ethics: HOW DO WE GET RID OF CLINTON or TRUMP? - 11/04/16 06:31 AM
Supposing we don't like what either Clinton or Trump does after lets say 6 months to a year. What then? Forget about liking. What if we see little or no change and things staying the same or downhill? Why is this even being discussed by me and thought about by you? What a nightmare to say the least. Nixon resigned to save us an impeachment and Bill Clinton needed one to get his attention
CONGRESS
Same question for do-nothing congress too. These people get in and never get-out having a lifetime run of doing whatever they like to do or doing for their you … (6 comments)

ethics: REAL ESTATE SPEED - 10/08/16 09:43 AM
It is an interesting dynamic to be a part of these Real Estate transactions. When nothing is brewing and an agent is between transactions, time is perceived as crawling and not acting on our best behalf's. When in a transaction, time is of the essence and one must move with a purpose not only for their own sake but for fiduciary sake too
 I DON'T SEE IT MOVING
Real Estate does not really move as we use the word literally. Agents, principals and other professional assistants make it take on different identities safely & effectively and it involves large amounts of money and remains a life changing event for … (6 comments)

ethics: BET YOUR LICENSE? DON'T - 09/21/16 09:46 AM
I have seen this time and again. A owner wants to call the shots, handle everything and only needs to access the Real Estate network. They only want to pay a small fee to the agent and handle everything. This is a chance for that owner to make some money by saving money of which I totally understand. I cannot tell you how many times that belief has failed but you couldn't tell that to the ones whose minds are made up about this
IT MAY WORK
It may work but be advised it comes with risk on every-ones part. Agents with licenses are bound by the licensing board and … (9 comments)

ethics: WHAT'S IN IT FOR ME? - 09/02/16 11:50 PM
This is so much a part of our society and even more so our psyche. We have reached the vanity point where all that takes place is bounced off of the title of the posting WHATS IN IT FOR ME? This is where it all ends up and begins too. Anyone in business or offering services is wise to have the answer to this before it is asked. Have this ready to go and in some cases, launch it right away, up front so as to engage & capture the situation sooner rather than later
WHATS IN IT FOR ME?
It is the definitive thought … (8 comments)

ethics: ALL I NEED IS A LICENSE? - 08/18/16 10:16 AM
If there ever was an industry where you can walk right into it Real Estate just may qualify. But then, what do you really know? The person who thinks that they can do this while they do other things or just try their luck may or may not succeed. Consider however what about the client or principal that has or will literally bet the farm as in "all in" and either wants to buy or sell and they choose or end up with the newbie
YOU GOT ONE!
Well your Broker will be happy and of course you will too. But I can't … (8 comments)

ethics: INSIDE INFORMATION? - 03/09/16 12:05 AM
I look for this at times on certain subjects that I am interested in. On some of it, it is well-guarded and not easy to access. What I find is that if you ask questions, people are eager to answer and release what they know because they are proud to know it and share it providing they are comfortable doing so. We forget we have the ability to inquire.
TELL ALL?
On some subjects, it involves not telling or sharing based either on common sense, for the common good, proprietary information or a NDA or non-disclosure agreement. On some subjects, even when disclosed, are not … (2 comments)

ethics: BROKER FAILURE WE ALL GO DOWN - 01/30/16 02:23 AM
When I was sitting (10 years) on grievance and professional standard panels and committees as well as being a presiding judge, in addition to learning and enhancing my own personal journey I became very much aware of others who either did not know, or did not care in regards to Real Estate licensing and procedures when practicing their trade
WHERE'S THE BROKER?
One thing that stood out for me and others when attending a hearing was: Where was the Broker during all this? There was an obvious point in the accusation where if addressed, would have gone no further. The Broker, if reviewing and coaching as well as guiding was there, … (23 comments)

ethics: YOUR NECK OF THE WOODS - 01/21/16 11:41 PM
I get a call from someone I know who asked if I have a minute to discuss some Commercial Real Estate issue with them and a third party over the phone. SURE...sez I and we begin. It turns out I know of the third party, her business and quite a bit about her past, present and future. Why? Because I make it my business to do so
PROFESSIONAL PRYING
As I travel through  my own neighborhood daily, my neck of the woods, I always look around for activity, new events, gatherings and goings on because I am the agent for the area and I like to know … (8 comments)

ethics: PRACTICING REAL ESTATE WITHOUT A LICENSE? - 12/05/15 01:26 AM
The MLS is a system exclusively available to Licensed agents and allows peer to peer precise communications involving precise  Real Estate transacting. Fees are also required to access this database and there is an ongoing debate about this data entering into or falling in with unlicensed Public sources
ZILLOW TRULIA REALTOR.COM ETC. ETC.
This Trillion dollar industry we call Real Estate is a gold mine and as such attracts miners who want to strike it rich. I get it! However, before the public resources existed, there was only one source and that was only available to licensed agents
DECADES AGO
It used to come out in … (58 comments)

ethics: LISTING AGENT WHERE WHO ARE YOU? - 11/17/15 11:08 PM
I became aware of a piece of property that had potential for my developer client that was just sitting for months. It was half destroyed by fire, vacant and I was curious. I tracked down the owner, found out where he would be, and then went to see him in on a Sunday morning at a church of all places. You see he was the Pastor. I thought if I got there before the services, we could connect
WE DID
The Pastor was very interested in doing business and we had good, succinct communication and at some point, it came up rather innocently and in a … (15 comments)

