To get to this stage of the Real Estate transaction is inevitable whether you are buying or selling. I can see if buying, how exciting it is but when selling, not so much. Moving, is on the list of things that are life-changing events that cause stress resulting in health issues, divorce or separations and changes for better or worse ITS NOT THE END OF THE WORLD Just the beginning of the end and if handled right, can be the end of the beginning. In part 1, I describe my encounter with a vicious huge neighborhood dog that likes to kill and does not back down. Left alone during the day outside, it kept itself busy by challenging anything or body that even came near the house. We had one of these in our neighborhood but it is now gone. While it was here, it was a terror even locked up and within a yard too. It hated anyone that approached it without the owner being around. Is the neighborhood safe? That is what the title of the post is asking. Picture a buyer asking that to an agent. That's what the buyer is thinking at some point or another. It will come up and ethics plus liability controls the way an agent answers. Long drawn out answers say it isn't safe while conversation may help WHAT MAKES YOU ASK THAT? I don't like this subject or care for it and I am not alone. Many visit with it either indirectly or when compelled to do so. Who wakes up in the morning cant wait to go read the small, boring, fine print found in their insurance policy? It is not even good for putting you to sleep as it raises so many questions that will leave you wondering all night long about INSURANCE AGENT Most people just want to call their Insurance agent. The fact is that some Brokers do not do this or even take the time unless they have to. In other words, reviewing the file takes place if there is a problem or a reason to go over the file. Yet in Real Estate, the Broker is supposed to know what is going on with every transaction that every agent in the office under the Broker is doing. I learned many years ago that there will be times when a signature or an initial is missing on a document that needs to be brought current. In some cases, a transaction will stall if not addressed. When I first became aware of this, I checked and double checked for signatures and initials in the moment. I manage property and I am in the process of renovating a rental that was occupied for about 8 years. Now, with several thousand dollars of repairs, I can raise the rents and enjoy another 8 year run of income.
