scottsdale realtor: A Consumer's Guide To Surviving Today's Real Estate Market: You Have Options! - 07/21/08 09:41 PM
In today’s topsy turvy Real Estate market, many potential players have been scared to the sidelines.  Whether it be the buyer who worries that prices will continue to plummet across the boards, or the seller who laments the inability to fetch the same price that was attainable a year ago, there is a lot of market watching going on right now.  To be sure, these are unusual times.  Before you let the condition of the market at large dictate whether or not you buy or sell Real Estate, though, bear in mind that there is opportunity amidst chaos.  Just as the … (21 comments)

scottsdale realtor: Use a Local Lender When Purchasing Your New Scottsdale Home! - 06/19/08 11:37 AM
While currently exchanging emails with the out of state lender who is doing the loan for my Arizona buyer, I have decided to turn my gripes into a public service announcement.
To any consumer who happens upon this post, please do yourself a favor and utilize the services of a local professional when you purchase a home.  I know in this day and age that you can shop competitive rates and fees online.
If the person providing the service is located in Calcutta, who cares right?  They have great rates!
For starters, I have seldom encountered one of these online lending … (13 comments)

scottsdale realtor: Your Scottsdale Non Bank Owned Property Specialist! - 05/06/08 11:53 PM
Remember back in the day when the buying process entailed finding the home of your dreams?  When value was defined by the home that held the most value to you?
Boy I do.  I remember it like it was ... 2004, actually.
See, in 2005, everything went nutty in Scottsdale.  With rampant speculative buying driving the market up, up and away, the average homebuying Joe stopped looking for a dream home.  He just wanted a house.  Any house.  If it took bidding against 8 other Joes, he did it.  He might not have ended up with his dream home, but so what?  He'd just turn … (80 comments)

scottsdale realtor: A Day Late and A Dollar Short Sale: Open Letter to a Lender - 04/13/08 12:40 AM
Dear nameless, faceless lending institution,
I am writing today to extend my deepest regrets that our clients have decided to purchase another home while you fumbled around with their offer for the past 8 weeks.  You see, there is just so darned much inventory on the market, that when you take two months to respond to an offer on a short sale listing, buyers get a little fidgety.  Happy feet take them to other properties while they wait for your verdict.  In this particular instance, had you been just a wee bit more aggressive in expediting the matter, rather than basically letting the file … (41 comments)

scottsdale realtor: On Board the McCormick Ranch Railroad (Video)! - 04/06/08 10:17 PM

scottsdale realtor: New NE Phoenix Listing: Remodeled Gem on Huge Lot in the Chaparral High School District! - 03/24/08 10:36 PM
A remodeled home on an 18,000 square foot lot in the Chaparral High School District for less than $500,000?!!! Am I kidding?  Nope!  This might just be the best value in all of Northeast Phoenix and Scottsdale.  The land alone is nearly worth the asking price!
(Yes, I am aware there is a big pile of gravel in the driveway!  It is destined for spreading around the sport court in the back yard.  The seller is such a reasonable fellow that he won't even make the buyer do it!)
One lucky buyer gets far more than land value, however.  This 4 bedroom, 2 bath … (10 comments)

scottsdale realtor: Georgia On My Mind - 03/06/08 08:24 PM
I can't use my right hand to turn the key in the ignition because the splint gets in the way.
I have to shake hands with my left.
I flipped off the entire gym when I attempted to perform a bench press yesterday.
Admittedly, I do this last one all the time.
Don't even get me started on how long this post is going to take to type.
Before I regale you with my tale of woe that led to my present condition, however, allow me to share everything that went right last weekend.
My precocious eldest niece was turning three. Cake, ice cream and a … (37 comments)

scottsdale realtor: Tee it Up! Golf Courses in Scottsdale, Arizona - 03/04/08 06:56 PM

scottsdale realtor: My Life So Far ... (Part 4) - 02/27/08 12:26 AM
We are almost caught up!
After wading through piles of old photographs, I have assembled a series of slideshows to (vainly) tell my life story for me.  Part 1, predictably, chronicles my earliest years.  Part 2 marks my progression from high school through college, and into my early years in Real Estate.  Part 3 revolves around my courtship and marriage.
Now on to Part 4.
This is where it gets fun.  If you are as sick of my mug as I am by now, I offer respite.  It's time to trot out my first born.
For this installment of My Life So Far ...
I give you … (17 comments)

scottsdale realtor: My Life So Far ... (Part 3) - 02/26/08 12:38 PM
My life so far ...
Telling my life story through old pictures is the goal I set about to accomplish recently.  It began as a means of allowing my readers a peak into the window of my life, but it turned into something more.  I can't even begin to express how cathartic it can be to mine forgotten memories by rummaging through old show boxes.  Each picture evokes a smile, whether joyful, rueful or wistful.
Parts 1 and 2 covered my early years through college, and into the beginnings of my career in Real Estate.  If you haven't seen these previous installments, you … (14 comments)

scottsdale realtor: My Life So Far ... (Part 2) - 02/25/08 09:44 PM
My life in photos.  That is the ambitious undertaking I began over the weekend.
What a ridiculously difficult task it is to attempt to boil the sum of one's life to an assortment of photographs.  With every turn of the page of every old photo album in mine and my parents' possession, another vaction, another memory, another life-shaping moment.
If you haven't already seen Part 1, you really should start there.
Following is Part 2 of My Life So Far ...
Please click the video for some fine musical accompaniment.

scottsdale realtor: My Life So Far ... (Part 1) - 02/25/08 05:39 PM
In this digital age that we live in, there exists a startling contradiction of unprecedented access to information and self-imposed isolation.  Everything you could ever wish to know on most any subject is a mere mouse click away, and yet this newfound autonomy pulls us further away from the world around us.  Neighbors are less neighborly.  Personal interaction eschewed for virtual interaction.  Instant gratification on our own terms.
Need a plumber?  We turn to our computers.  Need an advanced degree?  We turn to our computers.
Need anything?  We turn to our computers.
While we have instant access to the information we seek, we lack the ability … (22 comments)

scottsdale realtor: New Home in an Old Favorite! New McCormick Ranch listing! - 02/22/08 09:33 PM
McCormick Ranch has long been one of the premier master planned communities in Scottsdale, if not all of Arizona.  Famous for its miles of greenbelts, walking paths, parks and lakes, the neighborhood amenities and location are unrivaled.  With the majority of houses in McCormick Ranch having been built in the 1970s and early 1980s, however, many buyers are left with a choice: buy an older property to remodel in an ideal location, or forsake location and amenities to purchase a newer property elsewhere.
What if I told you that you didn't have to make this choice?
I am proud to present to you that rarest … (10 comments)

scottsdale realtor: Why Move to Scottsdale, Arizona? - 01/29/08 11:55 AM
Despite an uneasy Real Estate market at large, the mass exodus from other parts of the country to sunny Scottsdale, Arizona continues unabated. Having swapped the title of fastest growing population back and forth with Nevada over the last several years, Arizona welcomed a net gain of 173,066 residents from July 1, 2006 - July 1, 2007.  While lagging Nevada's rate of growth by .1% for this period (2.8 versus 2.9%), Arizona added over 100,000 more total residents than its northern neighbor.  *
Scottsdale's population has grown from 202,705 in 2000 (US Census) to an estimated 240,410 in 2007.
So what exactly … (30 comments)
