Happy new Year is making the rounds and I want to emphasize that other little word associated with Happy New Year that we hear about every year but don't spend enough quality time or emphasis on it i.e. the word HAPPY. Without the word happy...just saying New Year New Year to each other doesn't quite connect. We need more and the word happy fits the bill!

Today is a good example of the title subject matter. We get a fresh, new slate or page if you like in which we may start any new planning or development and work it to our satisfactions. Plenty of room and ideas to go around, all we need was this symbolic fresh start that we all call NEW as in New Year. Literally true!

Win lose & draw. The concept is sound, applicable to everything and very satisfying to be a part of for many reasons. You see many of our circumstances are not random but controlled and deliberate. How we play, interact and command them determines an outcome specific to what we want. Be advised, everyone wants to win. So whats the problem? No one wants to lose or break even thus careful and even suspect until trust is established or at the very least; verification. Why fight to win? Just play to win

From what I see, smell, hear, taste and touch, my verdict is in. YES. It is an emotional experience starting with the seller of a property. You can be sure that they take anything said in regards to their property and it selling for top dollar with some emotion driving it. Not far behind that, is the buyer who equals it if not more.

You can apologize all day long for falling short on someones expectations. It wont hurt but it also wont help produce the coveted results and certainly is a poor substitute for the lack of the result. Often, people use the words I am sorry or I apologize and quite a few times it is disingenuous but on the record for compliance to customer service...Again...wheres the beef?

The title sounds like the beginning of a good joke but it is not. You have all this paperwork in a transaction to make sure that things go well and parties are protected. But consider that the contract is only as good as the people behind it. My sellers tend to be decent, honest people who are as represented. They are transparent and that fits my business model perfectly.

NO...that is not the way to buy or sell a house now a days. There was a time when that is how it worked. A seller would establish a value, up that value thinking that it was going to be countered lower and eventually end up at the true or expected sale price.
