Day Trips from Scottsdale: The Farm at South Mountain (Phoenix,AZ) - 12/30/07 06:29 PM
One of the great things about the Phoenix metropolitan area is the abundance of unique weekend destinations for both food and fun. While I love all that my home city of Scottsdale has to offer during the week, I like to load the family into the car on the weekend and visit one of the many attractions that the rest of the Valley has to offer.
Previous editions of my blog have followed the Slaybaugh family to Schnepf Farms in Queen Creek and to the higher country of Sedona and Prescott. Today, we are going to pay a visit to a wonderfully … (20 comments)

McCormick Ranch Real Estate Market Report (December 2007) - 12/28/07 04:34 PM
It's the end of the month, so that means it's time for my monthly McCormick Ranch Real Estate Market Report. In keeping with the spirit of the holidays, let's see who was naughty and who was nice this month. The evidence does not come in the form of presents nor stockings filled with coal, but rather consummated home sales and expired listings.
There are currently 132 active single family homes for sale in McCormick Ranch. These properties average 2498 square feet, a list price of $730,822 and 129 cumulative days on the market. The average price per square foot for these listings … (8 comments)

More Resolutions from a Scottsdale Realtor - 12/28/07 12:16 AM
The calendar on the wall tells me that it is December 27th, so that can only mean one thing. Actually, that can mean many things, but let's focus on the agenda at hand.
 It's resolution time.

I have already laid out a paradigm shift that I will employ in my personal life for the coming year, and now it is time to address the additional goals and changes that are in store for yours truly.
2008 will be the year that I employ dramatic pratfalls while showing my listings. The object is to keep the buyer in the house as long as possible, … (44 comments)

2008: The Year I Treat My Family Like Clients - 12/25/07 11:20 PM
Yes, you read that right.  I did not misplace any nouns.  2008 will mark the year that I endeavor to treat my family like clients.
Oh, the things my wife puts up with being married to a Realtor.  She did agree to love, honor and watch me wander away in mid-conversation when the cell phone rings, but she most likely assumed the minister was kidding.  If anything, Pastor Ron was underselling.
Odd hours, interrupted dinners, last minute scrapping of plans ... we've run the gamut.  I won't complain, as the hectic life of a Real Estate family has provided us much.  I won't shortchange the sacrifices that … (109 comments)

Just Sold in McCormick Ranch! - 12/22/07 12:13 PM

Think nothing is selling in the current Scottsdale AZ Real Estate market?  I don't blame you, given the beating the industry has taken in the press over the past 6 months.  As is usually the case with the media, there is a good deal of truth to the reports, but a fair amount of sensationalism as well.  Those national and statewide sales statistics that are so cavalierly thrown around are interesting, but not necessarily pertinent to you.  If you are interested in buying or selling a home in McCormick Ranch, are you really overly concerned with data that incorporates … (10 comments)

Paseo Village in McCormick Ranch - 12/20/07 03:19 PM
Paseo Village was one of the first subdivisions developed in McCormick Ranch, Scottsdale's first master planned community.  Construction began in 1973 and continued through 1982.  Suggs was the name of the builder that would become synonymous with this neighborhood, but several others built here as well, including Camelot (Hancock).
Sitting just Northeast of the Hayden/Indian Bend intersection, the Paseo Village area is often referred to as the "South Ranch."  Homes here are highly affordable by McCormick Ranch standards, and are notable for slump block construction.  These properties primarily feature asphalt shingle or flat roofs, but there are vaulted ceilings with tile roofs in the … (6 comments)

Palo Viento 2 in McCormick Ranch - 12/18/07 08:33 AM

Palo Viento 2 is a McCormick Ranch subdivision long revered for its proximity to the McCormick Ranch Golf Course.  It boasts a combination of production homes and custom homes.  Located immediately South of the Via De Ventura and Via Linda intersection, the majority of the neighborhood was developed by Camelot Homes (later known as "Hancock") in the late 1970s.
Like it's sister subdivision to the North, Vista De La Tierra, models included:

The Regal: Approx. 2004-2109 square feet, 3-4 bedrooms, flat ceilings. The Monarch:  Approx. 2274 square feet, 3 bedrooms (den option), flat ceilings. The Windsor:  Approx. 2364 … (0 comments)

Vista De La Tierra in McCormick Ranch - 12/17/07 11:02 PM
McCormick Ranch was the first master planned community in Scottsdale, AZ.  Development began in the early 1970s in what is considered the South Ranch today, near Hayden and Indian Bend Rds.  These early McCormick Ranch properties were built primarily by Suggs.
As development of the Ranch progressed, new subdivisions began to sprout up further north in the late '70s.  Camelot, Dix and Golden Heritage were prominent builders along the Via Linda corridor between Via De Ventura and Hayden Rd.
Vista De La Tierra was developed by Camelot Homes (later known as Hancock).  Encompassing N. 80th Place on the South, Del Caverna on … (5 comments)

