New Listings in Montpelier, Barre, Northfield, U32 - 11/29/10 09:25 PM
New Listings in Montpelier, Barre, Northfield, U32 Ok, November maybe isn't the busiest season as far as new listings for homes for sale in Montpelier, Barre, Northfield, and U32. But it's not dead. Homeowners sell when it makes the most sense for them, and that's not going to be April and May for everyone. So, here's a quick list of the area homes for sale in different price ranges. Under $100,000 $100,000-$200,000 $200,000-$300,000 $300,000-$500,000 The majority of the new listings in the Montpelier-Barre real estate market are in the $100,000-$200,000 range, but the market is healthy in that there are properties (1 comments)
Dominating a Caravan? This Shouldn't Happen... - 11/28/10 02:43 PM
The third Tuesday of each month is the Montpelier Agents' Caravan. It's a great chance for new listings (those that have come onto the market within the past month) to get a quick shot of exposure. All of the Realtors in Washington County are invited to attend the caravan, and they usually take just a couple of hours. As a Realtor, and a student of the Montpelier real estate market, it's very important for me to see all the homes for sale in Montpelier. I need to know what they look like, how they feel (even how they smell) so that (3 comments)
Montpelier Fixer Uppers - 11/23/10 11:50 AM
If you're looking to turn over a fixer-upper, location is going to be key. Here are three possible candidates in Montpelier. Location makes resale easier, and in the game of turning properties, minimizing holding time and carrying costs is critical. Montpelier Fixer Uppers The little one on Main Street might be the easiest--it's smaller, needs significant cosmetics, and the location should make for a quicker resale (plus, you're changing its property classification from "project" to "quality first-time buyer candidate"). The bigger one on Main Street feels like it should be a 2 or 3 family. Permit expenses will chew into your return on (0 comments)
Cherry cabinets, carefully selected tile backsplash and accents define the kitchen. In the living room, however, the stunning stone fireplace steals the show. Hey folks, it gets cold in Barre, Vermont. There's nothing like a warm fire to take off the chill, and to add just that much more grace and class to a home.
This Barre Town home for sale also has a real, honest to goodness master bedroom. Not just the "big bedroom". Oh no, you'll find (3 comments)
Halloween Costume Contest Entries - 11/16/10 08:19 AM
You've got to check out these Montpelier area Halloween costumes! The winner will receive a gift certificate to Delish (Montpelier's Sweet Shop), because, you know, by now all the Halloween candy has been eaten anyway. Click here to see the entries I had a blast looking through the costumes that people sent in. The funny thing about Montpelier is that it's not uncommon to see people walking around in costume on any old day. I've seen Superman, fairies, Celtic/Goth, and lots of other costumes. My suggestion for the city motto is: Is it Halloween, or is it just Montpelier?
New Vermont Condo Rules in the Works? - 11/15/10 02:26 PM
Sometimes good ideas have unintended consequences. New condo rules working their way through legislature may be an example. Condos are residences that are individually owned , but have a common ownership interest as well. For example, I own the space including the interior walls, the floor, and the ceiling. But, with all the other owners, we share the roof, the driveway, the exterior, the external utilities, etc. If anything needs to happen with any of those common areas, it is paid for by the condo association. The association's budget comes from association fees (condo fees) that are paid by each owner, usually (0 comments)
Sock Sale in Northfield Vermont - 11/12/10 10:06 AM
Sock Sale in Northfield, VT Vermont is a different place than just about anywhere else in the country. It might be a different time too. Who knows, I love it. But a Cabot Hosiery Sock Sale on Hunters' Widows Weekend? Again, I love it! Saturday marks the beginning of rifle hunting season for deer, and it's a big deal for a lot of families. That's not necessarily unique to Vermont. I grew up in Michigan, and it was always a question whether there would be enough kids in the schools on the first day of hunting season to count as a (3 comments)
Market Commentary-- Montpelier's inventory keeps going down, which, through simple supply and demand is ultimately is going to help stabilize prices. Looking at the Active to Closed ratio (that's properties that have closed in the last 12 months), we're seeing a pretty efficient market. Marshfield and Plainfield had slower sales than one might expect, but the biggest markets in the area are actually doing ok. Point of interest-- See that one sale in Northfield? That was me. I don't mind bragging just a little bit every now and then. Where (0 comments)
$5000 For Buying a House in Barre! - 11/10/10 09:49 PM
$5000 for Buying a House in Barre? Oh, the rumor mill is spinning today. The latest real estate gossip is that Mayor Lauzon of Barre is proposing offering a $5000 incentive for people buying houses in Barre. It's a rumor, so there aren't a lot of details. It sounds as if it may be slightly different than the first time buyers tax credit that the federal government had in place earlier this year. Instead of a tax credit, this would be a $5000 when the property is purchased. As a former financial planner, my advice is always to not let the (0 comments)
New to the Market in Montpelier - 11/10/10 06:29 AM
New to the Market in Montpelier You know you want to know all about the new listings of homes for sale in Montpelier. Well, here you go. In the last 30 days, there have been six new listings, covering a wide range of property type. Even within these six listings, there are condos, modestly priced homes, single family homes, and upper end homes. I've long said that Montpelier has one of everything...this is just another data point for that theory. Vacant Homes in Montpelier - 11/09/10 06:07 AM
Vacant Homes in Montpelier In addition to taking every precaution to make sure that there isn't a freeze up, there's something else to look into if your home is going to be vacant for any extended period of time-insurance. Homeowners' policies do their underwriting (I suppose that's what it is...)based on the notion that someone's actually going to be living in the house. Someone will know if the heat shuts off, or if there's a fire, or if the roof leaks, etc. And, presumably, that someone will take care of the problem before it gets bigger. But, if you have a (1 comments)
Montpelier Homes in the Winter - 11/04/10 06:14 AM
Montpelier Homes in the Winter It's a known fact that some houses are kept vacant during the winter. Sometimes people have second homes elsewhere, sometimes they've bought their next home and already moved, sometimes people are just on vacation. Remember that it doesn't take long for a freeze up to happen. And if it does, it can be very expensive. Here are a couple of tips for preventing a freeze up in a vacant home in Montpelier or anywhere: •1. Double check with your fuel provider that you're on automatic delivery, or schedule a delivery before you leave. •2. Get a (1 comments)
Costume Contest...Update - 11/02/10 09:55 PM
Oh, man, there are some good costumes in this year's contest. Does it make me a bad dad if I don't pick my own kids as the winners? I have to say that I'm leaning toward the Troll Brothers at this point. Realizing that everyone was probably very caught up in the excitement of election day, I've extended the deadline for submissions to Wednesday. Hey, Active Rain peeps-go ahead and send your costume pics in as well. Why not? The worst that could happen is that you could win the prize, and have to donate it. You could donate it to (0 comments)
Murray Hill Condos--I Have Buyers! - 11/02/10 06:34 AM
Attention Murray Hill Condo Owners-I have buyers!! To anyone living in any phase of Murray Hill in Montpelier, I have buyers who are interested in living there. Currently there are 16 condos for sale in Montpelier, but none in Murray Hill (including Cityside). Ok, technically there is one. And I had an offer on it, but then the seller up and pulled it off the market. So, it's still listed as "active" on the MLS, but, practically speaking, it's not. There are a couple other Montpelier condo associations that have a little more inventory right now. Freedom Drive and Independence both (0 comments)
Vermont's a small state. Central Vermont (Montpelier, Barre, Northfield, U-32) really is a lively and transparent community. We all know someone in common, and I wanted to expand this transparency to a professional real estate oriented community website.
