va loans: 2011 VA County Loan Limits for Hawaii - 12/20/10 12:20 PM
Below are the VA Mortgage Guaranty amounts for Hawaii. These limits apply to loans closed January 1, 2011 through September 30, 2011. The VA will guarantee 25% of the loan amount up to the limits listed below. For amounts above the limit, speak to your loan officer for down payment requirements.

As we get to the end of another year a few things will change.  One of them is the Basic Housing Allowance for our active duty troops stationed in Honolulu County (Island of Oahu).  The rates had a slight decrease from the 2008 levels.  Those who are already stationed here will be grandfathered in at the previous rate. BAH in Honolulu County is much higher than most parts of the country.  Coupled with VA Mortgages, buying a home is a viable option for our troops in Hawaii.

Strong words?  I don't think so. 
I have spoken to many Military folks who were steered away from using their VA benefits when buying a home.  When a mortgage broker or an out of state lender tells someone with VA benefits that they have a better deal; it is probably better for the loan officer, not the borrower.  Here are a few reasons why some loan officers have consistently pushed vets away from using a VA Loan:

I am amazed how many times I come across and another agent who has been in the business for a long time (over 35 years in this case) and still does not seem to know what they are doing.

I am so amazed by how many Realtors and lenders in Hawaii shy away from VA loans.