Foreclosures: the Best Values in Scottsdale? - 12/15/07 10:56 AM

Top secret inside information. Everyone in Scottsdale wants it.
Whether it is the neighbor in financial difficulty that has hinted it might be time to sell or the allure of the untapped gold mine of the foreclosure market, it is largely held that the best deals are found in the margins. Those hidden niches in the Scottsdale Real Estate market that are tucked away from competing buyers.

Foreclosures, pre-foreclosures, auctions, short sales ... anything which is hidden from the prying eye of the Arizona Regional Multiple Listing Service (ARMLS) is in high demand.
Why? Because this is where … (19 comments)

McCormick Ranch Railroad Park Holiday Lights! - 12/14/07 11:59 AM

On a chilly evening by Scottsdale standards, my family and I were treated to a sneak peek of the holiday festivities at the McCormick-Stillman Railroad Park in McCormick Ranch last night. Open to park members with an annual pass, I haven't felt so VIP since an old college buddy worked the door at a nightclub.
Okay, so maybe it wasn't as exclusive as I make it sound, but there were a few famous and semi-famous faces in the crowd.

What a production it was! For a very rare treat, the train was running at night. … (13 comments)

Just Sold in McCormick Ranch! - 12/12/07 11:43 PM
Think nothing is selling in today's market?  Think again!  With the right marketing plan, pricing, staging, and ... ahem, Realtor, it is not only possible, but imminent!  Here is one recent success story.
                                        8101 E. Morgan Trail, Scottsdale AZ 85258 - SOLD

Despite the struggles of the market at large, you own a home in perhaps the most sought after planned community in Scottsdale.
While it is true that even the McCormick Ranch market has felt the effects of the general slowdown in the industry, properties are still selling.  The above referenced home is a case in point.
Further, with the looming migration … (6 comments)

Is There New Construction in McCormick Ranch? - 12/11/07 10:42 PM
As one of the most sought after communities in the entire Phoenix metroplex, McCormick Ranch has long attracted new residents.  Like virtually all of Scottsdale, barring the far northern reaches, though, there is precious little buildable land.  There are one or two vacant lots scattered about the various subdivisions which comprise McCormick Ranch, but no new single-family home tracts in sight.
There is, however, one new townhouse development that is currently under construction. Veritas of McCormick Ranch will be located in the southern portion of McCormick Ranch on Via Paseo Del Norte.  Featuring 36 "villas" between 1500 and 2000 square feet, the development lies in Paseo Village.  This … (3 comments)

Scottsdale is Under Siege! - 12/10/07 11:07 PM
Friends and fellow citizens of Scottsdale, I come to you this evening with dire news.
We are under attack.
Repeat, we are under attack!
It is no secret that the past 48 hours have been highly irregular in our desert town.  Scottsdale residents are confused by a strange presence in the atmosphere.  Reports of unidentified objects of unusual shape in our airspace that blot out the sun.
Well, today, our worst suspicions have been confirmed.  It gives me no pleasure to inform our listeners that powers unknown have unleashed a particularly vile weapon upon the greater Phoenix area by something scientists have given the … (37 comments)

Attention Scottsdale, It's Move Up Time! - 12/09/07 09:52 PM

Take a deep breath.  Do you smell that?  Ah ... opportunity!
I love the smell of Real Estate in the Valley of the Sun.
While your neighbors continue to lament the general "slump" in the local Scottsdale Real Estate market, I'll let you in on a little secret.  It's a better time to move up than it was two years ago.  I repeat, it's a better time to move up than it was when the market was "booming."
Why?
The answer is two-fold.
First, with all of the available homes on the market, you actually have a choice in the house you buy.  Rather … (13 comments)

Day Trips from Scottsdale: Schnepf Farms in Queen Creek - 12/04/07 01:25 PM

As the Valley of the Sun continues to grow, so do the entertainment options available to its residents.  Where the various communities were once somewhat isolated from each other, the tremendous surge in infrastructure within the past decade has made just about every nook and cranny in the Phoenix metroplex within easy driving distance.  The 202 and 101 Loops specifically have made exploring Scottsdale's neighboring communities a more inviting proposition.
This past Sunday, I took advantage of the convenient access to the Southeast Valley.  Heading south on the Loop 101 from Scottsdale, and then east on the new section of the Loop … (21 comments)
