inspections: DUE DILIGENCE DO DILIGENCE - 08/17/16 09:26 AM
This is a very important subject matter to those who are are personally or professionally risking or investing or just plain out purchasing a service or product, large or small and when activated, serves the one who activated it quite well. You see if done correctly, it eliminates error, failings, surprises and our favorite bane; EXCUSE making. The results are that we become informed as to what we are doing and why
DUE DILIGENCE DO DILIGENCE
In the pursuit of a result, whether it be personal or professional in nature, everyone wants what they bargained for, paid for, hoped for and discussed. No one likes to get … (44 comments)

inspections: WENT WITH ANOTHER REALTOR? - 08/15/16 12:25 AM
So how is everything going I asked my neighbor, who I have known for 8 years why is he selling his home. I got over the shock of seeing a For Sale sign on his front lawn one day and wondering why he didn't contact me? My wife, using her intuition said he probably owed a favor or had a friend and was obligated. After 30 days went by, I ran into my neighbor and we talked
SAD BUT TRUE
The main fact was that over the years, his income was declining until it reached the point where they started to struggle financially. Several weeks prior … (106 comments)

inspections: SELLER PREPARE TO OPEN YOUR HOUSE - 03/15/16 10:10 AM
It is interesting to have to get to know someone right away and because you have to. Think about this. In Real Estate, a bunch of strangers get together rather quickly and have to learn about working with each other to realize a goal or a rather large, one time accomplishment AND successfully I might add. The team assembles and we then go into the charted vast seas of Real Estating
MY INITIAL MEETING
Yes to coming together, covering the obvious and having a workable meeting of the minds. Then, on to the subject property which is always interesting. You see the seller has accepted the premises, their … (6 comments)

inspections: BEFORE WE LIST FOR SALE - 03/04/16 07:10 AM
We (the seller & I) have a pre-listing discussion several of them until seller and me-agent are clear on the subject matter. Then, an inspection of the property is performed. I always tell my seller that I am going to tell you what an appraiser, inspector and a buyer will be seeing as well as other Real Estate agents. Don't get defensive!
SO WHAT DO THEY DO?
Get defensive! LOL. They try to explain everything to me as to why it didn't, why it should and why does it matter. Again, I remind them that being proactive in this business compliments the first impression. People who … (9 comments)

inspections: HOME REPAIRS MATTER - 02/07/16 11:47 PM
I have a place coming up for sale where the family has owned it for decades and used it as a rental for several years. Now, they have decided to sell and we are in the process of giving the home a manicure and pedicure if you will plus a facial. What surfaces is how creative the original owner was on repairs or lack of repairs
ITS YOURS...DO WHAT YOU WANT?
You see when you own your own home, and something comes up that needs repairing, there are many ways to proceed with the revealed issues. Doing repairs is an ongoing part of owning … (9 comments)

inspections: THE INSPECTION - 02/01/16 06:06 AM
I have had inspections and welcome them on any property for sale or rent for that matter. It puts everyone on common ground as to what is going on and where. There are a couple of dynamics I want to share that I came across that I found interesting. Inspecting is one thing, fixing is another
ON THIS ONE SALE....
The inspector was being ultra thorough and reporting every nook & cranny. I asked if the buyer or agent ordered this type of detail and the inspector was put off by the question. When I didn't get a satisfactory answer, all I said was do what you have to … (13 comments)

inspections: BUYERS INSPECT AWAY BUT.... - 01/31/16 01:53 AM
Go over the purchase with the finest tooth comb you can use, uncovering everything since the place was built and make a comprehensive list. Armed with this, then there are some next logical steps a buyer can take. The one full of temptation is the approach to wanting it all done or close to it. WRONG approach to take
REPAIRS
Let the buyer who is intoxicated with this false sense of security get sober here real quickly. No one is disputing or hiding any facts in regards to things that could get done or should get done that were found wanting. NO. When buying a piece of property that … (13 comments)

