I have  an associate who is handling a very complicated loan mod with the bank. It involves a living trust where the beneficiary has died and the trustees now occupy the home but are not on the loan. I handled a foreclosure for a a group of investors recently. They were able to pick-up on the court house steps a home from the Bank of America fro $225,000 in cash.
