commitments: RESULTS IS A GOOD WAY TO KEEP SCORE - 04/29/13 06:04 AM
As I travel from transaction to transaction, I learn and glean from everyone and everything. It is no wonder that after so many of these, you become experienced, salty, savvy, and just plain good at what you do. Repetition is the key that unlocks the doors of experience. In the end...there is really no substitute for RESULTS...... THINGS ARE NOT COMPLEX UNLESS WE MAKE THEM SO RESULTS: to terminate or end in a specified manner. Ability to bring about effective decisions LACK OF RESULTS: Not finishing the business at hand..... At the end of the day.....you either have one or the (5 comments)
commitments: BE ON TIME NO SHOW OR SILENCE IS A NO NO - 03/19/13 01:34 PM
I cannot believe in this day and time with all the technology around, stiff competition and money and opportunities just waiting to be claimed that there are people who do not keep their appointments on time. Remember I am talking about adults here. Remember in junior high and high, they call it a tardy. You get so many of those and you either go see the counselor or it affects your grade. Parents are notified too TRYING TO EDUCATE YOU They were trying to teach you back then to be responsible and self-reliable but some people weren't ready. It was not (9 comments)
commitments: GIFTS ARE OPTIONAL RESULTS ARE MANDATORY - 03/16/13 06:49 AM
Your a Real Estate agent wanting to facilitate a Real Estate transaction. You were hired to do a job and you did it. Services were exchanged for money and all walked away winners. However, it our industry of buying and selling, investing and servicing Real Estate, a closing gift to seal the memory of the deal is a common gesture OK...WHAT DO WE GIVE? What to give causes head scratching in the industry and to be unique about it can be challenging. Gift baskets, wine, calendars, gift certificates, magnet items, pen and pencil sets, flowers, plants, charity donations, vases, sweets, statues, (8 comments)
commitments: AMAZING SECRETS TO SUCCESSFUL TRANSACTING? - 01/16/13 07:18 AM
I have used these SECRET strategies and even have been known by them. They are my branding and once activated work very well on their own. What makes it so compelling is the simplicity of each one. Anyone can do it and the results respect those that do. All these amazing SECRETS that people share may not be that secretive at all THE SECRETS OF SECRET SECRETS 1. Availability: To this day people will tell other people..He is good about answering his emails, texts and phone calls. There can be absolutely no reason today for someone to not get a hold of (10 comments)
commitments: PEOPLE WITH MONEY LOOK FOR PEOPLE TO SPEND IT ON - 12/06/12 07:05 AM
For the wealthy or well off or even the careful person who just wants what is represented, there is a serious lack of constant reliable services of people that will actually do what they say they will do. Often money is not the issue as much as if the service rendered was completed as represented and in a timely professional manner FOR INSTANCE I know of a doctor who makes $20k a month and wants a Real Estate service performed. He is quick to to offer $2-3000 upfront I am told to get the necessary results. The first person up took the ball and (8 comments)
commitments: LOAN OFFICER ALMOST BROUGHT US ALL DOWN - 11/13/12 10:50 AM
My client was referred to a loan officer and unfortunately I went along with it. I have my own team in place who walk things through with no nonsense like a machine. At all times, we protect the principals and clients and whatever we do, we finish it with a Disney ending. I don't know of any other way, but I know of many people who KILL DEALS..I stay away from them CASE IN POINT Below is a letter I had to write to the loan officer when the welfare of my client ON A SHORT SALE was at stake. When did you (8 comments)
commitments: GOING and GETTING PAST THE QUITTING STAGE - 10/10/12 12:10 PM
You work hard and you do what you believe is right. Things should start to line up and then make sense. Why not? You have done this before and you have seen the results from your thinking and doing. But then, something does not go as planned. It even rejects your best efforts and you are now at a point where you want to walk away...Should you? DEFEAT IS A WORD...SO IS TENACITY I like to remind people that we were not put here to be defeated. Problems all come with multiple solutions if one remains calm and objective thereby inviting (6 comments)
commitments: WHATS THE HURRY? - 06/18/12 09:00 AM
I discovered a long time ago to use TIME to my advantage. I came across this awareness by watching people who did not and the consequences that followed. The solution I came up with was a simple one. To always arrive early wherever I went. To be greater than my circumstances by dictating how I wanted things to go.... RISE AND SHINE It begins by getting up early. Then, whatever your routine is follows. Perhaps coffee, newspaper, emails or exercise or a combo of it all. Then, a snack or meal to break the fast and off we go. Remember, we are (8 comments)
commitments: SMALL PRINT DOES ANYONE REALLY READ IT - 06/04/12 12:21 PM
It pops up everywhere you go. It is where disclaimers, liability waivers and insurance rate protectors put all their "told you so" information so that you cannot claim later on that you did not know. You see when you litigate something, you find out what works and what doesn't. That's how a one page agreement becomes a 20 page small print agreement IS THIS YOUR SIGNATURE While we are on the subject of litigation, the dreaded question of questions is going to be brought up and it is this: Is that your signature on this page? Are those your initials? All (44 comments)
commitments: CREATE YOUR OWN REFERENCES - 05/05/12 06:49 AM
I got a call from a fellow property management professional asking me if I could verify and refer an old tenant that used to rent from me back in 2006-2009. Sure...go ahead sez I and he submits the name. I am a moment person and having to access mental files that go back years is not my forte. He offered to fax me data and I said, no just answer a few questions KEEP TO THE RULES I always tell people that if they abide by the rules, they can always use me as a reference. These people took me up (4 comments)
commitments: YOU DONT HAVE TO SELL IF YOU DONT WANT TO - 01/13/12 11:32 AM
I like doing listings and usually require a good length of time to market property properly. It is my upfront time and expense going in that will produce results shortly thereafter. I remind my clients that my efforts will go unrewarded until I successfully transact which is often weeks to months away COMMITMENT CUTS BOTH WAYS Some people are hesitant to sign a long listing agreement and I can understand that. With short sales, I require a year and a very clear understanding going in. That is a big investment for me and doable providing we finish what we start YOUR (4 comments)
commitments: CREATING COMEBACK EXPERIENCE BUZZ & WORD OF MOUTH - 01/11/12 10:44 AM
The primary purpose of every business is to keep their promises, service the customer and create what I call a come back experience. You want to at all times meet your obligations and promises, but if able...you want to exceed them and when you do, you now enter into the land of good buzz, and plenty word of mouth REAL ESTATE PROFESSIONALS GO FACE TO FACE Real Estate profesionals are in the trenches with the public where large amounts of money are exchanged. We have to keep our promises and get things done. No excuse mentality is our default mode. Many (4 comments)
commitments: SELECTING REAL ESTATE AGENT EXAMPLE OF WHAT TO LOOK FOR - 01/08/12 11:23 AM
Not everyone who is licensed to practice Real Estate knows all things in regards to Real Estate no more than a doctor who practices general medicine is expected to know everything about the human body. Some knowledge yes, but a good practitioner of anything has a special field of operation, something that they excel at and do repetitively. THE SELLERS CHOICE I am a sellers agent and love it so. I have marketing abilities and skills that I love to use. I like focusing on a specific pocket areas to bring my energies to bare, and I enjoy the interaction from (5 comments)
