Just thought I'd share some information about the local market. I was perusing the list price vs. sale price numbers in my local city of Riverside and I think it shows a telling story. I recall back between 2012 and 2013 that homes were selling in 4 to 5 days after being placed on the market. Multiple offers were the norm and the sales price typically landed several thousand over the original listed price. Freddie Mac recently released it’s PMMS, the Primary Mortgage Market Survey stating that the average fixed rates for mortgages remained fairly steady. That’s only 3.4% which means that 96% of homes for sale are not selling. It also means we have roughly a 29 month supply of inventory. Currently, there are nearly double the number of homes for sale then there were three years ago at the height of the market. And that does not include the new homes available. Supply and demand is going crazy and not in a good way. Obviously, when supply is up and demand is low, then prices drop accordingly. And that’s what we see in the Riverside, Corona, Moreno Valley and the rest of the Inland Empire. Experts believe foreclosures are expected to increase at least 25% this coming year. Would it be alright if I take a moment to vent? I just need to rant a little and get something off my chest. I’m very frustrated and the banks are driving me crazy! In the 90’s I dealt with numerous foreclosures and closed tons of short sales. Now that short sales have come back around, I have tried unsuccessfully to close several. One such listing sold at the Trustees Sale to an outside investor for $30,000 less than the offer I had presented the bank only 45 days earlier. The local Inland Empire Real Estate market is increasingly becoming more, and more difficult. New home sales fell 37.2% in September and 33% of buyers actually ended up canceling their transaction before closing.
