brokers: FUTURE of REAL ESTATE COMMISSION (ponder) - 10/30/23 11:08 AM
No one can deny that throughout your entire life, change traveled with you. Some, we accepted without question or hesitation, while other change proved more difficult to grasp. Some change is heaped upon you like it or not! We are seeing change in every category today especially in technology.
HOW REAL ESTATE MAY ENTER INTO CHANGE
Applications (apps) are being developed at an extraordinary rate of progression making certain developers wealthy in the process. An app on how to play checkers better won't pay-off as well as an app that innovates and excels in its use & intention. That's what all the tech … (5 comments)

brokers: INCOME PROPERTY PAYS OFF - 02/17/18 06:09 AM
In the background and always present of any Real Estate transaction is the rental aspect of it. People buy homes to live in but they still have a rental value as does vacant land, retail and commercial spaces. In fact when I was doing appraisals it was considered a very important value dynamic for making loans and investments.
POSITIVE or NEGATIVE
Some properties pay-off right away (positive cash flow) if priced or managed correctly while others have what they call a negative cash flow. For those that can afford that monthly loss until equity appreciation & markets turn get the rewards of a … (2 comments)

brokers: ADVISE and ADVICE TO REAL ESTATE AGENTS - 01/27/18 02:47 PM
The learning curves that come with life. Of them there are no end and this is how it should be. Life is not a still but an action to be grabbed and held onto and then to run with it in every direction. The speed and the topics of what to pursue are subjective so seek your own but learn from everyone so you can mitigate error, wrong directions, pits and losses while you carpe diem!
ADVISE
First, the above paragraph includes everyone & all subjects. As to advise it is just my suggestion because each one must make their own footprints to first … (14 comments)

brokers: BROKER FAILURE WE ALL GO DOWN - 01/30/16 02:23 AM
When I was sitting (10 years) on grievance and professional standard panels and committees as well as being a presiding judge, in addition to learning and enhancing my own personal journey I became very much aware of others who either did not know, or did not care in regards to Real Estate licensing and procedures when practicing their trade
WHERE'S THE BROKER?
One thing that stood out for me and others when attending a hearing was: Where was the Broker during all this? There was an obvious point in the accusation where if addressed, would have gone no further. The Broker, if reviewing and coaching as well as guiding was there, … (23 comments)

brokers: AGENTS DISCIPLINE YOURSELF OR SOMEONE WILL - 09/18/14 05:44 AM
The first part of the year started out pretty quiet. That told me that something was brewing for sure. Sure enough, when it rains it sometimes pours.  Now, I am busy with complaints coming before me as I sit on the professional standards hearing panel. Agent versus agent, broker vs broker, public versus all and no one is wrong?
WE HAVE A MELTDOWN
I have been doing this for years. One thing that stands out is the poor communications between the parties especially when they don't agree. Instead of upping the communications, problem solving and expanding on the different points of view, a total breakdown … (9 comments)

brokers: THE FILE "BUCK" STOPS WITH THE BROKER - 07/11/14 12:54 AM
The fact is that some Brokers do not do this or even take the time unless they have to. In other words, reviewing the file takes place if there is a problem or a reason to go over the file. Yet in Real Estate, the Broker is supposed to know what is going on with every transaction that every agent in the office under the Broker is doing. Office managers, Transaction coordinators and the like can be used to input to the Broker, but the Broker is never relieved of that duty
BEING ACCOUNTABLE IS NOT A REQUEST

brokers: AN OPEN HOUSE HISTORY LESSON - 04/10/14 12:27 AM
This is always a pleasant subject that has history and purpose. I have watched the open house subject evolve from appealing to agents "only" to more of an appeal to the public at large. In the 80's, it was important to get agents to view the home to generate traffic and create a word of mouth
OFFICE TO OFFICE COMMUNICATIONS
Remember, there was no Internet. Ponder that because it provides the setting for the opens back then. Fliers were not uncommon to communicate between the various Real Estate offices daily by messengers. They would come in and all of them would describe a property … (10 comments)

brokers: BROKER BUYS THE FARM WITH THE BUCK THAT STOPS WITH THEM - 09/20/13 12:20 AM
The Bureau of Real Estate in California lists the Broker failing to supervise their agents as one of the biggest ongoing violations that they have to enforce. Why is that? Why does a Broker fail to supervise? The answer to that question is very revealing to not only the public at large but to the people in the business
THE SYSTEM
There is a system in place that is regulated and expected and when followed it works for all concerned. The public and the professional as well as the organization or Broker can only prosper from this system. Why then isn't … (10 comments)

brokers: TAKING MY CONTINUING EDUCATION CLASSES NOW...whew - 02/21/13 11:16 PM
I have been licensed in Real Estate since 1978 and I must say that it is a business where you never stop learning. WHY? Just as no two houses are the same... no-two transactions are the same and people are all different too. No matter how many times I have done something, it is always the first time for that situation. Now, all this experience has to go on hold as I try to make sense out of reading material telling me about Real Estate
REAL LIFE vs DRAMA
Who writes this stuff anyway? I don't mean any disrespect and I … (10 comments)

brokers: CALIFORNIA IS NOT BUSINESS FRIENDLY - 01/13/13 09:58 PM
Well if things were not challenging enough in California which continues to support and create anti-business environments, The California Association of Realtors had to stir things up. Now, everyone who is licensed under a Broker has to become a CAR dues paying member.
FINALLY TECHNOLOGY HAS MADE IT POSSIBLE
This has been bothering them for years is the way I heard it told and now there is software technology that can track who is licensed under who anywhere whether they are CAR members or not. Now, those licensees that don't want to join don't have to, but the broker cannot have them under his … (7 comments)

brokers: ESCROWS SUED FOR ISSUING AGENTS CHECKS - 08/11/12 01:09 AM
This is the third time this has come to my attention necessitating a post share. At least three different escrow companies have issued funds directly to the agent instead of through the Broker where the agent has their license hanging. It appears that the agents casually instructed escrow to do this and escrow did.
NOT ALLOWED
On the surface or through a layman's eyes, whats the big deal? Well, that is not just allowed. Furthermore, when discovered, the escrow now has to make good to the brokerage and the offending agent is now going to be involved in some litigation and probably some … (21 comments)

brokers: TWO FLYS...... FLYING AND FIGHTING........reminded me of....... - 11/15/10 01:04 AM
I saw something the other day that I had never seen before. Two small flys, were fighting with each other. I am no expert here, but I will comment best I can....They did their battle in a circular fighting format. Round and round in complete tight circles spinning in mid-air....then they stop. Then, suspended in mid-air...they either went up or down, left or right and then started the circular chase and attack on each other again.
WHAT IT APPEARED LIKE....
It was like watching two F-15 fighters that have the ability to to also hover and change course in an instance … (7 comments)
