Realtor incentives and bonuses is an "old tool" used by real estate agents to promote their listings and reward buyers and agents. When a seller hires an agent they expect the agent will try to get maximum exposure for the house. The seller might be willing to give a bonus to the selling agent in order to get more traffic to the listing; however this does not mean that the agent should "steer traffic" away from other homes that a buyer may want to see.

Ultimately the home is going to sell at or near fair market value, regardless of what incentives are being offered by the seller, lender, or real estate agent.

Incentives and Bonuses are marketing tools which help generate exposure and traffic. The exposure will bring about more potential buyers, and more potential buyers can mean a faster sale even though not necessarily at a higher price. The "faster" sale translates into money in hand sooner than later, which is the goal of the seller and listing agent.
