Are you looking for a quality new home in one of Newport Beach's water front communities? Lido Isle was developed starting in 1928 so new homes are rare but the Isle has such lasting value as a water front neighborhood that builders continue to invest in buildiing new homes. Recently one of Southern California's finest custom builders, Rutter Development, built a new home here on Lido Isle.
Rutter has a 75-year history in new home construction and in an effort to keep their excellent contractors employed have begun building a few custom homes when lots can be found. They have built … (0 comments)

This is a follow up to a recent post about Lido Isle in Newport Beach. I spoke about the water front homes and the challenges of selling homes on interior lots. We all know water front lots sell for a premium; but how large is it?
This is a brief case study of sales price trends between on water and interior homes. If you are a buyer, it will give you some perspective on the market, if you are a realtor, it may provide some assistance with pricing or working with apprasors.

Newport Beach, Rich in History - Modern by Design

Newport Beach has always attracted people with its beauty. The photo in this post is from 1908; it shows the Balboa Pavilion, the Big Red Car (the train line that linked Newport Beach to Los Angeles) and some of the tent cabins that were the original residences.

The Balboa Pavilion was a marketing center for promoting Newport Beach. In Newport's rowdy days it brought in thousands of visitors to listen to  big bands; others were attracted by bathing beauty contests. Living conditions were let us say, were "adequate" - if … (0 comments)

Travel to the end of Ocean Boulevard  at the intersection of Poppy Avenue and look for free street parking. Above the beach you will enjoy breathtaking views of the Ocean. On a clear day you can see Catalina Island – 25 miles away.
From the overlook walk down the paved pathway to the beach. On the way you will see a … (10 comments)

Dogs in Newport Beach – Love to Walk

My shetland sheep dog, Johnnie Walker, is only eight years but already has arthritis. He loves to go for a walk but his walks are slow and after about one and  a half miles, he gives us that look and just stops.
The average human walks at a rate of between 3 and 4 miles an hour. When we walk with Johnnie, we average between 1.3 and 1.5 miles per hour. I don’t know how to remove the “sniff factor” but most of this is his arthritis. As a result of his … (0 comments)

robert deane: Newport Beach Has Dog Friendly Beaches – But Limited Hours - 08/03/12 10:33 AM
All the beaches of Newport Beach allow dogs on leashes but the hours are limited. Dogs have access to the beaches before 10:00 Am and after 4:30 PM. That leaves the middle of the day for people only.
I spoke to my Shetland Sheep Dog, Johnnie Walker about this and he said the dogs lobbied hard for these hours – it is a commonly known fact that the middle of the day is reserved forMad Dogs and Englishmen, who go out into the mid-day sun. Better to be taking a nap at home in the heat of the day – after … (0 comments)

The Real Cost of HOA and Mello Roos Fees in Newport Beach Two sides on the Bay. From one of Newport's oldest neighborhoods, to its newest. Why should you should consider an older neighborhood? A very considerable savings in HOA and Mello-Roos fees - plus larger lots and a more architecturally diverse neighborhood.  I live in the Bay Crest area of Newport Beach, a neighborhood I value for many reasons. It is on of our oldest neighborhoods and is located on the West side of Newport's Back Bay, about as far as you can get from Newport Beach's newest neighborhood, the … (2 comments)

"Technology has changed how home buyers behave, how they search for properties, the kind of information sources they utilize, and ultimately who they choose to represent them. robert deane: People are Moving to California, Orange County is a Major Destination - 07/30/12 05:11 AM

Orange County welcomes new residents from across the Nation. As you can see in the blue lines in the map below, people from the Great Lake states and North East are a strong source of migrants to the County. While Orange County’s out migration has exceeded in-migration in 2007 and 2008, it began to reverse in 2009 and that trend is now being see in California as a whole.

Buyer Representation  Agreement
Real Estate transactions in today's real estate market are, if anything, more complicated than ever before. While many factors favor homebuyers such as low interest rates and lower prices, others do not. Among the new challenges are working out mortgages with banks, dealing with appraisers, and negotiating the purchase of short sale homes. In addition, in an ever changing market, an agent must provide buyers with a solid knowledge of market trends. Knowledge critical to making an informed decision.
