az home selling: Attention Scottsdale Sellers: Your Home Goes Here! - 04/09/09 06:07 AM
If you are reading this post, I don't need to bring you up to speed on the power of online media.  You went to your search bar, whether Google, MSN, Yahoo, etc, and typed in a few keywords (Selling A Home In Scottsdale AZ, perhaps?) and here you are.  You likewise understand that today's home buyers perform thousands of similar searches every day with slightly different keywords (Homes in Scottsdale AZ, for example).  Gone are the days of waiting for the Sunday paper to clip the classified ads and open house listings to find a home.  Gone are the days of … (14 comments)

az home selling: Buyer Touting: Targeting Sellers Before They Become Sellers - 10/21/08 06:54 AM
In typical Real Estate marketing, an agent directs efforts towards selling either a product or his/her services.  In turn, that is how most professionals gear blogging habits.  We post our listings and promote ourselves as buyer and/or seller representatives.  One avenue that is lightly explored, however, is the direct marketing of our buyers to sellers.
Given the sheer immensity of active inventory in many markets throughout the country, the art of mating buyer with property is not always as refined as it could be.  For example, we have about 50,000 listings currently on the market in the metro Phoenix area.  … (34 comments)

az home selling: The Further Distressing of Distressed Property ... Enough! - 10/12/08 03:38 PM

I wrote an article a couple of months ago which detailed the rise in vandalism & theft across the greater Phoenix and Scottsdale area.  As the number of vacant homes have risen steeply along with the spike of foreclosures and total listings, so too have the targets for the scavengers in our midst.  The point made was that placing a “For Sale” sign in the overgrown and underwatered front yard of a clearly abandoned house is nothing short of ringing the larcenous dinner bell.  Copper, appliances, cabinets, ceilings fans, light fixtures, A/C compressors and anything else that fits in the … (20 comments)

az home selling: Scottsdale, Arizona Newspaper Says "Uncle." - 10/07/08 09:04 AM
It's shakeup time for one major Valley newspaper.  The East Valley Tribune is blaming the current economic downturn and stagnant Real Estate market for a recent decline in readership.  According to an article on azcentral.com, the Trib is cutting 142 positions and pulling out of Scottsdale and Tempe in January.  The paper will also scale back to a four day delivery schedule.
By and large, slumping advertising revenues are being blamed for the woes of several local publications.  As the market has softened with properties becoming increasingly difficult to sell, Real Estate agents and brokerages have largely spurned such traditional forms … (57 comments)

az home selling: Who Wants to Trade Their Scottsdale Home for Prime Prescott Acreage? - 08/06/08 08:33 AM
Hot in that Scottsdale home that you can’t sell?
Interested in building that dream home up north?
As I mentioned in a previous post, the idea of a house trade is becoming more intriguing to many homeowners given the current state of our local Real Estate market.  Trapped in homes that they cannot sell, many are turning to more creative ways to buy and sell Real Estate.
I know the demand and interest is out there as I have had several consumers contact me as a direct result of that one post, expressing interest in the concept.  With the larger national … (20 comments)

az home selling: Shh! Don't Frighten It! The Endangered Exclusive Listing - 07/23/08 06:45 AM
There are scores of listings languishing on the market here in the greater Phoenix area.  Thousands upon thousands of them.  Many are overpriced.  Many are in less than ideal condition.  Many more are simply “okay” houses with “okay” prices.  That won’t cut it in today’s hyper competitive environment.  While these home selling sins are somewhat pardonable due to financial constraints, I still run across the occasional animal that should have gone extinct right next to the dodo bird … or 2006, at the latest.
I’m talking about the “Exclusive Listing.”

