What is up with all these deficient REO Listings?  There are so many REO listings where the comments say, buyer to verify condo and HOA liens, buyer to verify room measurements, buyer to verify that these pictures match the house being sold etc.
How hard is it to google the HOA and get the information for the listing.
What about pictures.  If the bank was on the ball, they would require 12 pictures.  In this day and age with all the competition and all of the Internet resources how is it that the banks allow these deficient listings?

I will re blog this with appropriate cudo's to the man who has viewed this and commented on it with such eloquence and aplomb.   Thank you for the observations.   (one thought, it wasn't just mortgages to buy homes.)

New credit score reveals more about credit risk
  NEW YORK – Oct. 10, 2011 – CoreLogic announced a new credit score service, CoreScore, which will give lenders greater insight into a borrower’s outstanding debts and help to understand their credit worthiness. Tricky HOA trys to Lure investors to buy their liens - 10/06/11 11:04 AM
As an investor friendly Realtor, one of my specialties is buying on the court house steps.
Here is a story of one going today.
The HOA is owed $17,000.  The home has a first mortgage in foreclosure, $194,088 owed.  The first mortgage is a 2008 case.
In this market we have seen investors fight over buying these liens.  The theory here is they can rent out the houses for a period of time and get back their investment and a lot more.  Many of them use attorneys to drag out the foreclosure.  They rent the houses out month to month in a … (3 comments)

Kirsten speaks well on this.  Thank you for a great argument to use a local Realtor.
In Pasco County Florida you have settlement homes, that often are not disclosed.  We have Chinese dry wall, though not much of it.  And we have SWIFTMUD swales.  These and other reasons are why you want an agent with local knowledge.   These are not deal breakers but they give you a big price break, if you know about them.

Citizens Sink Hole News Sept 30, 2011 - 10/03/11 12:19 PM
TALLAHASSEE, Fla. – Sept. 30, 2011 – Effective tomorrow, Oct. 1, 2011, Citizens Property Insurance Corp. won’t automatically cover sinkhole damage through an insurance rider in certain high-risk areas without a pre-coverage sinkhole inspection. While the inspection is a new requirement for the state-owned property insurer, many private insurers already require sinkhole inspections.
The change applies to all new policies in the affected areas – both existing homeowners applying for first-time sinkhole coverage and people planning to buy a home. Homeowners who currently have sinkhole coverage through Citizens do not need to schedule an inspection.