inspections: WHAT IS THE BIG DEAL? (real estate) - 01/13/16 12:44 AM
Disclosure and diligence is what makes any Real Estate transaction a deal big. You see, when anything is offered for sale, it is subject to a random buyer coming along and finding a favor with the product or service. This is as it should be. But not everything is as represented nor could it be. It is all subject to inspection. Let the buyer beware begins and a need to know goes on point
DISCLOSURE
If you want to do good, crisp business, then getting to the heart of the matter is the way to go. We all see the general picture and the descriptions that … (11 comments)

inspections: YES OF COURSE DISCLOSE BUT... - 05/12/15 12:12 AM
I like AS-IS AS-DISCLOSED because it sets the mindset, clears the air and puts everyone on notice just to what is exactly going on. It's a good start and from there many things can and will happen. After all, Real Estate is a negotiable item to to be sure... and frank, candid discussion helps the transaction steady along as expected
SHORT OR LONG STORY?
It is important to have a up front discussion and representation going at all times and then allow for something else to kick-in that must. That something is called diligence. The buyer, inspector or agent can take anything and explore it to their … (19 comments)

inspections: CRACKS WONT BREAK YOUR MOTHERS BACK - 03/03/15 11:05 PM
Step on a crack, break your mothers back. As kids, we used to walk down the street and someone would yell this and then we would all be careful NOT to step on a crack thus the game. Cracks were/are everywhere and they served as a game for us kids. Fast forward to owning a home and discovering a crack where there was none.
THE WORLD IS CRACKING UP?
If there ever was a subject that could strike fear into the hearts of a homeowner, discovering a crack where there was none will do it. Whats even more shocking is if it grows since … (9 comments)

inspections: TO PULL OR NOT PULL A PERMIT - 10/21/14 05:01 AM
Everyone who does some sort of work on their home has this question come up and it must be answered too. It cannot be ignored. You either decide YES or NO. I have done both in my lifetime. Many things cross into the mind of someone who approaches this subject. Let's look at a few yeses and no's
Why you would pull a permit:
1. Code is there for a reason. It protects and supports the welfare of the job and the existing structure. It maintains the bar or integrity of the work.
2. It's required per the I-codes (International building codes or residential … (50 comments)

inspections: REAL ESTATE MUST REVEAL - 10/14/14 04:56 AM
What people don't really appreciate who approach a Real Estate transaction is that it is all about disclosure of circumstances, events, items, details, miscellaneous information, documentation, proof, verification and complete access to the subject matter by all parties involved. The system breaks down if these things are not done
LOAN APPLICATIONS...
Take applying for a loan. Yes you have to disclose and reveal what was otherwise personal data and not easily accessible voluntarily and to someone else satisfaction too. You must spill the beans..all of them! Turn yourself in! The loan officer/lender will say whether it is enough or not. Questions must be answered and also … (0 comments)

inspections: I Won't Crawl Under Your Home, You Have Animals Living Under There! - 08/17/14 08:09 AM

My pal and fellow Rainer and thunderer Tom Arstingstall did a post that conjured up the heebie jeebies for me. I have crawled under homes, in attics and basements. I have seen roaches that hated humans scurrying about too. BTW...you may ask how I knew they hated humans? They don't run away for starters. Then, animal remains and spiders that are a little different that the ones that live in the"outside" world make their home in the shadows where they know you won't go
The fact is, you are not welcome in this realm. Yet, we are sometimes prisoner of it. WHY? … (2 comments)

inspections: HANDYMAN IS GETTING TO BE A RISKY BUSINESS - 07/21/14 01:54 AM
Well they are doing sting operations where they have a handyman come out to your place to bid on work and if the work exceeds a certain dollar amount and you are not a contractor but a handyman, then you are in for some surprise. It is against the law and comes with heavy penalties too. You are charged with a crime and subject to enormous fines...whoa
THERE'S A REASON
Becoming a licensed contractor requires knowledge and testing so that when work is performed, it is done to a certain specification and standard of outcome. Imagine a handyman building homes for sale? Does that thought sit well … (2 comments)