In better times for sellers, the exclusive listing is … (70 comments)

az home selling: A Consumer's Guide To Surviving Today's Real Estate Market: You Have Options! - 07/21/08 02:41 PM
In today’s topsy turvy Real Estate market, many potential players have been scared to the sidelines.  Whether it be the buyer who worries that prices will continue to plummet across the boards, or the seller who laments the inability to fetch the same price that was attainable a year ago, there is a lot of market watching going on right now.  To be sure, these are unusual times.  Before you let the condition of the market at large dictate whether or not you buy or sell Real Estate, though, bear in mind that there is opportunity amidst chaos.  Just as the … (21 comments)

az home selling: Is a House Trade Right for You? - 06/28/08 04:24 AM
The concept of trading houses is not a new one.  It was around when I started in this industry nearly a decade ago, and it was around when my father was just launching his career in 1974.  What is unique, at least in terms of the local Real Estate market in the greater Phoenix area, is that the current climate makes the seemingly farfetched idea more feasible today.
Until the woes of the past year and a half, the Valley maintained a steady appreciation schedule for nearly 15 successive years.  The market may not have been wholely dominated by sellers until the brief … (20 comments)

az home selling: Holy Multiple Offers, Batman! Will Investors Save the Phoenix Market? - 06/23/08 05:44 PM
Multiple Offers?  Bidding Wars?  Cash Sales?  Oh My!
Surely I refer to the good ole days of 2005, right?  Not exactly.  Try 2008.
How do I know that we have either reached or are very near the nadir of the Great Phoenix Real Estate slump of 2007-2008?  Well, I don't.  Unlike the "experts" who like to think they can accurately forecast our market's health, I offer no promises as to the month, week, day and minute that we hit absolute rock bottom.  I am but a simple Realtor.  I do know one thing.  When it does happen, there will be no … (40 comments)

az home selling: "For Sale" or "Steal Me?" What does a Realtor's sign say? - 06/20/08 04:12 AM
Another byproduct of the foreclosure mess across our Valley of the Sun is burglary.  With every new headline that splashes across one of the local periodicals about the rise in foreclosed properties and vacant homes, it seems that the scavengers among us become more and more emboldened.
Targeting vacant houses is no new trick.  A home with no one living in it is often perceived as an easy mark for appliances, air conditioning components, copper (wiring/plumbing), ceiling fans, etc.  With the less desirable segment of our population reading the same papers and watching the same television reports, they simply know there … (33 comments)

az home selling: The End? - 11/03/07 04:46 PM

"This is the end,
Beautiful friend
This is the end."

Jim Morrison would have made a great Real Estate analyst.  For all of his poetic musings, the iconic frontman for The Doors would be wonderful for bylines and sound bytes in today's media.   Open up any paper, turn on any station, and you are likely to encounter more battering of the Real Estate industry.  I can't tune to MSNBC or C-SPAN without half expecting to see the network anchors take to the air wearing sandwich boards admonishing that "The End Is Near!"

"Of everything that stands, the end."

Is the market what it was in … (45 comments)

az home selling: Selling Your Scottsdale Home in Today's Market - 10/09/07 05:27 PM
                                Price, Pitch & Product.
In the challenging market that we are facing here in Scottsdale, never have the basics been more critical to successfully selling a house.  With more than 55,000 active listings in Maricopa County, buyers have never had more choices than they do right now.  To ensure that your property does not become one of those lonely houses that languishes on the market for months on end, you must stand out from the crowd.  How do you accomplish this?  Through careful analysis of your Price, Pitch & Product.

Setting the proper list price is absolutely paramount in this … (23 comments)

az home selling: It'll sell when it sells ... - 09/01/07 09:02 AM
Had an interesting conversation with a fellow agent in my office the other day.  He mentioned something that I had noticed, but not really thought too much about.  Why aren't sellers calling and screaming for their offers right now?
This particular associate has been in Real Estate for a long time.  He was in the business when interest rates flirted with 20% in the late 80s.  He was around for the stagflation of the 70s.  In short, he's been around.
One thing appears to be substantially different in today's difficult market versus those dark times.  Anecdotally speaking, sellers appear to be resigned to the fate … (4 comments)
