Ok, November maybe isn't the busiest season as far as new listings for homes for sale in Montpelier, Barre, Northfield, and U32.  But it's not dead.  Homeowners sell when it makes the most sense for them, and that's not going to be April and May for everyone.
So, here's a quick list of the area homes for sale in different price ranges.

$200,000-$300,000
$300,000-$500,000

The third Tuesday of each month is the Montpelier Agents' Caravan.  It's a great chance for new listings (those that have come onto the market within the past month) to get a quick shot of exposure.  All of the Realtors in Washington County are invited to attend the caravan, and they usually take just a couple of hours.

I had a blast looking through the costumes that people sent in.  The funny thing about Montpelier is that it's not uncommon to see people walking around in costume on any old day.  I've seen Superman, fairies, Celtic/Goth, and lots of other costumes. 
My suggestion for the city motto is:  Is it Halloween, or is it just Montpelier?

Sometimes good ideas have unintended consequences.  New condo rules working their way through legislature may be an example.
Condos are residences that are individually owned , but have a common ownership interest as well.  For example, I own the space including the interior walls, the floor, and the ceiling.  But, with all the other owners, we share the roof, the driveway, the exterior, the external utilities, etc.  If anything needs to happen with any of those common areas, it is paid for by the condo association.

Vermont is a different place than just about anywhere else in the country.  It might be a different time too.  Who knows, I love it.  But a Cabot Hosiery Sock Sale on Hunters' Widows Weekend?  Again, I love it!

Market Commentary-- Montpelier's inventory keeps going down, which, through simple supply and demand is ultimately is going to help stabilize prices.  Looking at the Active to Closed ratio (that's properties that have closed in the last 12 months), we're seeing a pretty efficient market.  Marshfield and Plainfield had slower sales than one might expect, but the biggest markets in the area are actually doing ok.

$5000 for Buying a House in Barre?
Oh, the rumor mill is spinning today.  The latest real estate gossip is that Mayor Lauzon of Barre is proposing offering a $5000 incentive for people buying houses in Barre.  It's a rumor, so there aren't a lot of details.   It sounds as if it may be slightly different than the first time buyers tax credit that the federal government had in place earlier this year.
Instead of a tax credit, this would be a $5000 when the property is purchased.

You know you want to know all about the new listings of homes for sale in Montpelier.  Well, here you go.  In the last 30 days, there have been six new listings, covering a wide range of property type.  Even within these six listings, there are condos, modestly priced homes, single family homes, and upper end homes.  I've long said that Montpelier has one of everything...this is just another data point for that theory.

In addition to taking every precaution to make sure that there isn't a freeze up, there's something else to look into if your home is going to be vacant for any extended period of time-insurance.
Homeowners' policies do their underwriting (I suppose that's what it is...)based on the notion that someone's actually going to be living in the house.  Someone will know if the heat shuts off, or if there's a fire, or if the roof leaks, etc.  And, presumably, that someone will take care of the problem before it gets bigger.

It's a known fact that some houses are kept vacant during the winter.  Sometimes people have second homes elsewhere, sometimes they've bought their next home and already moved, sometimes people are just on vacation.

Attention Murray Hill Condo Owners-I have buyers!!
To anyone living in any phase of Murray Hill in Montpelier, I have buyers who are interested in living there.  Currently there are 16 condos for sale in Montpelier, but none in Murray Hill (including Cityside).  Ok, technically there is one.  And I had an offer on it, but then the seller up and pulled it off the market.  So, it's still listed as "active" on the MLS, but, practically speaking, it's not.
