debt: VIRUS PLAYS MUSICAL CHAIRS GAME - 04/02/20 06:59 AM
I have preached what I am about to share for years and some believe it prudent and entertaining others cute and not a problem yet here it is for you NOW to assess. Remember the game musical chairs where they take lets say 10 chairs facing in alternating directions, 12 people and music? The instructions are to circle the chairs while the music plays and when music STOPS...grab a chair. If not, you are out of the game....
BUT WAIT THERE IS MORE
Now, they remove a chair and the music starts again. There will always be more people than chairs and at random … (6 comments)

debt: SAVING MONEY? - 11/20/17 01:26 PM
It is amazing this subject as to how many people DO NOT KNOW how to do so. Pro-activity escapes them and they handle this subject in a reaction mode also known as living paycheck to paycheck at some point. I blame no one because unless this dynamic is taught or your common sense picks it up, you may not know better. However, you should
IT'S A TOOL
If taught to save early on, it just goes to work and gets better. Some people get addicted to it and this is extreme but that's their business isn't it? When one first puts the practice to work, it … (15 comments)

debt: BE DEBT FREE (mindset) - 08/13/17 06:56 AM
Everyone everywhere is an opportunist meaning that people are always looking for prosperity, breaks, good situations to invest or grow in and they should. America's economic base is built on making money, acquiring goods and services toward having a more quality of life as each one believes. That's the beauty of it. There are no restraints, formulas or barriers that can really stop us
LESS EXPENSES
Many people tend to forget, overlook or just are not aware that another way to make money or obtain a want or a pleasure is to cut back on their own spending or reduce expenses. Needs and wants govern … (14 comments)

debt: TRUMP TAKES US BEHND GOVERNMENT CURTAIN - 06/01/17 08:35 AM
The Nation didn't want anymore politicians and voted accordingly. Interesting to note the feeling for this was national and deep. We the people were fed-up, tired, running out of hope and with our remaining strengths knew one sure thing without a doubt. You have heard of this many times too. Its best known by its definition as follows....
INSANITY
Doing the same thing over and over again expecting a different result presented itself to us all individually and collectively & we all spoke out. What were we saying? CHANGE! Yes of course but we screamed change for the better & not just here comes the boss same as … (8 comments)

debt: PAYING THE HOUSE OFF PAYS OFF - 01/16/17 06:43 AM
In Real Estate, there are so many avenues and paths of learning/risking and not just about Real Estate itself but all that is connected to it especially the people factor. Getting upfront, close and personal with your like kind and thinkers when they are handling large transactions with big sums at stake is intimate in its nature. One of those intimacies is buying a home
SHELTER
That is a big accomplishment in itself. You are going to always need shelter and have to pay for it assuming you don't live out in the wild in a lien too or tree house. That being the case, consider what I … (7 comments)

debt: COLLEGE DEGREE DECADES AGO MEANT MORE - 06/30/14 08:15 AM
Go back some years and a college degree was a big deal. Heck, if you want to explore the subject of education, getting a High School diploma was a big deal. What happened? Now, the GED has devalued the high school diploma and the college education has taken on new dynamics as well
GOING INTO DEBT
First of all, going into debt to purchase anything is risky business. I believe just about everyone has come to terms about taking out a loan for a car or a home. But other than that, debt binds one unless one knows how to leverage it and make it … (2 comments)

debt: THE SYSTEM OF SPENDING SNARES US ALL - 11/07/13 02:38 AM
According to big business, government and hard heart-ed people, MONEY is the end all. People are just walking wallets waiting to be opened. Its the money everyone wants and if they have to be nice to you to get it so be it. If they have to be NOT NICE to you to get it...they will. But money must change hands constantly in a capitalistic society
THE SYSTEMS DRIVES US
Some people remain down right ruthless, insensitive and uncaring when it comes to the subject of money. It is understandable because of the money chain we live under and with. One guy has to pay … (4 comments)

debt: REAL ESTATES CYCLE AND ALL YOU NEED TO KNOW - 06/21/13 02:13 AM
It is so simple but all so relevant to acknowledge and respect a Real Estate cycle because it is no respecter of people or properties. It is much like a giant tornado or hurricane and will run its course wherever and whenever it chooses too. It is over when it is over. We have systems that can mitigate the damage but the best lesson to be learned is as follows
BUY LOW...SELL HIGH
Now where have I heard this before? This is not some fancy Real Estate talk or expression. It is a major event summed up in just 4 words … (32 comments)

debt: SURE THING PATH TO REAL ESTATE WEALTH - 04/25/13 01:18 AM
Here it is in a nutshell. To purchase land and hold on to it works....that is how simple it is. Find something that you want. Interest rates are low and market values are staying true and current. Buy it, and then hold onto it.....BUT WAIT...there is more. I want you to do one other thing.....PAY IT OFF....
1. If you do pay off your mortgage early, you will eventually lose some tax write-off....BUT, you will never have to worry about a place to stay ever again. To me, that is a good trade. Rent or own, we need shelter......yes?
2. 401 … (4 comments)

