On all our residential Real Estate listings, we let it be known from the MLS stage forward that dialog about the subject property is highly recommended BEFORE any offer is made. Why? Unknown to anyone but soon to be disclosed is exactly what my seller, owner or principal wants to see happen. Failing this main parameter causes everyone to waste precious time
