Market Slice! Montpelier Homes in the $150,000-$200,000 Range

There is a lot of interest in homes for sale in Montpelier in this price range, and for obvious reasons. This is affordable, you're still likely to get quality, and, at this price range, these properties are great for first time buyers.

But there's a catch. Buyers are unlikely going to get that price in an "A" neighborhood. Very rarely does something come up in that range in College Hill, or The Meadows. In fact of the twelve sales in the past 12 months between $150,000 and $200,000 each of them were on the other side of Winooski River. Here's a link to those 12 sales.

And let me be clear--there is nothing wrong with that side of town. They're just not what most would consider walking distance to downtown.

As of today (April 18, 2013), there are nine homes for sale in Montpelier between $150,000 and $200,000, and several of them are in walking distance to town. Here's a link to those nine houses. The latest, 285 Elm Street is absolutely adorable, and it's right on the North Branch River.      Another is 491 North Street is just drenched in sunlight, and it has two bedrooms. For people looking for a larger home and to still be in town, there's 202 Barre Street.

For anyone looking for a Montpelier home in that affordable, first-time buyer range, the selection is limited...and you may not get everything you want. You'll get a good house in a good neighborhood, and that's not a bad deal.
