It's a Sellers Market in the Orlando Area . . .   SKIPtheBULL.com
I know it's hard to believe with all the news reports and market updates from all the "EXPERTS?" but homes are selling and they are selling for FULL PRICE or BETTER!!!!
That is, homes that are priced right to begin with are selling for FULL PRICE or More.
With dozens of INVESTOR CLIENTS,. it takes more time to get the clients to believe they need to offer full price than it does to find them the bargain homes to begin with.
With every buyer in this market, we start … (0 comments)

STATED INCOME Caused a lot of the Short Sales & Foreclosures - What's being done to the Buyer if they OVER STATED INCOME? ASSETS? JOB?
Every wonder what the lenders and Mortgage Insurance Comanys are going to do to recapture their losses?
One of my friends just took a job as a Forensic Mortgage Analyst. His job is to review the original mortgage documents to identify discrepancies, errors and problems with a particular mortgage transaction.
For a bank to approve a short sale or a loan modification, they require tax returns and bank statements. What happens when they STATED THEY MADE $125,000 a year and … (4 comments)

Central Florida Real Estate Market Update: www.SKIPtheBULL.com www.LowestFloridaRates.com
Homes in Seminole County seem to be holding their value much better than Orange County! Based on observation and bargain hunting for my clients, it seems like places in Seminole County like Winter Springs and Oviedo are holding their values better than most areas in Orlando!
I still usually recommend Seminole County over Orange County because of the great public schools. Although all school systems are having financial problems during this recession, Seminole County, at least so far, seems to have less of an impact on the kids.
if you have any questions … (0 comments)

Buyer BEWARE - Banks Addendums Override the Original Contract
If there wasn't enough stress looking for a home, getting pre-approved and making the final decision to put in an offer to buy a home!  Most of the Bank Addendums for Foreclosed homes include a bunch of SH#@!
Some things to look out for are WHO PAYS THE TITLE INSURANCE, DOC STAMPS ON THE DEED, PAST DUE HOA FEES and more!  If you are purchasing a Short Sale or Bank Owned Property, make sure you have a REALTOR on you side!  Make sure you fully understand what you are signing and … (0 comments)

Parents are BACK BUYING for their College Student Children - UCF, SCC & Full Sail
3 Clients in one week - looking for bargains near kids college
It makes sense again to purchase a home, keep it for 4 years and flip it for a profit. Parents with 20% down are buying it as a 2nd home (www.LowestFloridaRates.com) and with prices and rates at their lowest level, they are actually making a profit while their child and their friends have a safe place to live.
There are a bunch available in Orlando and Oviedo with a short commute to UCF, Full … (0 comments)

Don't you wish the NEWS REPORTERS WOULD LISTEN TO US? Ask the REALTORS how the Market Really is! - 04/11/09 10:02 AM
Don't you wish the NEWS REPORTERS WOULD LISTEN TO US?  Ask the REALTORS how the Market Really is!

As I listen to the NEWS this sunny Saturday in Florida, the so called Pro's are telling us that we should buy stocks instead of homes. At least most of them are saying that.
      THEY ARE WRONG!!!!
The fact is that it is cheaper to buy a home than rent! It's still pretty easy to get a home loan and you don't need a huge down payment Many homes are priced less than the materials used to build it interest rates are … (0 comments)

High School Time Changes - orange County Florida - 04/07/09 02:44 PM
High School Time Changes
•April 7, 2009 •
High school sports may suffer next year due to budget cuts. Orange County schools changed the times that school started. The times for high schools and middle schools were switched so that high school students wouldn't start until 9:30 and middle school students would start at 7:20.
Athletics on campus can hold practices from 6:30 to 8:45 a.m. Off campus sports can begin as early as 6 a.m. After school, practices and games usually begin at 4:30 p.m. and can last until 7:30 at night. For games, the schools have been utilizing Wednesdays (which … (0 comments)

Fix up your Home a Little - It Will Help it Sell Faster!     www.SKIPtheBULL.com
A couple of years ago, a seller could put a sign out and sell the same day. Now with so many homes on the market, it's worth spending a couple of thousand dollars to maybe return several thousands in the sale price. With all the SHORT SALES and FORECLOSURES on the Market, many buyers don't want to have to FIX UP the HOME!
In Florida the Back Yard is very important. Most people think if they move to Florida, they will live out by the pool. SO … (0 comments)

Budget Cuts for Florida Schools - 04/06/09 02:38 PM
Budget Cuts for Florida Schools
Schools throughout all of Florida are receiving severe budget cuts as a result of the poor economy.  Between this school year and the 2009-2010 school year, Brevard County alone will suffer a cut of over $14 million. Volusia with the second highest reduction will be losing $9.5 million. Orange County, although only the third on the list, will suffer the most. Orange County has nearly three times as many students as the other two counties mentioned.
These budget cuts are evident in all of the schools, however. Seminole County will lose $2 million. Lack of … (0 comments)

What is a credit score - 04/04/09 10:14 AM
  What is a credit score?

Before deciding on what terms lenders will offer you on a loan (which they base on the "risk" to them), they want to know two things about you: your ability to pay back the loan, and your willingness to pay back the loan. For the first, they look at your income-to-debt obligation ratio. For your willingness to pay back the loan, they consult your credit score.
The most widely used credit scores are FICO scores, which were developed by Fair Isaac & Company, Inc. (and they're named after their inventor!). Your FICO score is … (0 comments)