inspections: THE FACT OF THE MATTER - 05/22/14 12:31 AM
Diligence is on point when a consumer/buyer is considering parting with their hard earned money. Whatever one is wanting to purchase, inquiry is the first step into what is being offered. The customer wants to see the item for what it is and what it is not
TRANSPARENCY
Facts in regards to the purchase or service as to what will take place and what wont are standard in the buying selling arenas. Misrepresentation, fraud, and implications or suggestions have been weeded out and replaced by "as presented" dynamics. You get what you pay for
MR. & MRS. SELLER...LET'S TALK!
In Real Estate, it … (6 comments)

inspections: AS-IS MEANS I KNOW AND NOW YOU WILL KNOW - 01/19/14 12:00 AM
AS-IS conjures up an instant thought of something is wrong here and I have to check it out. The price pops up in your head too making you think as well. It must be serious or they wouldn't have said something. Then again, maybe they are just saying what it means
MINOR BUT WE ARE NOT FIXING IT
Cosmetic issues usually come under the AS-IS as a common occurrence. We are not going to paint, carpet or replace window coverings. Fair enough and it is well that it is presented up front.
AS-IS cannot apply to waiving code or requirement much less habitability issues either. If it cannot be … (52 comments)

inspections: AS-IS and AS-ISN'T HOME BUYING and SELLING - 09/08/13 11:54 PM
Getting an inspection doesn't mean you are going to get everything done listed in the report. NO. We are going to see the house up close and personal sort of like checking under the hood of a car and that takes a professional with a set eyes that do just that. Now agents can make a casual inspection as could a buyer, but an official inspector who inspects for a living has no substitute
I AM SPENDING $$$ LOT'S OF IT
Now things will come up that need to be repaired. However, who pays for this is relevant. Sure, if a … (2 comments)

inspections: NAKED AS A JAYBIRD REAL ESTATE DISCLOSURE - 04/30/13 05:33 AM
Look what the procedures are in today's Real Estate market. In no particular order, the transaction consists of getting an inspection at some point and having the house reveal itself by seeing if it can stand and live up to a reasonable inspection. Also involved is the agents walk-thru where a visual casual inspection is made and anything of interest is noted. Included as well is a SIT-DOWN with the owners where they take a sort-of HOUSE COMMUNION
FORGIVE ME...THE FOLLOWING IS WRONG
My sit-downs mirror a confessional. I put on my Real Estate cloth and assume writing posture, we sit … (4 comments)

inspections: REAL ESTATE AND MATERIAL FACTS - 04/22/13 12:06 AM
The subject of what makes a person interested in a piece of property is an interesting one. It is an emotional experience and a functional one too considering the size of the purchase. Once we get through all that, there remains the material fact...the subject of this post. Whatever dynamic that would affect the transaction from the seller/ buyers standpoint must be revealed
WHAT IS A MATERIAL FACT...?
Anything that affects the price you are going to pay and your decision to buy or transact is a material fact. Withholding material facts can be the leading cause of trouble for lots … (5 comments)

inspections: AS-IS AS-DISCLOSED VERIFY TO YOUR SATISFACTION - 01/20/13 11:42 PM
I can help with the general description of the listing, area, and what I know about the property effectively and efficiently. The seller and I will answer and and all questions even in writing and I am referring to the sellers questionnaire as to the condition past, present and immediate future as we understand it. AT NO TIME AM I ASKING FOR ANYONE TO PURCHASE BASED ON MY INFORMATION
PROCEED TO SATISFY YOURSELF
"We" which is the seller and myself are representing all that we know and can answer to the best of our abilities, knowledge and understanding. We will show you the … (6 comments)
