sellers: GOOD ACTIVERAIN REAL ESTATE STORY - 06/20/22 11:54 AM
Just recently, I was contacted via Active rain by someone who wanted me to sell their home. It came across as spam for this one reason. The email was signed "Popeye". It also gave a phone number and of course their email address. What did I do? Dismissed the whole thing via deleting and moved on. BUT WAIT, there is more
THAT NAGGING FEELING
A day or two later, this revisiting of what took place and what I did kept coming back to me until I finally honored it and decided to do a little investigating. I googled the email and phone and … (29 comments)

sellers: REAL ESTATE DOLLARS ARE ON THE MOVE - 05/09/21 06:58 AM
We have a Real Estate cycle that I havent seen for decades that allows for willing-buyer and willing-seller to come together lucratively and both are moving with a purpose! No investors, Wall Street or banking manipulations are at play but instead interest rates below 3%, and whole populations shifting and seeking the better, secure life whatever & wherever that is
REAL ESTATE APPRECIATION
Real Estate is the best value right now in making your money grow or beginning /continuing a nest-egg. No where to be seen is depreciation or the devaluing of Real Estate. Stop & think about this. You buy something & … (3 comments)

sellers: AGENT SAYS REFER INQUIRIES TO ME CLIENT SAYS OK - 09/28/20 11:59 AM
Spent weeks prepping the "for sale" home and briefing the client. Client says to the agent: Please no more long stories just brief answers and I'm good. Agent says alright, let's concentrate on getting the home ready and from this point on, let me handle all inquiries. So what does the client do? Starts answering questions and listing to be info with neighbors, friends and strangers all about the home
YOU GOTTA LAUGH
For those of you who think nothing wrong with a seller talking away about the listing, condition of home, repairs, issues not relevant & who project excitement, utmost cooperation & … (28 comments)

sellers: LIST WITH ME TO WIN A FREE CORVETTE ? - 03/10/19 06:40 AM
As we all know Real Estate is a dynamic and profitable experience with predictable outcomes when handled by traditional and conservative professionals. The outcomes still continue to be powerful because all that participate stand to gain. Often referred to as the largest transaction of ones life it demands a standard of interaction to give that predictable result. One mistake, error or mis-step can cost time and money.....and ...?
WHAT IF I UPPED THE EXPERIENCE?
I had a 1996 Corvette Collectors Edition I wanted to sell & at the same time I was soliciting listings in Real Estate. What if I combined the two? … (33 comments)

sellers: WHERE IS YOUR AGENT? - 10/14/17 12:31 PM
I have a neighbor that listed their house with another agent. It's awkward since we both know each other and I finally wished him well the evening I saw the Realtors sign go up. I have come to understand that many people have friends, relatives & associates that they go to first. So be it. At times, I am that man too
TWO DAYS LATER
My neighbor comes over to talk and share and expresses to me his concern. We don't know if the house is priced right. What? Now I knew the pricing for the area and remarked to him that it is a bit under priced … (17 comments)

sellers: WE ESTATE? (when too many are involved in Real Estate) - 08/31/17 10:56 AM
Its the old classic behavior that shows up here and there because of human failure and weakness. Doctors complain that patients don't listen and interfere yet patients want help. Attorneys tell you to keep your mouth shut yet clients cause their own self-inflicted misery 90% of the time. Real Estate agents are not exception-ed either. There is always a client or principal that has to play co-agent
WE ESTATE?
My license only says my name on it. Only I know what it took to get it & what I agreed to do & not do. I don't partner up with non-licensed people. Why? We would have two different mind-sets … (6 comments)

sellers: REAL ESTATE AGENT OR ZILLOW? - 05/28/17 06:48 AM
Zillow is a leader in helping buyers, sellers and agents come to an awareness in regards to property values in Real Estate. For years they have been given their best estimates called zestimates as a way of getting their foot in the Real Estate door. Why? Its a multi-trillion dollar industry and who wouldn't want a bite of that? A nibble? A crumb?
REAL ESTATE INDUSTRY
Founded in 2006 and currently having revenue of about a half a billion a year, Zillow dines heartily on anything it can find in the buffet world of Real Estate. Many make a living from and with Real estate like … (6 comments)

sellers: U GO HIGH I GO LOW? - 09/14/16 06:09 AM
Do people really think this still works? I mean it had its day decades ago and may even exist in selling cars, clothes, jewelry and nick-knacks but in Real Estate, shouldn't the price be based on what is currently going on and be verifiable by anyone who inquires? Is it not the listing agents responsibility to account for pricing?
SELLER SET PRICING
When a seller for whatever reason is set on their pricing which is high, that is not a reliable/credible sourcing to represent or support. At some point, everyone who calls must be told this is what the seller believes/wants. The question of how did you get … (11 comments)

sellers: ACTIVENRAIN - 08/28/15 11:43 PM
You cannot tell by the name that it is what it is. When I first heard it, I had no clue and when it was explained to me to be a "go to" for the Real Estater...I said, yea yea yea ala Beatles and shrugged it off. When I did visit eventually, I paid no attention to the name. Why? It delivered real Real Estate up close and personal setting the hook to wanting to be reeled in to know more
ACTIVERAIN-LAND?
I was in Real Estate land! If you are an agent, well you like to read, discuss, inquire and share related data … (14 comments)

sellers: ONE YEAR IN MARKET NOT SOLD? - 06/03/15 08:32 AM
I got a contact from a friend about a possible listing. I did some investigation in regards to the subject property and learned how it was offered for sale for one year with no price changes. Strangely enough, I ran into someone else who had been to see it and they said it wasn't put together right when remodeled. A picture was forming in my mind
HOUSES HAVE HISTORIES
What I found interesting is the history and signature a house leaves in the market place. In this case, you have a fairly expensive home, not selling, over-priced that has a critique stigma to it and the public … (4 comments)

