I was approached by a lady that works for a broadcasting company this past week selling spots for the end of the month at a discount. Her company runs the advertising for 5 major stations here in SW Florida. As I have never done any radio advertising, I first thought to buy some spots on each station, then ask people when they called, which station they listened to to see which one I might buy more from later. My girlfriends brother just got married in Burnsville, North Carolina and we just got back yesterday. The first night we stayed in Charleston, SC, in a place called the "Two meeting street Inn", right by the Charleston Harbor. Anyone ever been to Charleston? That is a very charming place. What is the best cashflow market? - 10/16/06 06:39 AM
Two years ago I was buying rental properties almost as fast as I could find them and now I just cannot get the numbers to work in my area. The way I liked my numbers to work was this: Take 1% of the purchase price and them add $150 per unit and your monthly income should be above that or equal to it. Here is an example:

I don't know about you guys but I do a lot of direct mailing. I used to buy lists from address companies but you know where you can get local data very inexpensively? Try your county's property appraiser! Here in Lee county, they will put data on a disk or email you almost whatever address data you can imagine for very cheap. $35 per hour to put the data together with a min charge of one hour, $25 first process fee and .01 per parcel address for maximum charge of $300. Right now here in SWFL we are in a buyers market. The market shot up like crazy during 2004 and 2005 and now in most areas in swfl, we have had a correction. A lot of real estate people here have been panicking, still sticking to their same ideas and business practices they did during the hot years. These people are having a real hard time right now.
