Opened in 2006 AKHS is one of the newest high schools in the Charlotte-Mecklenburg Schools system. Always be present when a buyer's home inspector is making a home inspection. Recently, I had a Charlotte, NC contract sale fall through when the inspector told the prospective buyer and selling agent that he thought there might be toxic black mold in the crawl space. This was enough to frighten the buyers who had a new baby.
The Owners had the inside air professionally tested and there were no indications of any mold or spores present. The Indoor Air Quality (IAQ) was perfect, but that didn't seem to matter.
Of course, after further testing it was determined it was not black mold! But the damage had been done, and the buyers found enough repairs to withdraw from the contract. The message is always be present to monitor the inspection and hear what the inspector is telling the prospective buyer(s) and others present. ("Loose lips sink ships")
The best advice is to hire a professional inspector to conduct your own testing before the home is listed so all problems can be addressed prior to any contract. Mold and mildew are huge hot spots that can worry buyers and spoil a sale.