debt: HOW DEEP IS YOUR SORRY HOW REAL IS YOUR GRATITUDE? - 09/20/12 07:45 AM
One of my favorites that I like to tell is of the story of two men of old who owed money they could not repay. One owed $50 and the other owed $5000. Both men were broke and having no way to make good, were summoned before the King for trial. After speaking with these men, the King graciously forgave their debt. QUESTION: Who was the more grateful of the two?
BEING MADE BETTER
The one who owed more was the more grateful. But to the guy who owed the lesser amount, the penalty was the same which was imprisonment. It can be … (12 comments)

debt: REAL ESTATE FIELDS FOR EVERYONE - 04/21/12 03:04 AM
Be found at work or at play in the fields of Real Estate. WHY? Because as you travel through life, you will always need a place to lay ones head. Furthermore, you may want to establish a quality of life for your self or others. Real Estate does that. We spent the last several years showing what it doesn't do, but it does do what it was intended to do
IT PAYS FOR ITSELF
With anything of REAL value, it appreciates or at the very least holds its value with time. Wine, cheese, jewelry, antiques, and land with location dynamics matures and realizes into … (7 comments)

debt: THEY PAID YOU IN CASH SO YOU DONT HAVE TO REPORT IT - 04/12/12 12:20 AM
I am working with a client right now on a complicated deal. You never know what you will find when you start setting up a Real Estate transaction. That to me is what makes this business so unique. My client is ready to take down a very nice exceptional deal and at the last moment, loan analysis shows too high a debt to income ratio
CASH..DON'T CLAIM IT
My client was told a year ago when he bought a home to rent out that he didn't have to show the rental income if paid in cash. He was told that he … (8 comments)

debt: NOW IS A GOOD TIME TO START OVER - 03/28/12 08:10 AM
When everyone is losing their home all across America, then you losing yours gets lost in the numbers. When millions are unemployed across the nation, the personal stigma of it is diluted a bit. If your credit score has been beaten into the ground, well there is no where to go but up from there...
YOU KNOW WHAT TO DO
Starting again or over should be easier for one very important reason. You now know what to do and what not to do. There is value in experience. Once you get past the pain of shock and resentment, the ability to go … (4 comments)

debt: DEFAULT DEBT LECTURE BEFORE DURING AND AFTER FORECLOSURE - 02/16/12 02:38 AM
I am amazed at the two sides of the controversy over failed personal debt. We all know the dynamics of the argument. I want to point out something leaning toward choosing a side when I do. I have loaned money out and secured that loan with a second Trust Deed. My faith at all times was in the property and no where else
MONEY LENDING IS BASED ON MATH
You see hard money lending is based on hard and fast facts. What will the property be worth under worst case conditions in the event of a failure to repay the loan. … (0 comments)

debt: PACE YOUR SELF FOR THE HOLIDAYS SPEND QUALITY TIME NOT MONEY - 12/08/11 03:14 AM
The giving of gifts is to acknowledge the person to whom the gift is given. I have always liked the home made personal gifts the best. Anything that someone makes with their hands to me and then shares or gives away remains very precious and memorable. Pies, cakes, sweaters, blankets, scarves, jewelry and the like captures raw gift giving
RUSHING OUT TO BUY SOMETHING?
How it morphed into something else remains an interesting subject. Did people wait until the last minute and then have to go out and get something? Did someone give you a gift that you were not expecting … (4 comments)

debt: DON'T DO IT RESIST THE TEMPTATION AND IT WILL PASS - 11/10/11 02:20 AM
I am talking about the urge and the persistent push by various retailers to get you to go out and spend more money than you can afford or that you were planning on spending. Failure to heed this warning will produce PHS SYNDROME or Post Holiday Shock which can plague you for months after-wards
DON'T GET SWEPT UP
There is nothing you need. You have everything necessary. Think about this. There will be music, advertisements, discounts, invitations to buy one get one free, the latest greatest, hurry sale ends and all the rest of the hypnotic gestures that accompany the holiday … (6 comments)

debt: HELOC....the loan from hell - 04/17/11 12:40 PM
Whoa is what I said then and thereafter when I first had my experience with HELOC's. I had an equity rich home with Countrywide and a second becoming due. I am talking with them and they tell me about this program that I qualify for where you just write a check up to $150,000 no questions asked. I said..any charge if I don't use it?
LINE OF CREDIT NO PROBLEM
There is no charge for setting it up. So I figured I had nothing to lose. I had a second becoming due and it was another option besides using my cash … (2 comments)

debt: CITIES, STATES AND THE GOVERNMENT...NEED TO TRIM THE FAT - 02/16/11 02:13 PM
One starts to believe that we have been living a lie now-a-days. You look how well we have been doing over the years and you find out that the government, the state or the cities have over-hired or over-paid or over-spent. It makes you wonder if we were ever really prosperous to begin with?
Now, all I see is the opposite taking place. Everything is being cut back and people are being let go. Mismanagement comes to mind. If we managed our resources, money, time or productivity better, perhaps our downside wouldn't be so bad.
The problem with politicians being in … (3 comments)
