Amendment 4

Why??

It will cost jobs, raise taxes, and hurt Florida's economy. This has been addressed by the Washington Economics Group. Amendment 4 is likely to cost over 260,000 jobs, and reduce Florida's economic output by more than 34 billion per year.

NAR's chief Economist Lawrence Yun, said of March stats, that favorable affordability conditions have been working with the tax credit. "Clearly the home buyer tax credit has helped stabilize the market. In the months immediately following the expiration of the tax credit. we expect measurabley lower sales," he said.
Good news for Palm Beach County, according to April stats, single family home sales are still on the rise and inventories remain low.  Click here for information on all April statistics.

Keys to Representing a Seller

Sellers have plenty of reasons to be emotional during the final negotiation. They are undergoing change, making huge decisions, and dealing with a transaction that probably involves a major, if not the most important, investment they own. Your role in this environment, and the key to your success, is twofold: Be prepared and protect the seller at every step along the way, Reltytimes.com, 5/10/10, http://realtytimes.com/rtpages/20100507_keys.htm

Real Estate Outlook: Experts Weigh In

Mega-investor Warren Buffett and a group of top corporate leaders are weighing in on a key issue that's crucial to a sustained real estate recovery: How long will the good economic news we've been getting lately continue?Realtytimes.com, 5/10/10, http://realtytimes.com/rtpages/20100510_realestateoutlook.htm

MLS 5.0...Local, Regional, State or National MLS

Real estate is local, but technology today will allow for great economies of scale, lower prices for a better MLS tool, user-defined experience and more. In the past, each MLS or locale had its own idiosyncrasies, definitions and terms, all "essential" to that particular local MLS. Today, with so much information available beyond the MLS, do all of those different fields remain necessary, in light of the benefit that can be derived from creating standards...not technology standards, but standard terms? Buyers Often Overlook Insurance Costs

Insurance is usually the last thing people worry about when they are buying a new home. According to the Insurance Information Institute, that's a mistake, because it will be an expense a buyer will have as long as they own the property,realtor.org, 5/7/10, http://www.realtor.org/RMODaily.nsf/pages/News2010050702?OpenDocument

While 46% of homebuyers go to open houses, only 12% found their ideal home through an open house or yard sign RISMedia.com, 5/5/10, http://www.floridarealtors.org/NewsAndEvents/article.cfm?id=239090

Foreclosures Sometimes Happen by Mistake

Disorganization within the big banks that service loans causes problems for homeowners struggling to keep their homes, Florida Realtors News, 5/5/10,  http://www.floridarealtors.org/NewsAndEvents/article.cfm?id=239072

Real Estate Outlook: The Federal Reserve

What should we make of the latest reports on rising home sales and the Federal Reserve's promise to keep interest rates low indefinitely? , 5/5/10, http://realtytimes.com/rtpages/20100503_realestateoutlook.htm

Being a Wimp of the Weak Side

The buyer side is the weak side. It is a refuge for agents who don't prepare. I know these are harsh statements; however, agents who continually think about this business, practice in this business, and are successful in this business consistently carry large listing inventories. As I have said many times before, having listings is your least expensive and most effective way to find buyers. Even the top agents, who loathe spending their day as a tour guide and hire a buyer's agent at 50% of gross, still work with the occasional buyer generated from a listing, 5/5/10, http://realtytimes.com/rtpages/20100503_weakside.htm

Preparing for Home Showings

It's a very exciting time. Your agent has just lined up a prospective buyer. A deal can be made or broken, however, during the showing. How can you prepare your home to its best advantage?, 5/5/10, http://realtytimes.com/rtpages/20100503_showings.htm

It's almost license renewal time for some Sales Associates and Brokers (March 31st) and there are a few options available; online, take home book or live classroom.

The online version and the book version require a TEST!

The beauty of taking a LIVE course is you have an instructor teaching who is available to ask questions, you have other agents in the classroom who are asking questions about the current market and you DON'T HAVE TO TAKE A TEST!  Coming to a live course ensures you are going to have a real grasp of what the new changes in real estate law are and you will also leave with a true grasp of the current market.  If you are planning on getting back in to real estate I highly suggest taking a live course which includes a Short Sale update! Don't just take the course for the sake of satisfying your requirement, come to a live classroom and LEARN!

At the RAPB we understand many of you had to go back to work so we are offering a weekend course in the Boca Raton Conference Room on March 13th & 14th.  Registration for this course is REQUIRED by March 8th.  For more information Click Here  Instrcutor: Lou Ludwig

Yesterday, February 2nd, was the first of many Active Rain Meet and Greets sponsored by the Realtors Association of the Palm Beaches in Lake Worth.  Through the rain and muggy weather came 30 Realtors and Affiliate business professionals anxious to meet face to face with the bloggers they connect with online on Active Rain.  Some curious non-AR members were in attendance to hear about Active Rain and see if it's something they should pursue

Lou Ludwig, Steve Hoffacker and Katerina and Nestor Gasset presented and talked about using AR and their successes with blogging.  Katerina shares with the attendees she spends 2-4 hours a day blogging and for her it's the best time spent.  She has made connections with people from all over the country which have landed her referrals and new friends.

Below are a few pictures from the event.  To view the rest of the photos please visit our Facebook Palm Beach County Active Rainers Fan Page.   Become a fan to hear about the next Active Rain Meet & Greet in Palm Beach County!   If you would like to host an AR Meet & Greet please email dboutin@rapb.com
