We all know to read an agreement before we sign it. DON'T WE? Well what if the agreement sounds perfect? Could there be something missing? YES !!!
A client received an offer that was perfect. The lender reduced their interest rate from 6.375% to 2% for 2 years then gradually goes up to cap off at 5.25%. It wasn't perfect but they were pleased they could keep their home. Please they could afford the new payment at least for the next 2 or 3 years!

            All my life I have lived in subdivisions crowded with houses, people, and cars. A few years ago my family decided to mix things up a little and move to a house on a dirt road.
The house is about a mile down after you get off of the main street. The drive is definitely bumpy at times, but to cancel out the hectic, bouncy ride are wooded areas on both sides. Not sure what has happened in the past couple of months but the short sales in January Through March seemed to get approved much faster than they are now. It seems like the banks are not reponding to emails and phone calls like they were. More often than not, we have to NAG THEM just to get a nasty response. Emailing supervisors seems to get the fastest response.

Remember when a few months ago there were a ton of foreclosures and regular sales on the market? Well it seems that the SHORT SALES are everywhere and the sellers continue to drop their prices until they get a contract. 
Unfortunately the buyers we take out to look at homes sometimes think that the seller has permission to sell the property at that reduced price. ALMOST NEVER TRUE!!!  And more often than not, the lender(s) want more than the buyer has offered.
