The median price for the week was $185,000 which was up $100 from the week before.
For the year there have been 259 closings with a median price of $161,900 compared to last years 248 and median of $163,000.
There were 15 new listings last week with 8 below the median price.
By the numbers the totals for the year will be close and the median price will remain about the same.

It just got my curiosity of how many homes there were in the Rochester, New York area over $1,000,000!
There are at the moment in Monroe, Wayne, Ontario and Orleans Counties ten homes for sale starting at $1,150,000 and a high of $1,6695,000 and an average of $1,386,900.
There are also four in pending averaging $1,330,750.
Eleven have been sold since the first of the year with an average price of $1,107,990.
There also were from the first of the year 119 that expired and have not been relisted or sold.
I know what I will be doing tomorrow!

Received a call from the appraiser that he would like to meet me Monday at noon to appraise 5776 Montain Ash Drive Farmington Ny 14425.
This is a USDA loan.
While this is not a hindrance he wants the group that did the rehab of the property to write what they did to rehab the property because they only paid X$$$$$$ for it. Why should it make a difference as to what they paid for it and he also commented the comps support the sale price.

So far for the month a total of fifteen homes have been sold with an average price of $160,200.
Compared to a year ago sales volume has increased 7.3% while average sales have decreased 1.2%.
Overall for the Monroe County area sales voume is up 33% and average price has increased 2%.

New ork State has decided that because of unresolved health issues and the supposed dubious econmic benefits that fracking will not be done. They have decided there have not been enough studies done and the because of this the risks were unacceptable.
In the past few years there was a peaked interest in buying acreage that still had the mineral rights available!
Personally the acreage that I had sold never made it to closing as someone had sold the mineral rights years ago and no one knew who had the rights.
