Here we are in May of 2013 and the Kona real estate market has finally heated up. Even the doom and gloomers that were predicting another huge wave of foreclosures have quietly conceded, for now anyway. Well priced homes in Kona are selling in one day wth multiple offers. Real estate professionals are having a hard time finding properties for their clients because of the recent trend of low inventory and cash buyers looking for homes. I rode my bike to Kailua Bay to go for a swim this weekend and saw that they were having outrigger canoe races. Outrigger canoe clubs are very popular out here in Hawaii. Just about any coastal town has a club and on occasion they all get together and compete. Outrigger canoes have always been an important part of Hawaiian culture. For over a thousand years in Hawaii, they were the fastest mode of transportation available. Having the fastest and strongest team has always been a source of pride in a community. Many of the homes in the Keauhou Estates are situated on the mauka golf course of the Kona Country Club, with spectacular ocean views. These custom built homes are close to restaurants, shopping and beaches yet just a few miles to all of the conveniences of downtown Kailua-Kona. Building height restrictions and view plane corridors ensure, homeowners the preservation of their ocean views. Lot sizes in the Keauhou Estates range from 1/3 to 1/2 acre. I just reviewed the Kona real estate market data as of March 2012 and it looks very similar to last year at this point. The North Kona District saw 56 single family homes sold in the first three months of 2012 compared to 58 homes sold during the same period in 2011. Land sales are also looking very similar to last year with 8 transactions year to date compared to 7 in 2011. There has been a slight slow down in condo sales with 44 units sold so far in 2012 (2 comments)

Peaman 2012 Race Calendar is Set Kona residents and visitors looking for a fun way to get out and exercise have plenty of choices. If you want to mix in some friendly competition, try the Peaman races. Named after founder and chief organizer Sean "Peaman" Pagett, these free races are for all age groups and levels of fitness. The events usually consist of either a sprint triathlon, biathlon or run and they start at the Kailua Pier. The distances are always manageable with swims ranging from 1/4 mile to 3/4 mile, runs are usually 2 to 3 miles and bike distances (3 comments)
Mahaiula Beach is located within the Keha Kai State Park about 8 miles North of Kailua-Kona. The access road off of Hwy 11 is between mile markers 88 and 89. The 1.5 mile road is unpaved and full bumps and potholes; but it doesn't seem to deter the tourists from taking their rental cars across the desolate looking lava field. Just a short walk from the parking area is a picture perfect tropical cove with plenty of shade and deep sand. The stunning contrast between the desert lava fields and the lush (2 comments)
Everyone wants the best buying opportunity when looking for a home. Are bank owned homes in Kailua-Kona always the best buy? It's important to point out that any home offered for sale must compete with the bank owned and short sale properties. If a home is not priced competitively, it will not sell. Bank owned homes are sold "as is" and most have been neglected. It's not uncommon to see bank owned properties without appliances and in need of costly repairs. A couple hours at White Sands Beach is always a good time. White Sands is located right in town so it's easy to drop in and go for a swim or body surf a few waves. This is Kona's community beach, it's not big but there's always room for everyone. White Sands Beach in Kailua-Kona, Hawaii is always an entertaining place to sit and people watch. Home prices in Kailua-Kona Hawaii, like many other places have seen substantial decreases since the market peak in late 2007. Recent market data in Kailua-Kona, HI has shown prices remaining flat but the number of homes and condominiums sold, increasing. Rather than going into the old "there's never been a better time to buy" pitch, I am going to point to a real estate market niche that is performing extremely well through these difficult times. Kua Bay is one of my favorite Kona Beaches. Located in the Kehaka Kai State Park, in a spectacular setting, Kua Bay is about 10 miles North of Kailua-Kona off of Hwy 11 between mile markers 88 and 89 and surrounded by lava fields. The powdery white sand is soft on the feet and the water is warm, clear and perfect for a refreshing swim. Weekends can be a little crowded but during the week you can almost have the place all to yourself. Bring your mask and fins to snorkel around the (2 comments)
The Kona and South Kohala real estate market is seeing some signs of stability in the most recent statistics. North Kona, which consists primarily of Kailua-Kona saw residential home sales decrease slightly from 34 to 32 home sales when comparing September 2011 with September of 2010. This is a 5.88% decrease in number of homes sold. The median price however, increased 9.11% from $342,500 to $373,694 in Sept 2011. North Kona saw 20 condos sold in September 2011, 3 fewer than Sept. 2010, a 13.04% decrease. The median price increased from $190,400 to (1 comments)
The Pualani Estates subdivision in Kailua-Kona is one of the newest neighborhoods in the area. Built by developer D.R. Horton in phases going up the hillside above the Kuakini Highway; these homes are considered modestly priced for the area. The Pualani Estates offers 8 floor plans from 1,141 to 2,500 square feet with lot sizes ranging from 5,000 to 7,500 square feet. The neighborhood features a park with baseball diamond, soccer field and play stations for the kids. This family friendly neighborhood has sidewalks, streetlights and underground utilities. The Iolani subdivision in Kailua-Kona is known for its upscale homes and panoramic ocean and Kailua Bay Views. Kailua-Kona developer Maryl, built out a portion of the neighborhood with single family homes called The Courtyards at Iolani in the early to mid 2000's. These popular single level, luxury homes have courtyards with pergolas at the entrances, tile roofs, open floorplans, cathedral ceilings and pocket doors opening to covered lanais on 1/2 acre lots. Built adjacent to each other by Towne LLC on a picturesque hillside overlooking the Kona Coast, the Alii Heights and Alii Heights Mauka are among Kailua-Kona's most popular neighborhoods. Home sizes range from around 1,600 to over 2,200 square feet and feature vaulted ceilings, stucco exteriors, covered lanais and guys,......3 car garages! The Kahakai Estates gated subdivision in Kailua-Kona is one of the most beautiful neighborhoods in the area. This master planned, award winning community was developed by Stanford Carr LLC in a spectacular hillside setting over looking the Kona Coast. Driving through the gates you are greeted by 180 degree ocean views, tree lined streets with art deco street lamps and meandering sidewalks. This truly is one of my favorite neighborhoods in Kailua-Kona, not only because I own a home here, but the experience of living in the Kahakai Estates has been wonderful. (2 comments)