sellers: LOW COMMISSION EQUALS NO SHOWING? - 05/24/15 02:25 AM
What an interesting subject matter this is. It crosses over into ethics, honesty, fiduciary, fair and honest, financial dealings and just plain out making a living. However, there has to be a right way to proceed that supersedes all opinions. I am going to tell you what that is and you are going to say it makes sense...BUT
SERVICING THE CUSTOMER
It is called customer service. We are for sale, for hire and offer services to help buyers, sellers, investors and the like; to form, shape and then carry out Real Estate centered activities. Who but agents in the business that move hundreds of thousands … (133 comments)

sellers: ESTATE REAL? - 05/22/15 11:54 PM
What strange two words this title of the post. Estate Real is when an owner of Real Estate is where they want to be and when asked what their status is, they comply by saying the state of my status is real. I just made that up as an example of why you may need an agent who uses a high degree of ethics to rep you. Let me explain
CAN I HELP YOU?
Take any subject you are not familiar with and it is "deer in the headlight" material until you can make out just exactly what it is or is not. Until then, … (2 comments)

sellers: KEEP THE COMMISSION I DONT CARE ANYMORE - 04/01/15 12:17 AM
It was large home on a cul de sac in a very expensive part of town that was gated. The regular police patrolled the street leading up to it all the time. The neighborhood was safe, expensive and suffered, (if that is the right word), from not having anything for sale. Once you got in, you stayed in no matter what
WHAT NONSENSE?
The listing came to me like wings in a dream. You know, the feeling of flying in your dreams and how it feels until you wake-up and lose it? That's how I felt when I was contacted and asked … (9 comments)

sellers: THIS MODE IN REAL ESTATE COULD COST YOU - 10/05/14 11:56 PM
The business mode can be like the autobahn in Europe where cars regularly travel at top speeds even in excess of what is allowed and then some. That's how big business can be. Fast, furious and high risk and while the gains are certainly there, so are the crash and burns too. The mode I want to write about that has to be put under control is the following one
THE EMOTIONAL MODE
Operating in this mode is costly, fraught with error and doesn't let you down gently when exposing itself to you. It gets worse as you get more emotional. THINK: You land … (0 comments)

sellers: AN OPEN HOUSE HISTORY LESSON - 04/10/14 12:27 AM
This is always a pleasant subject that has history and purpose. I have watched the open house subject evolve from appealing to agents "only" to more of an appeal to the public at large. In the 80's, it was important to get agents to view the home to generate traffic and create a word of mouth
OFFICE TO OFFICE COMMUNICATIONS
Remember, there was no Internet. Ponder that because it provides the setting for the opens back then. Fliers were not uncommon to communicate between the various Real Estate offices daily by messengers. They would come in and all of them would describe a property … (10 comments)

sellers: THIS OPEN HOUSE STAYS OPEN FOR MONTHS - 04/07/14 11:50 PM
If you ever sold brand new tract homes, then the title of the post rings true. On subdivisions that are being built out, at some point, a sales trailer is put on the premises. This is temporary until the MODELS can be built out and then staged. Then, the grand opening POINTS OF VIEW
It is one nice experience for all involved. From the developers point of view, they are that much closer to trying to sell out the project. The selling agent is in listing heaven while showing brand new furnished and professionally staged units that are very hard to … (8 comments)

sellers: WILLING BUT NOT READY AND ABLE - 04/03/14 12:38 AM
This is a common occurrence in Real Estate specifically the buying and renting arenas. When buying, it is wise to see if you can buy and for how much. If successful, then there are your parameters or your realities. If not, then you know where you stand and what to do next about the buying process
RENT AS YOU GO?
On renting, people just inquire and learn as they go picking up the necessary data to comply. WHY? People don't move around a lot so it is not a subject they necessarily prepare well for in advance. After a few inquiry calls, you figure … (6 comments)

sellers: THESE PEOPLE KNOW EVERYTHING - 03/04/14 11:02 PM
This is one of the best sources of information bar none. If your buying, selling or investing in Real Estate, they are a must glean so that your investment path becomes a little clearer and easier to travel. The source is eager every-time to accommodate too and its totally free to use
NEIGHBORS KNOW
If they ever organized into a union or a official source of data, the business would become an instant success. There isn't anything this group doesn't know about the area they live in or frequent. They are just waiting for someone to knock on their doors so they can spill the beans!
NEIGHBORS will tell … (16 comments)

sellers: AGENTS ARE NOT BOUND TO A PLACE OR TIME - 02/17/14 11:18 PM
Several generations ago, Real Estate offices were set up in or around the neighborhoods they were conducting business in. If someone wanted to sell or buy, they would go to the nearest office of Real Estate in the area and start their inquiry from there.
PHYSICAL CONTACT
It used to be that Real Estate agents needed to have physical bankers hours because the traditional method of servicing clients was to be available when they appeared. Those days are truly gone where an agent had to sit in one place and rely on either a walk-in or a phone call to a land … (12 comments)

sellers: THE ONES THAT GOT AWAY - 10/07/13 03:20 AM
Real Estate is an interesting arena for all the players involved. The different arteries that one can travel or access all of themselves make sense and are doable. Having a professional involved makes it even more so. The wild card in anything really are the people and learning how to navigate through the different personalities/circumstances successfully
ESCROW DOWN
What about the escrows that never closed? Oh there are many reasons as to why they didn't but the point is that the deal did not climax and time spent as well as the expected and projected gains are lost. That's tough to a Real Estate agent who makes their living from … (4 comments)
