The lower priced homes, relatively speaking, in Santa Barbara are selling, often with multiple offers.  This can probably be attributed to the availability of financing programs up to $725,000.  As most people have heard, lenders are reluctant to offer financing if it is not a loan that cannot be easily sold to Fannie Mae.  There are products that allow for higher loan amounts but the guidelines and down payment requirements are very restrictive.  Hopefully, the market for these loans will expand soon.
