What a mixed message that can turn into being. You want to sell but you don't? I am speaking of the seller, who is well positioned, has equity and will sell if and when they get everything they want. The highest price obtainable, little or no repairs and escrow closes when convenient for them.

When I was doing secondary financing or hard money loans, my training when appraising a property value was not only ultra-conservative but way in favor ( nearly one-sided) toward the lending source. WHY? Because hard money dynamics say that when something goes wrong, the source makes their money back guaranteed with no if's and or buts.
