liability: ITS TIME TO PACK & MOVE (woe or gung-ho?) - 09/03/21 06:30 AM
To get to this stage of the Real Estate transaction is inevitable whether you are buying or selling. I can see if buying, how exciting it is but when selling, not so much. Moving, is on the list of things that are life-changing events that cause stress resulting in health issues, divorce or separations and changes for better or worse
ITS NOT THE END OF THE WORLD
Just the beginning of the end and if handled right, can be the end of the beginning. So necessary is this dynamic called packing, moving, uprooting etc. that a whole entire industry was born out of … (1 comments)

liability: ATTACK OF THE MONSTER PIT BULL part 2 - 02/26/15 09:16 AM
In part 1, I describe my encounter with a vicious huge neighborhood dog that likes to kill and does not back down. Left alone during the day outside, it kept itself busy by challenging anything or body that even came near the house. We would later fight to the near death
REPAIR MAN FOUGHT FOR HIS LIFE
A man went to do work at this house one day and no one told him about the dog. He goes in the back yard with a ladder and this thing comes charging out at him. He told me later that if he didn't have that ladder, … (4 comments)

liability: ATTACK OF THE MONSTER PITBULL part 1 - 02/26/15 09:15 AM
We had one of these in our neighborhood but it is now gone. While it was here, it was a terror even locked up and within a yard too. It hated anyone that approached it without the owner being around. No owner meant you were going to be PREY and not just a little bite here or there
BRUTAL AND FIERCE THIS DOG WAS
This dog terror from hell was no joke. First off, it was big I mean beefy huge and muscular, mature, experienced and had no fear. It could not be stopped or reasoned with. If you passed by the … (4 comments)

liability: BUT CAN YOU LEAVE YOUR BIKE OUTSIDE? - 10/02/14 08:15 AM
Is the neighborhood safe? That is what the title of the post is asking. Picture a buyer asking that to an agent. That's what the buyer is thinking at some point or another. It will come up and ethics plus liability controls the way an agent answers. Long drawn out answers say it isn't safe while conversation may help
WHAT MAKES YOU ASK THAT?
Why do you ask is a good response. Then listen. If it is a story about how someone got robbed at one time in the buyer to Be's life then at least you know the problem is originating with their fears. Still, an … (20 comments)

liability: WHAT YOUR INSURANCE DOES OR DOES NOT DO - 07/20/14 12:17 AM
I don't like this subject or care for it and I am not alone. Many visit with it either indirectly or when compelled to do so. Who wakes up in the morning cant wait to go read the small, boring, fine print found in their insurance policy? It is not even good for putting you to sleep as it raises so many questions that will leave you wondering all night long about
INSURANCE AGENT
Most people just want to call their Insurance agent. Now there is an agent we all need, love, respect, want and cannot live without. It is that person who will tell … (5 comments)

liability: THE FILE "BUCK" STOPS WITH THE BROKER - 07/11/14 12:54 AM
The fact is that some Brokers do not do this or even take the time unless they have to. In other words, reviewing the file takes place if there is a problem or a reason to go over the file. Yet in Real Estate, the Broker is supposed to know what is going on with every transaction that every agent in the office under the Broker is doing. Office managers, Transaction coordinators and the like can be used to input to the Broker, but the Broker is never relieved of that duty
BEING ACCOUNTABLE IS NOT A REQUEST
E & O insurance is explicit … (2 comments)

liability: TEMPTATION TO SIGN YOUR CLIENTS NAME - 07/29/12 12:09 AM
I learned many years ago that there will be times when a signature or an initial is missing on a document that needs to be brought current. In some cases, a transaction will stall if not addressed. When I first became aware of this, I checked and double checked for signatures and initials in the moment. But human error prevailed and some got through unsigned
DEAD STOP
Well if something needs to be recorded, or signed off on or agreed to and it is not, the hold transaction stalls and we go into a scramble mode. So, you call your clients … (9 comments)

liability: REAL ESTATE LIABILITY COMES OUT OF NO WHERE SOMETIMES - 03/10/12 05:47 AM
I manage property and I am in the process of renovating a rental that was occupied for about 8 years. Now, with several thousand dollars of repairs, I can raise the rents and enjoy another 8 year run of income. But wait, a problem came up that bares sharing
CARPETS ARE SOAKED
We pull the carpets and part of them are soaked. We start an investigation that leads us to the corner of the room, then to the outside and finally to the cause and culprit of the whole thing. A sprinkler head that shoots water in all directions was placed … (2 comments)
