Our market, here in Laguna West-Lakeside, Elk Grove is still on a roll.  House prices have risen dramatically in the last year and there is not much supply.

Recently, the Sacramento Bee featured Nextdoor.com in an article.  It sounded like a great site to me.  Only neighbors that live in a given neighborhood can connect and discuss local, neighborhood specific topics.  For example, I recently lost my mischievous cat, Marley.  He was a great cat, a champion mouser and full of fun.  He was named after Bob Marley because he liked to Stir It Up.  I would have loved to be able to go to network of my neighbors and post about him for any possible sightings.  There are so many other reasons to connect; contractor recommendations, restaurant suggestions, … (0 comments)

lakeside: Laguna West-Lakeside Summer Update and Elk Grove - 06/28/12 12:21 PM
     I knew we had a short supply of homes in the Laguna West-Lakeside area, but we are getting seriously low.  Using our Sacramento Multiple Listing Service data, I found that we have a .7 month supply of homes for sale in the 95758 area.  That is low.  For a little perspective, a three month supply of homes for sale is generally considered the marker between a buyer's and seller's market.  So given that this is a market with so many distressed sales, is this a buyer's or seller's market?  The MLS sales data shows a slight uptick in sales price, but the average … (1 comments)

     One fall I took pictures of the Laguna West-Lakeside and the Stonelake areas of Elk Grove and thought it would be fun to take a look at spring in the neighborhood.  Fall has always been my favorite, but when the Fruitless Pears are in bloom, it can be spectacular.  This year there was not much rain so the trees looked beautiful.  I would expect to see these trees in Narnia, not Lakeside.

     What defines the Laguna West-Lakeside market right now?  A lack of supply.  I have been surprised by the rapid change going on here.  I have shown several houses lately and have had to wait in line several times.  It is becoming quite common.  One of my agent friends joked that showing a home was like going to a block party.
     There are 20 homes for sale in the Laguna West-Lakeside area as of today.  Nine of those homes are short sales.  There are 32 homes that are short sale contingent and another 28 homes that are pending.  In the month of March, 20 homes sold so we … (1 comments)

4/11-8/11 $104 to $109 up 4.8% (4 months) 8/10-8/11 $115 to $109 down 5.2% (12 months) As you can see, our market has been down over the last 12 months, but has risen some in the last four months.  We have also seen our inventory shrink from 2.8 months to 1.9 months in the last four months.  Inventory has been low for the last few months, especially in the $100,000-$200,000 price range.  It has made for a very competitive market for buyers.  It is common to have multiple offers … (0 comments)

lakeside: Creative Uses for Garage Door Openers! - 07/18/11 09:18 PM
     I was showing houses today and, believe it or not, I walked by this without even noticing the very creative use of a garage door opener the first time through.
 
     Now it maybe just a bit unsightly, but imagine yourself eating a Hungry Man TV Dinner when the doorbell rings.  Just press the opener button and yell, "Come on in!"  You have all the bases covered!  You may want to consider this the next time you have an old opener laying around.  Waste not, want not.
     It really was a pretty good way to start my Monday.

lakeside: Laguna West-Lakeside Fall Colors, Not Bad for the West Coast - 12/02/10 07:15 PM

This is the main entrance to Lakeside in November.  Spring is nice, but I love the fall.  The designer picked some great looking trees for the area.  The predominant tree in the area is the fruitless pear.  It is the vibrant red tree in the center of the picture.  The Maple, Oak, Fruitless Plum, Crepe Myrtle and, my favorite, the Chinese Pistache tree are just some of the trees featured in our community.

Our streets are lined with Fruitless Pairs.  This is one particularly nice stretch of Maritime Drive and very close to my families home.  In the spring, these … (2 comments)
