rachel lamar: Adios to the HVCC? - 11/01/09 03:10 AM
Did all the complaining work? It appears that the controversial Home Valuation Code of Conduct (HVCC)–an appraisal system that was the brainchild of Fannie Mae and Freddie Mac and caused much aggravation amongst Realtors, home buyers and sellers, mortgage brokers and appraisers–may be thrown out the window.
The House Financial Services Committee approved a bipartisan amendment last week that would terminate the Code and replace it with a new set of rules and creation of a new Consumer Financial Protection Agency. The new rules would apparently not be as confining upon appraisers, a problem that caused many property appraisals to come … (6 comments)

rachel lamar: Lessons in Humility - 10/22/09 07:17 AM
With the crazy economic challenges of the last few years many people have begun to question the way they live their lives. This may take shape in the way we spend our money, what things we buy or decide to go without, the trips we take and what forms of entertainment we seek. Vanity has taken a back seat to humility in America, and you can certainly feel it.
A wise man recently told me of the "Hedonic Treadmill," a term that can be used to explain the roots of the current economic situation. He said that on this treadmill the … (0 comments)

rachel lamar: Will Option ARM Resets Negatively Effect the Housing Market? - 09/25/09 07:00 AM
Are we in for a national crisis with option ARMs  resetting in the next several years, or it is all just a bunch of baloney?Option ARMs were the most popular types of mortgage product between 2003 and 2006, as they provided many borrowers who otherwise would be unable to afford a home with a chance to purchase. Offering low “teaser” mortgage rates for a fixed time (usually 5 years), interest rates were scheduled to readjust some time in the future.  Many of these loans were pay option ARMs, giving borrowers the ability to choose how much they wanted to pay each … (0 comments)

rachel lamar: Short Sale Hell - 08/04/09 05:36 AM
What seems to be the problem with short sales these days? It seems that they are getting harder rather than easier.
Over the last several days I have spoken with numerous agents who have short sale listings. The general consensus is that the lenders are not responding to offers, give conflicting information when the agents call, and buyers are more frustrated than ever. This is crazy! With the government financial incentives and all the qualified buyers out there, along with the slack in inventory and the supposed huge cache of properties lenders have in their portfolios, why would a lender WANT … (0 comments)

rachel lamar: Market May Benefit From Foreclosures/REOs - 07/19/09 07:16 AM
The next several years will be interesting time in housing markets across the country, to say the least, but they may bring good news.
First, let’s get the dismal statistics out of the way. As of right now there are over 850,000 homeowners in California who are delinquent on their mortgages (or an estimated one in five homeowners, according to Zillow.com). Although the number of bank owned (REO) properties has declined over the last six months, according to RealtyTrac, only about 1/3 of the delinquent homeowners have received notices of foreclosure. Banks and other lenders currently own  millions of properties nation-wide … (0 comments)

rachel lamar: You May Have Money Waiting for You! - 06/30/09 10:17 AM
Have you checked the State of California’s Unclaimed Property website lately? If not, what are you waiting for? You may have money with your name on it waiting for you.
The State of California is required to post unclaimed property–property and money–on their website. Many people do not know about this.
About two weeks ago my mother called me and told me that I had unclaimed property registered under my name on the website. I had no idea this site existed and logged in to claim my property. I also looked up many family members and discovered quite a few had … (0 comments)

rachel lamar: Another Change in Laws to Help Struggling Homeowners - 05/24/09 11:54 AM
This past week the Obama administration signed into law changes to the current Help for Homeowners Program (H4H) in order to actually help more homeowners. The H4H program meant well but was not in fact assisting anyone (there was only ONE documented case of assistance in the months since it’s inception, with the preliminary targeted goal of assisting 400,000 families).
The new law, Helping Families Save Their Homes Act of 2009, streamlines how HUD will support thousands of homeless support programs across America. The main crux of this new program is to provide MORE incentives to both homeowners and lenders to … (0 comments)
