to say what was on your mind but decided to bite you lip. Mine was raw this week. When trying to show property, I am getting more and more agents who are not returning phone calls. I have my theories why that is, but will just bite my lip for now. Today I got an agent to finally respond after several calls, to set up a showing. My clients fell in love with the home and decided to write an offer. I called ahead as usual to let the agent know an offer was coming

realtor: A Pushy Real Estate Agent Should be a Red Flag - 02/08/08 12:24 AM
One of the things that give our real estate profession a bad name is agents who are just too pushy. Have you ever heard someone try to compare REALTORS® to used car salesmen? I have and it really got under my skin. That opinion came because of how unprofessional an agent was that they had interaction with. Now I have a potential client who has a low opinion of our profession. Thanks to a less than professional agent. You hear of physicians making a hard sell for their services or any other top professional for that matter? I feel that there are few

realtor: You Need a Professional to Buy or Sell Real Estate - 01/27/08 05:04 PM
Yesterday (Saturday afternoon) I got stopped in the parking lot of my office by a gentleman was wondering when my office would be open. When I asked what he needed he said wanted to get a blank purchase agreement form. I will stop here on what happened, because that is not relevant for this discussion. His request really made me think. He was obviously planning to buy or sell a piece of property on his own. The fact that he only needed a purchase agreement tells me he is over his head. Our purchase agreement forms are 12 pages long. Most purchase

realtor: It’s 8:00am and My Day is Half Over - 01/19/08 11:18 PM
Well not maybe half over, but I have gotten a lot done. How you start your day will set the pace for how productive will be. In the past I was an evening person. Unfortunately I married a morning person. After 13 years of marriage my wife Darnelle is finally changing me. By 4:45am she has the lights on, TV turned to the news and the hair blower going. If that is not enough she will begin to quiz me about the day's schedule. No chance of going back to sleep at that point. So what to do? Many of you know that over

realtor: Doing the Same Thing and Expecting Different Results - 01/16/08 08:49 AM
I see many new agents come and go in our industry. As the market changed in the last two years many inexperienced and weak agents began to find themselves lost. On Oahu our market is much stronger than most in the country, yet we have seen a decrease in the number of closings. I have lost count of how many struggling agents have spoken to me in the last year asking advice. Most were not willing to follow the advice. Several of them have either left the industry or have stopped doing business all together. Here is my advice to struggling agents. If what

realtor: Buyer’s Remorse - 12/24/07 07:15 PM
One of the things we have all faced is buyer's remorse. Buying a home is extremely stressful for most clients. We in the profession who do this on a daily basis can easily treat the process of buying a home like a routine act. It may be for us, but not for our buyers. This is the biggest thing they will buy in their life in most cases. Did they get the perfect home? Did they get it at the right price? How will they ever make those huge mortgage payments? What if something bad happens like the roof leaks. Being

realtor: Not All Sellers Are Motivated - 12/19/07 12:33 AM
Earlier today I presented an offer for one of my buyers on a condo just outside of our planned community. After pulling the comparable sales in that complex and a couple of neighboring properties of the same construction we determined the asking price was higher than what it should appraise for. My clients really liked this one. It had some upgrades and 2 parking stalls that were at the same level as the condo. So after researching the numbers my clients settled on a price to offer the seller. I submitted their offer to the listings agent. Our offer was lower than the

realtor: You May Need a New Real Estate Agent if… - 12/06/07 02:16 PM
I decided to lighten it up a little today. Here is a short list of things to watch out for when working with a real estate agent. If your agent has any or all of these attributes you may need a new real estate agent: Drives a YugoHas a beeper instead of a cell phone.Drives the delivery truck from their regular job when showing properties. Is not a member of the Board of Realtors (says they are saving money).Has the nickname of Slick, Fast or Speedy or has a nickname of a city or state.Has a habit of putting their hand on

realtor: REALTORS® Want the Love - 12/04/07 06:03 PM
So many times I see other agents getting themselves in situations they should never have gotten themselves into. Many are just not professional, but there is another group: Those who need to be loved. Most real estate agents want everyone to love them, so they do what they think will bring them the love. Being loved is a need we all have, but it can be a big problem when that need is placed ahead of being a professional. How many times have you gone against your better judgment to appease your clients? Listed the home for more than

realtor: Aggressive Brokerages - Are They Recruiting or Poaching? - 11/21/07 10:38 PM
In the last few months I have seen several real estate brokerages heavily recruiting agents from other companies. In our daily mail at the office there are a stack of envelopes from other real estate companies to each and every agent within our company. While on floor duty I have answered the phone to have another broker try to recruit me. Just a few of my observations: I find these practices tacky and show a total lack of class. They seem to be willing to take on any agent. Why would I want to hang my license with a company who will take on anyone

realtor: King For a Day Series – Real Estate Agents - 10/30/07 07:44 PM
OK, here is the one you were waiting for. If I were King For a Day what changes would I make to the real estate industry in the area of real estate agents and realty companies to better protect the public? I have read thousands of news articles and blog posts, sat through hundreds of hours of training classes and meetings and participated in many real estate transactions. Through these experiences, I have formed some very strong opinions about changes I would love to see in our industry. This blog post is the final one of a small series of articles that

realtor: Hawaii – State Wide Resale Home Sales for September 2007 - 10/25/07 02:01 PM
September 2007 numbers are in. Single Family Home Sales have shown decreases in volume from last year in all of the counties except Maui. Median prices of homes decreased on the neighbor islands, while Oahu (Honolulu County) showed a modest increase over the same time in 2006. Condominium Sales have also seen declines in Hawaii and Kauai in both volume and median price. Maui had an increase in volume and a large increase in median price. Oahu (Honolulu County) while having a decrease in sales volume had a consistent climb in median price. *These numbers were taken from area MLS systems and Title

realtor: REALTORS® Giving Vender Referrals - 10/24/07 04:43 PM
This topic comes up regularly. How do you decide on venders like home inspectors or loan officers to give your clients? The most common school of thought among agents I have spoken to over the last few years is to give a list to your clients. I have such a list and freely share it with clients. In a recent regional meeting of the Honolulu Board of REALTORS®, the attorney for our Board said that giving a list may not minimize your exposure to potential future law suits. He said that whether you refer one or ten names to your client, if

realtor: I Love being a REALTOR® in Hawaii - 10/10/07 02:05 PM
I love being a REALTOR® and I love Hawaii. How many people can say they love what they do for living? Hawaii for many years had the reputation of being one of the places with the lowest percentage of home owners. The American Dream was not enjoyed by most here. Most of the land was not available for purchase. You could lease the land and buy the house (leasehold). I stayed with family here on Oahu a couple of times during the late 1970s. I fell in love with Hawaii and here in 1982. The first year I was here I took