ethics: WHAT CLIENT THOUGHT OF REAL ESTATE AGENT - 09/07/15 06:25 AM
It wasn't good. She used a Real Estate agent "friend" and as she shared this, her nose crinkled and eyebrows went up on the mention of the word "friend" to make her point. She said she would never do that again but then who does? Her RE agent friend was no friend at all. Here are some..
SLIGHTS....a coming!
Before we begin, I met these two in a Jacuzzi and one thing led to another and the story was shared. Word of mouth is powerful and what people really think should be taken seriously. Interesting to note that I understood it all. Here's the question! … (16 comments)

ethics: PRINCIPAL SAYS CAN YOU HELP ME? - 09/02/15 12:40 AM
That's how the phone call started out. I proceeded to vet the caller and discovered that she was NOT ready to hit the ground running in Real Estate. The dialog was guarded but flowing back and forth when she said certain words to me. Upon hearing them, I had to tell her we need to hang-up, I am sorry and I have to go.
SHE HAD AN AGENT
Not once but several times. Mam, I cannot help you and I cannot continue to speak with you. WHY? This lady had an agent, signed sealed and locked in that she was working with but didn't care … (9 comments)

ethics: ETHICS MORALS AND CHARACTER - 06/20/15 02:55 AM
I have seen ethics stretched like taffy as I traveled through the Real Estate industry over the years. I have seen it up close and from a distance too. Wherever there are large sums of money to be made or handled, human nature is put on notice. Either we help steward it along or help ourselves to it and get stewed!
EVERYONE GETS CAUGHT INSTANTLY
The minute someone crosses over into the dark realms of doing or getting something at all costs, they have been caught right there and then. Whether or not it becomes public or not is another matter. But the error is instantly revealed in the … (7 comments)

ethics: I CAN USE THE MONEY TOO - 06/03/15 09:49 AM
When it comes to a commission, I see where it all can be mine and I see where some of it can be mine and I also where some can be yours too. When things get tight, and there are many reasons to cause that, people start coming from scarcity and I am not one to question another needs. That's their private business however...
MAKING REAL ESTATE MOVES
There are incidents in this business where double-ending, doing pocket listings and offering a poor split becomes more than a temptation. It becomes a way of life and many succumb to it. I remember when I … (18 comments)

ethics: LOW COMMISSION EQUALS NO SHOWING? - 05/24/15 02:25 AM
What an interesting subject matter this is. It crosses over into ethics, honesty, fiduciary, fair and honest, financial dealings and just plain out making a living. However, there has to be a right way to proceed that supersedes all opinions. I am going to tell you what that is and you are going to say it makes sense...BUT
SERVICING THE CUSTOMER
It is called customer service. We are for sale, for hire and offer services to help buyers, sellers, investors and the like; to form, shape and then carry out Real Estate centered activities. Who but agents in the business that move hundreds of thousands … (133 comments)

ethics: ESTATE REAL? - 05/22/15 11:54 PM
What strange two words this title of the post. Estate Real is when an owner of Real Estate is where they want to be and when asked what their status is, they comply by saying the state of my status is real. I just made that up as an example of why you may need an agent who uses a high degree of ethics to rep you. Let me explain
CAN I HELP YOU?
Take any subject you are not familiar with and it is "deer in the headlight" material until you can make out just exactly what it is or is not. Until then, … (2 comments)

ethics: REAL ESTATE DYAMICS - 05/14/15 12:09 AM
Real Estate is an interesting arena to enter into for all. It has personal and professional components to it. On one side is the business aspects of it that includes serious paperwork and time-lines while the other side presents the human nature side of it. Then, a few things stand out quite well as follows....
THE PARCELS
No two properties are the same. Even if they are built identical side by side, the sun, wind, approach and even direction makes it unique to its setting. Each property has an identity and people can alter that footprint in many ways to create value or even devalue as well. Once … (5 comments)

ethics: REAPING WHAT YOU SOW IS NO MYTH - 04/14/15 10:08 AM
To identify one's moral compass early on in life and learn to listen to it makes for not only for more pleasant sailing, but deep restful guilt-free sleep too. People who shortcut using the lie, cheat and steal systems get what they bargained for every time. Why? You reap what you sow
LYING TAKES NO EFFORT
You see it is so easy to make things up, distort, twist or hold back information. With little or no effort, you can lie and deceive and get away with most anything. Of course, you don't realize you are on borrowed time as you leave … (11 comments)

ethics: CLIENT SAYS YOU CAN SELL IT BEFORE WE LIST IT - 04/13/15 11:37 PM
I have a high-price listing for a nice product, good part of town, priced right and in immaculate condition. It is also a custom home with one of kind dynamics including special zoning and even a rental unit. The owner wants it picture perfect before we go MLS. He says to me, if you can sell it before we go and get paid more, its okay with him
SOUNDS GREAT
I have a structure in place where we will cooperate with buyer agents and another dynamic that says if I find a buyer on my own, it becomes more rewarding for both me and … (7 comments)

ethics: TWO PEARLS SERIES BOOKS HELP TO CREATE ONE LOVE - 03/31/15 09:56 AM
