realtor: Zig Ziglar's Timeless Words on Our Profession - 12/03/12 06:35 AM
Most of us in the sales profession were shocked last week (November 28, 2012) to learn that a motivaional hero, and one of the world's most preeminent anecdotalists passed away at the age of 86 after battling Pneumonia.
As a young man trying to make his way in this profession, I became discouraged and was about to give up altogether. A fellow salesperson suggested that I purchase some sales and motivation instructional recordings and listen to them in my car as I was driving to my sales calls. Supposing I had nothing to loose, I set it in my mind to … (9 comments)

realtor: How Hard Can You Get Hit and Get Back Up! - 11/29/12 11:32 PM
The sixth installment of the Rocky franchise starring Sylvester Stallone hit theaters in 2006 entitled simply "Rocky Balboa." Many thought that a movie about a now sexagenarian Balboa (Stallone) who gets a shot to fight again against the current heavyweight champion to be far-fetched at best. The movie surprised most naysayers upon its release providing movie goers with an uplifting message about life, struggles and love.
In the scene below, Rocky's son confronts him about excepting an exhibition match against outspoken champ Mason "The Line" Dixon (Antonio Tarver).  His son asks his father to get out of the limelight and allow him … (4 comments)

realtor: Don't Ever Let Anyone Tell You You Can't Do Something! - 11/28/12 12:55 AM
I love the movie "The Pursuit of Happyness." It's a movie based on a true story staring Will Smith who plays investment stategist extraordinnaire Chris Gardner whose well-documented struggle to become a world renoun bond trader included being a homeless single dad with a young son.
Smith played the role extremely well. The scene below is about Gardner (Smith) telling his son not to have hopes about being a professional basketball player.  Gardner quickly realizes his mistake in discouraging his son, and gives one of the most inspirational speaches in recent movie history.
The Theme? "Don't ever let anyone tell you … (11 comments)

realtor: Blogging About Personal Client Info - 10/09/10 02:16 PM
I read blogs on Active Rain quite frequently.  As I described in a previous post, I subscribe to many blogs I find interesting.  In reading numerous blogs daily, I learn a lot about the daily lives of Realtors and their clients.  Some times I learn too much.
I often read blog posts by realtors who walk a thin line, and often cross the line completely, when it comes to divulging specific client information on their blogs.  As Realotrs, there is some information that we must keep private and cannot legally disclose.  This is a fact we are all aware of, but sometimes, when … (49 comments)

realtor: Voice Mail is the New Receptionist - 09/27/10 09:40 AM
I'd like to make a radical statement to all who read this.  Clients don't want a prompt return phone call...
They want us to PICK UP THE PHONE!

The Art of Answering:
Don't get me wrong.  Clients do need to have some boundaries as do other professionals with whom we deal on a daily basis.  There's nothing wrong with setting times that you will not be available.  With that said, we need to pick up our phone.
I call hundreds of Realtors each month.  There is one sure fire way to tell the producers from those who are either part time, … (0 comments)

realtor: It's Pronounced Realtor (Ree*uhl- tor) - 09/21/10 03:09 AM
What does it say about our profession when the majority of its practitioners do not, or cannot, pronounce the name of the profession correctly?
I'm a recruiter, so I call hundreds of agents per week.  As is the state of our business in the modern era, the vast majority of those calls end up reaching voicemail (that's a commentary for another time).  I've yet to perform a proper statistical analysis, but even without formal investigation, I believe I can accurately conclude that our profession is mispronounced in the vast majority of those voicemail messages.
We are not "reel - uh - tors" who … (4 comments)

realtor: As a Realtor, What Do You Make Per Hour? - 05/10/10 09:19 AM
What Do You Pay Yourself Per Hour:I am of the firm belief that an agent needs to log all of the hours she spends doing real estate.  Include time showing homes, writing letters, waiting for appraisals, and any other real estate task.  Then the agent should get a copy of her schedule C and write down her "Net Taxable Income."  That number is different than commission earned.  Net Taxable Income is the amount left over after cost of doing business items like marketing and Real Estate Dues.
Once an agent knows her Net Taxable Income, she can analyze how productive she … (6 comments)

realtor: Was the Home Buyer Tax Credit a Huge Waste of Money? - 05/06/10 04:25 AM
OK.  Take a deep breath.  The Home Buyer Tax Credit extension has expired.  Now what?
Many Realtors (and our association) argued vehemently that the tax credit was crucial to the housing recovery.    My contention is that the housing tax credit was a huge waste of money and did not come close to offering the gain in the housing market that it should have for what was spent. Moreover, we can't afford it.
Consider the following chart from the congressional budget office.  Notice that 60% of our tax dollars pay for three programs.

60% of the money we spend goes to … (3 comments)

realtor: Is MLS a Monopoly That Should Be Broken Up? - 04/26/10 04:43 AM
As Realtors® we simply accept MLS as a part of life.  For that matter, the association is part of our day to day business as well.  Brokers are required to join, and are strong armed into requiring their agents to join.
Don't get me wrong.  I think the association plays a valuable role; although, I don't think it is a role that can only be filled by them.  Currently membership in a local association affiliated with the National Association of Realtors® is required for MLS access.  Furthermore, once a candidate becomes a licensed agent and able to sell anywhere in the … (21 comments)

realtor: Part-Time Agents - Whadaya Gonna Do? - 04/23/10 02:42 AM
"This is my mom's house" the agent said proudly.  "I grew up in this house, so I can tell you anything you want to know."
Perplexed, I asked, "Oh, I'm sorry but I didn't see that you were related to the seller on the MLS sheet."
"Well, I didn't want people the people in my office to know it is my moms home" she unwittingly retorted.
"You should ask your broker about that.  You are required to disclose that relationship," I said.
After a couple of seconds of silence, the agent asked, "So, what time to do you want to come … (8 comments)

realtor: Does Your Split Really Matter? - 04/21/10 02:45 AM
I'm a Realtor® and a manager for my office.  Part of my job is to recruit, hire and train new agents.  When I sit to interview an agent, one of the first questions I'm asked is, "what's your split?"
Being diligent, I review the past years performance of every agent I interview.  It astounds me to hear this question asked of someone who sold a total of $800,000 worth of property last year.  There are many more important questions to ask.
Before I give that list of questions I feel are the most important, I will reveal a very interesting fact … (5 comments)
