California Home Buyer Alert! Due to the lack of inventory in today's marketplace. Many real estate agents are convincing their buyers to submit offers with no contingencies in place. I, as a REALTOR, believe that we have a responsibility to protect our clients, and I consider this a very dangerous tactic for a buyer to use due to the increased risk factor to them. Heading into 2020, it was clear that our economy was slowing down and that we were in the early stages of a recession. We could also see that the housing market, over the past year, was displaying signs that it too was slowing down, appreciation wise, though the figures on sales volume and appreciation continued to say otherwise. The data from February relating to REO properties is that locally, we had a large increase in the number of foreclosures. Los Angeles reported 368 properties taken back from their previous owner and if you are interested, Riverside County had 529 properties taken by the lender. The good news for some homeowners is that due to the COVID-19 scenario, many lenders have suspended their foreclosure proceedings. During the first quarter of this year, the number of bank-owned homes for sale in Los Angeles County was averaging right around 60 units. As we entered the 2nd quarter this number came down to 35 units per month. As of August, the number of foreclosures for sale in Los Angeles County hit 84 units which we have not seen in a while.
